Desert mornings in La Quinta have a quality all their own - golden light spilling across the mountains, the air still cool before the day settles in. This PGA West townhome gives you the space to slow down and be present, whether that`s lingering over coffee at the island, gathering around the fire pit as the peaks fade to silhouette, or challenging each other to a putting green showdown before dinner hits the grill.


Living spaces
The main living area is anchored by a large sectional and a 75` smart TV - an easy place to gather after a long day or settle into a slow morning. When the group needs room to spread out, the upstairs game loft delivers: foosball table, board games, a second 75` TV, and open views of the surrounding mountains. A dedicated workspace with desk and chair keeps remote work manageable, and a small play area gives younger guests their own corner of the home.


Sleeping arrangements
Three bedrooms sleep up to 8 guests comfortably. The downstairs primary suite features a Cal King bed, a 65` smart TV, and an en-suite bathroom with dual sinks and a walk-in shower. Upstairs, the second bedroom offers a Cal King bed and a 50` smart TV. The third bedroom includes a Queen bed and a 32` smart TV. A SoundAsleep Dream Series Queen air mattress is available for additional sleeping flexibility.


Kitchen & dining
The kitchen is built for group cooking - an oversized island, quartz countertops, and a full suite of appliances including refrigerator, stove, oven, microwave, dishwasher, and blender. A Keurig coffee machine handles morning coffee, and the kitchen is stocked with cooking basics, dishes, wine glasses, and barbecue utensils. The dining table seats six, with extra seating at the island for overflow and casual meals.


Outdoor space
The private backyard is set up for easy outdoor living. Interlocking pavers, patio seating, an outdoor dining area, and a gas BBQ grill make it a natural extension of the home. A 3-hole putting green offers a low-key afternoon activity, and the fire pit is the place to be once the desert air cools down after sunset.


Community amenities
As part of the Signature community at PGA West, you`ll have access to a shared pool, shared hot tub (available all year), and a fitness center. These are steps from the front door and included with your stay.


Location
The Empire Polo Grounds are under 4 miles away - convenient for Coachella, Stagecoach, or a casual visit. Old Town La Quinta, the Indian Wells Tennis Garden, and some of the valley`s best golf courses are all nearby. Highway 111 and the I-10 connect you to Palm Springs, the wider Coachella Valley, and easy shopping and dining throughout the region.


What`s included
The home includes Wifi, Ethernet connection, air conditioning, central heating, washer, free dryer, iron, extra pillows and blankets, a crib and Pack `n Play travel crib (available upon request), and a full set of bathroom essentials. Self check-in is via keypad. Free parking on premises and free street parking are both available. Safety features include exterior security cameras on property, a Ring Doorbell at the front walkway, smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit. Pets are welcome.
Good to know
This is a pet-friendly home - well-behaved, non-shedding hypoallergenic dogs of 25 lbs or under will be considered at an additional fee (no cats). Self check-in is via keypad, with a unique code issued per reservation. Check-in is after 4:00 PM and check-out is by 11:00 AM; early check-in and late check-out may be available at no extra charge, subject to availability. Mid-stay cleaning is available for an additional fee. Please note that the HOA has noise limit requirements in place.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
