Sleeping arrangements
The home accommodates up to 8 guests across 3 bedrooms with 5 beds and 2.5 baths. Bed linens, extra pillows and blankets, and room-darkening shades are provided for restful nights. Clothing storage includes a walk-in closet, closet, and dresser to keep longer stays organized.


Living spaces & comfort
Central air conditioning and central heating keep the home comfortable through every season, with ceiling fans adding extra airflow. The living area comes equipped with a TV and Ethernet connection, along with WiFi and a dedicated workspace in a common space - a thoughtful setup for guests balancing travel with work. An in-unit washer and dryer add practicality for multi-night stays, and all essentials are provided.


Kitchen & dining
The fully equipped kitchen gives you everything needed to prepare meals at home - refrigerator, freezer, stove, oven, microwave, dishwasher, and a dining table for shared meals. Cooking basics, dishes and silverware, a hot water kettle, toaster, blender, wine glasses, baking sheet, and a drip coffee maker with coffee are all on hand. The layout flows easily between cooking and dining, making group mealtimes effortless.


Outdoor living
The fully fenced private backyard is where the home truly comes alive. Outdoor furniture and an outdoor dining area create space for leisurely meals outside, while the fire pit becomes a natural gathering point as the desert evening cools. A gas BBQ grill with barbecue utensils is ready for casual cookouts, and a private patio or balcony extends your outdoor options further.

A private connecting gate provides direct access to the Stadium Course Clubhouse and Ernie`s Bar & Grill - a rare perk that keeps dining and the course energy close at hand. Guests also enjoy access to a shared outdoor heated pool available year-round (open 7:00 AM - 8:00 PM), a shared hot tub available year-round (open 7:00 AM - 10:00 PM), and a shared gym nearby.



Parking, access & pets
Arrival is easy with self check-in via keypad and a private entrance. Two free driveway parking spaces are available on premises, with additional free street parking nearby. The home is pet-friendly, and a Pack `n play/Travel crib is available upon request for families with young children.

Practical details
Self check-in via keypad makes arrival straightforward. Two free driveway parking spaces and free street parking are available. The home is pet-friendly, and a Pack `n play/Travel crib can be arranged upon request. Note that exterior security cameras are present on the property, including a front door Ring camera and a camera above the garage facing the street.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
