The Space:

Enjoy a comfortable stay in this spacious 5-bedroom, 3-bathroom home. It's designed with a modern touch and comes with everything you need for a great stay, including a fully equipped kitchen and large living areas for hanging out. Plus, there's beautiful pool area where you can spend time w/ friends. Whether you're here for a family event or a weekend with friends, this place has everything you need to feel right at home for a week.

Pool Heater Disclaimer:



If you would like to use the pool heater, please request it at least 48 hours in advance so we can make the proper arrangements. The pool heater is available only from October through February and carries an additional charge of $50 per day.



Please note that a pool heater will not heat the water to hot-tub temperatures. The final water temperature depends on the outdoor weather conditions and may only rise to a certain level.



Parking: We want to be as respectful to the neighborhood as possible, 4 car max no street parking.

Jacksonville Beach is a vibrant beachfront community located in Duval County, Florida. It is situated on a barrier island just east of Jacksonville, and is home to miles of beautiful white sand beaches and clear blue ocean waters.



The Jacksonville Beach neighborhood is known for its laid-back, beachy vibe and active outdoor lifestyle. There are plenty of opportunities for outdoor recreation, including surfing, swimming, paddleboarding, kayaking, and fishing. The area also boasts several parks and nature preserves, including Cradle Creek Preserve and Gonzales Park, where you can hike, bike, and explore the local flora and fauna.



In addition to its natural beauty, Jacksonville Beach is also a thriving cultural hub, with a lively arts and music scene. There are plenty of galleries, theaters, and live music venues, including the Players by the Sea Theater and the Seawalk Music Festival.



Foodies will love the wide variety of dining options available in the Jacksonville Beach neighborhood. From seafood shacks and casual beach bars to upscale waterfront restaurants, there is something for every palate and budget.

Refund Policy



A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.



General Guidelines



●Pets: A pet fee of $100 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.

●Garage Access: Not permitted due to liability. If applicable, garage doors must stay closed.

●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.

Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.

●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.

●Trash: Dispose of all trash in outside bins before departure.

●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.

●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.

●Windows: Keep windows closed for security.

●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.

●Storage Closet: Keep this area closed and locked.

●Consumables: Leftover items are at your discretion; freshness is not guaranteed.

●Furniture: Do not rearrange.

●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.

●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.

●Illegal Activities: Will result in immediate eviction.

●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.



POOL & HOT TUB RULES



●Use at Your Own Risk: By using the hot tub and/or pool, guests acknowledge and agree that they are using these amenities at their own risk.

●Supervision: For safety reasons, children under the age of 16 must be supervised at all times while using the hot tub or pool.

●Health & Safety: Guests should not use the hot tub or pool if they are under the influence of alcohol or drugs. Please shower before entering the hot tub or pool to maintain cleanliness.

●Cleanliness: Please ensure that no oils, lotions, or soaps are brought into the hot tub or pool. This helps maintain the quality of the water for all guests.

●Proper Use: For your safety, please follow all posted guidelines and do not engage in risky behavior in the pool or hot tub (e.g., diving, rough play).

●Damage: Any damage to the pool or hot tub caused by misuse will be charged to the guest.



●Pool Heater Disclaimer: If you would like to use the pool heater, please request it at least 24 hours in advance to allow proper arrangements. The pool heater is available ONLY between October and February. There is an additional charge of $50 per day for heating the pool. Please note, a pool heater does not make the water as hot as a hot tub. The temperature will only rise to a certain level depending on the outdoor temperature.



Hot Tub Access Notice: The hot tub is available for request between 8 AM–8 PM daily with a 4-hour run time and requires remote activation by our team. Please allow at least 1 hour's notice for use. Due to app limitations, the hot tub cannot be turned on instantly or outside of these hours.



Hot Tub Request Hours: Available daily from 8:00 AM – 8:00 PM only

How to Use:

1. Send a message via Airbnb or SMS requesting activation

2. Please give at least 1 hour's notice before you plan to use it

3. Our team will coordinate with the owner to turn it on remotely, and once on, the hot tub will run for 4 hours.

Note: The hot tub cannot be turned on outside of these hours or on demand due to access limitations. We appreciate your patience and planning in advance for the best experience!
