Features three bedrooms, a large living room, a kitchen with basic cooking supplies including coffee maker and ground coffee, dining space and a large bathroom with separate shower and soaking tub, basic toiletries and blow dryer.

Baby/Toddler gear including Pack n Play, toys, highchair, bibs, toddler plates, and baby bath.

To ensure your stay meets expectations, PLEASE READ the following:
*NO Smoking or fire of ANY kind inside OR outside due to wildfires and permit requirements. This includes the street as neighbors actively monitor and report.
*AWD is highly recommended Nov-May
*A smart thermostat is shared with the upstairs unit. Fans and space heaters are provided for each room and temperature sensors are throughout to monitor and control temperature, we are happy to adjust central hear if needed!
* Animals of any kind are not permitted. We understand the value of service animals, but due to allergies please leave furry friends at home.
*There are stairs leading to the entrance.
*Occupancy limit is enforced at all times, please be sure your guest count is accurate. We cannot have more than 5 people on site due to permit regulations.
*Outdoor space is limited to the balcony outside the living room which offers beautiful sunrise views. There is a small koi pond on the property. Please respect fencing and supervise children when outdoors.

*This is not a suitable space for loud parties or late night gatherings as the unit is in a quiet residential neighborhood and we want to keep our neighbors happy :)

*You may hear occasional noise from upstairs as this is a basement apartment and young kids live upstairs. Quiet hours are respected and efforts have been made to mitigate noise travel. We also provide noise machines in each room

Please note to protect our permit we impose fines for policy violations.
* Cancellation policy applies to all nights, if you need to modify your reservation please do so within the cancellation window.
*Unauthorized late check-out results in a $75/hr fee. Late checkout or early check-in may be available if requested in advance for $25/hr over one hour to compensate cleaner.
* Unauthorized guest fee or smoking is $400/day. We appreciate your compliance with these very important rules to ensure no issues with our permit.
*For guest and host safety ring cameras are in use outside entrances. Jefferson County permitted rental.
