The open-plan living area is bright and inviting, with a comfortable lounge featuring a TV and a dining table for 8, and a fully equipped kitchen including a microwave and dishwasher. A second sunny lounge with TV provides another space to relax, while the downstairs garage has been converted into a rumpus room with a pool table, lounge, TV, and a single bunk bed, perfect for games and family fun.

Additional conveniences include WiFi, ducted air conditioning throughout, a fully fenced yard, street parking, and laundry facilities with a washing machine and dryer.

Located in the heart of Mollymook, the property is just a short walk to the north end of Mollymook Beach, ideal for swimming, surfing, or water sports. Explore scenic walking trails along the peninsula, go mountain biking, or enjoy a round of golf at the nearby course.
Food lovers are spoilt for choice: the renowned Rick Stein at Bannisters is just up the hill, with Bannisters Pavilion and Gwylo a short walk away. Mollymook Shopping Centre and the Beach Bowling & Recreation Centre are nearby, or head south along the path to the surf club and café.

For day trips, Ulladulla CBD is only 5 minutes away, offering all the amenities of a larger town, or explore the charming historic town of Milton with its antique shops and art galleries.
