We want you to enjoy your stay but please understand your property is located in a residential neighborhood. Please be aware that strict ordinances govern Lake Tahoe vacation rentals. Neighbors are sensitive to noise. Excessive noise or over-occupancy at any time of day could result in guest fines (as well as fines assessed against the homeowner). Failure to observe the NO Party policy will result in eviction. Absolutely no use of the hot tub between 10 PM and 8 AM per ordinance. Quiet hours must be observed from 10 PM till 8 AM but please be aware that excessive noise at any hour could be actionable. Maximum occupancy is enforceable by fines during quiet hours.

Host is communicative and offered flexibility for early check in and late check out. The shower downstairs drains very slow. The WiFi did not work although we tried restarting the router and modem. We tried cooking outside for dinner but the outlet tripped. The binder did not tell us where the circuit breaker is. We were able to locate it outside but it did not work. We did not realize their is a second breaker in the laundry room. Overall, the place is clean and has luxurious features. The movie room downstairs was great for the kids. The bedrooms were great size.

"...an absolutely wonderful time"

...on our 15th year anniversary, we decided to celebrate with immediate family. After searching for some time... as a family, we decide on this location. Upon arrival we were in awe ...the scenic location, the space (with enough sleeping and bathing rooms for all) and the quick access to the fun and beauty we had experienced in previous visits. After the sightseeing, shopping and hiking, the nights in a mildly secluded residence... the darkness and quietness provided well deserved rest. For our anniversary and celebration of our time together... we, as a family had "an absolutely wonderful time." ...this choice would be an easy one to make again.
