This small modern boutique hotel was lovely with a self-serve coffee machine and water available 24/7 in the kitchen. We were greeted by Christiana who was delightful. She is very passionate about her job and goes the extra mile to explain how to get to your chosen destination. The breakfast was simple but tasty. The location of the hotel was within walking distance to many of the major sightseeing landmarks, or to catch a bus or train. Would stay here again.
We booked this hotel months earlier with very little idea about it except for previous reviews. Turned out to be wonderful find: with the acid test of would we stay there again, definitely. Rooms sparklingly clean and staff really helpful. Unpromising exterior and slightly rickety lift to fourth floor where hotel sits. Area safe to walk in and usefully close to main train station (a thankfully downhill walk to hotel). Close to one of the main hop-on, hop-off bus attractions, the Church of St Maria Maggiore, so if taxi driver doesn't know hotel address, just tell them name of church. Not far from Colosseum and biggest bonus of all was unexpected: free international and local calls from room. Also, for fashion fans, outlet shoe shop of hit designer Fausto Santini helpfully round the corner...
We stayed here for three nights in June. Great boutique hotel. Room was very clean and everything was new. Nice breakfast each morning and water, coffee, tea available each afternoon. Highly recommend. Close to Colosseum. Little bit of a walk to some other sights but the staff was always very helpful in calling a taxi if we didn’t want to walk
We loved the room. It was clean, quiet, modern, and the beds were extremely comfortable. The beds were actually the most comfortable beds of the four hotels where we stayed. The location was great, too, since we were only steps away from the main Rome train station and also steps away from a "Big Bus" route bus stop (this was the best of several hop on and hop off bus tour options). The staff were also very helpful. We forgot some money in the hotel safe, and they sent it to us via Western Union after we got home. Finally, the breakfast, which was included, was amazing. We would definitely stay there again.
Very nice find! We booked this hotel last minute after finding out that the Spagna metro stop was closed for construction. The hotel is very close to the Rome Termini station (about 8 min walk). We felt very safe walking in that area at night. It is just far enough away from the train station. There is a sign on the building, but it’s small. Look for the gold buttons on the white and peach building. If it wasn’t for the people coming out if the opening in the large blue door, we would have missed the entrance. The room is new and clean! Very refreshing. The breakfast buffet has the perfect amount of variety with plenty to choose from no matter your diet preference. And this is even when we had to eat breakfast early. The hot food was served later, but we did not feel that we missed out. Check-in and check-out was very smooth. Just know that the tourist tax per person is collected on arrival, cash only. We highly recommend this hotel!
We stayed four nights (over Easter Weekend) at Princeps Boutique Hotel. The room was very comfortable, perfectly clean, and well supplied. The staff were, without exception, helpful and gracious. The hotel is an easy walk from Termini, and also only a few minutes walk from the Forum.
We spent 3 nights at the Princips Boutique Hotel and give it top marks. The hotel is only 20 rooms, in a recently renovated flooor of an historic building adjacent to the Basilica of Santa Maria Maggiore. Wonderful location (5 minutes to the train station for trains or subways, 15 minutes to the Colosseum or Trevi Fountain, taxi stand 100 yards away. We found the staff to be very helpful with restaurant suggestions and reservations. If you are looking for a lovely boutique hotel in central Rome, this is a great choice!
This is a tiny hotel, only 20 rooms all in one floor. A real "boutique" :). Staff is really nice and helpful. When realizing we came there for a birthday celebration I got huge flowers bouquet and a bottle of good wine. Wonderful location and very good breakfast. A minute walk from the great Via Urbana and close to Termini- you'll have a great stay.
My Wife and I have just returned from a 4 night break staying at the Princeps hotel.We really enjoyed our stay,the hotel on the 4th floor of the building is clean modern and well equipped.Our room was fairly small,but well proportioned and well designed.We were glad of the complimentary drinks on our arrival waiting in the fridge.The hotel is very conveniently situated with a wide choice of restaurants within a few minutes walk.The staff were friendly and helpful at all times.The breakfast buffet was wide ranging and plentiful with lovely cakes and pastries,cereals,fruits and hot options.My only concern was that the air conditioning wasn't working(still on heat setting) and the room was warm at night.I realise that I could have opened a window but I didn't want to let outside noise in.This being said,we would definitely stay at the Princeps again as it has so much in its favour.
From the moment we walked in the door we felt welcome and at home. This is truly a boutique hotel. My wife and I are in Italy celebrating our 25th anniversary and this was the perfect place to start. We arrived into Rome after an overnight flight and they were very accommodating as the prepared our room. We were able to relax and enjoy breakfast while we waited. At each point in our trip they were very helpful, especially Christiana at the front desk. Every staff member we met greeted us with a smile and very warm regards. The setting is on the 4th (5th) floor of a building overlooking the piazza. We were booked into room 402 for our 3 nights here. Perfect room for our needs, plenty of space, and an incredible view. The room was stocked with drinks and snacks that were complimentary as a welcome gift. Room was nicely appointed with good sheets, comfortable beds and plenty of towels and amenities. The breakfast each day was wonderful and we always left for the day feeling full. The hotel is situated in an ideal place that is very easy to access all of the sights. We walked to everything, colosseum, Trevi Fountain, Borghese Gallery, Forum, Palatine Hill with no problem at all. We did take the metro to Vatican City, which is also easy because you are 4 blocks to the south of Termini station. Plenty of excellent restaurants nearby and a wonderful gelato place on block to the south east of the hotel. I would absolutely stay here again. Thank you PBH for a wonderful experience.
