The staff were very friendly and helpful. We were given complementary drinks and snacks on arrival. They helped explain transport and kindly gave us directions to many different locations. Room facilities are very good, WiFi was strong. We were able to choose what drink we wanted for breakfast and was able to enjoy our breakfast on their beautiful terrace that has a fantastic view . The B&B was located 10 minutes away from the colosseum which was very convenient! I highly recommend this B&B!!!

Me and my partner visited Rome for three days ans stayed here and we was surprised on how well maintained and friendly the staff was npt to mwntion how close to every thing was, i would highly recomend staying here and would stay here again, well worth the price.

Just returned from a weekend in Rome with my husband. We had a great stay here for 2 nights. Giovanni sent a message on WhatsApp the day before we arrived with some directions and was there to greet us on arrival, he gave us a map and lots of tips of where to go in Rome as well as some recommendations for restaurants nearby. There were also balloons and wine in the room as we were there to celebrate my birthday which was a nice touch. During our stay if we needed any advice on getting around etc we only needed to send a message and we would get an instant response which was brilliant. The room itself was a good size, clean and the decor was pretty well maintained. It had a code operated safe deposit box. There was air con/heat which worked well and the WiFi was good. There was a fridge in the room with complimentary water and also a kettle with tea/coffee (although no milk but we told to ask for anything we were missing). There was a tv which had satellite channels but only managed to find a couple of English speaking news channels as many channels weren’t subscribed to, we didn’t go to Rome to watch tv though so this wasn’t an issue! The bathroom was small but nicely decorated, we thought there was no hot water the first time we had a shower but it just needed to run for 2-3 minutes then it would turn hot. The bed was comfy and we slept well, tram was quite noisy from outside but doesn’t run all night so not a problem. Breakfast was served in the room at the time of our choosing. The weather was warm one morning so we could sit on the terrace to eat. Croissant and coffee were very nice, also had yoghurt, biscuits and a fruit pot. Would have been nice to have something that wasn’t sweet like bread and butter but it was adequate and started the day off well. On our last day we were able to our our luggage in a locker and were given keys so we could return when we were ready and just pop the keys in a box when we were done. This was really helpful and much appreciated! Location was good, we walked to a lot of places but was also easy to access tram, bus and metro from here. The entrance is hidden away but we had a photo so we knew what to look out for, once you go up the stairs it feels a lot more tranquil than from outside on the busy street. We would recommend, it is nice to stay somewhere with a personal touch where the owners look after you. Thank you :-)

I recently came back to Rome for other 2 nights before flying back home.... We decide for Le Terrazze di San Giovanni for the position, close to the area of the Colosseum (a part we didn't see last time). The place is really nice, newly renovated, modern and cozy.... Lucia welcomed us upon arrival with a special e presso and 2 pastries (really nice from her). We got a free upgrade in a bigger room (number 3) with a direct access on a Beautiful terrace, where you can go whenever you want to enjoy also breakfast (that can be served directly in the room, anuly chance you are a little bit lazy. Lucia the helped us giving directions and proposing really good restaurants in the neighborhood. We will definitely suggest this place to our friends... Thank you Lucia!

Le terrazze di San Giovanni was a great find. Nestled off a busy street and close to the tram to get you to al the tourist sites. The guesthouse had a lovely terrace to relax in the evening. The rooms were very clean and well maintained with tea and coffee facilities and breakfast was was a bonus (and lovely). The owners greeted us on arrival and were always available to our needs - they made us feel very welcome - they brought. lovely personal touch to our stay! Would stay here again - much better value and better facilities than a large chain hotel!

This was a decent hotel with clean and spacious rooms (even by US standards, although the bathroom and shower were very small). The staff was very helpful. The continental breakfast was very good. The front desk is only open for a few hours a day but the staff can meet you earlier if given advance notice. A word of warning - the hotel is not marked on the street and there is a decent set of stairs to climb with no elevator (a potential problem if you have heavy luggage). The neighborhood is just fair (in terms of safety and convenience) but it is one mile walking distance to the Colosseum and Roman Forum.

My husband and I stayed here for 3 nights when we visited Rome for the first time. It’s a lovely place to stay, conveniently located for the colosseum (maybe a 10-15min walk). The room was clean, we had enough space and the bed was comfy enough. Breakfast was served to our room in the morning which was lovely. I would definitely return here again.

We visited Rome in March to celebrate my birthday and chose this place mainly for the location. Also the pictures and reviews seemed good for our purposes as our plan was never to spend too much time at the hotel anyways. Few days prior to our arrival we received a WhatsApp message from the hotel enquiring our arrival time. We also got detailed directions how to get to the hotel the easiest way which was a really nice touch. We took a bus from the airport and continued by train from termini station - only two stops - and few minute walk to the hotel. Directions came handy as you can't really easily spot the hotel. We were welcomed by lovely staff members and told that our room was ready. We also got a map and some tips. We were asked what time we'd like to have our breakfast in the mornings as this was brought to our room every day- they don't have restaurant facilities but there is a nice terrace where you can have your breakfast if the weather allows. Breakfast included coffees, juice, yogurt and some delicious pastries which were different every day. Our room had all the facilities you need and bed was comfortable. We also had a access to the roof top terrace straight from our room! Room was cleaned every day and and in general we didn't have any issues with the hotel services. Location was great - only 10-15 min stroll to Colosseum and other attractions. Closest train station is about 5 min walk away and takes you easily anywhere you need to go in Rome! Tram line runs just on the same street as the hotel which gives you even more options to get around in Rome. Would happily return to this little hotel!

We spent three nights here on New Year's Eve and the hotel was ideal per location. The landlady was very nice and helpful. The room was large and spacious, especially the toilet was very tidy and the furnishings of the entire space was modern and very nice.

Loved this charming bed & breakfast! My daughter (27 years old) and I stayed here for five days after being in Spain for a month. I was skeptical when the taxi dropped us off in front of the need...the rooms, while small, are spectacular (nicely appointed, clean) and the staff friendly, efficient! The roof top terrace is awesome with views of the city worthy of a professional photographer. This was in the summer of 2015. Going to try and book again for this October!
