The worst, no internet, crowd a new construction makes a lot of noises, parking is outside the hot water is not available all the time. We think we will never book again Very expensive and they charge for everything
We just finished our rental stay at Aria Ocean in Unit # 387, a penthouse condo in the north tower (tower 2). The owner did not tell us that there was further construction of a new tower underway about 25 yards north of our rental unit. The owner had only informed us of construction of a tower between towers 1 and 2 far away from our rental unit. It was only the day before our arrival that the owner contacted us by email to inform us of the construction next to our unit. She offered a full refund if we decided to cancel because of the noise. This was wholely inadequate in that we would have been without accomodations in Mexico while trying to secure new lodging before our return home 9 days later.The construction starts at 8:00 AM and ends around 7:00 PM. The construction takes place every day save for Sunday. The worst part of the noise is constant jack-hammering. The construction noise greatly interferred with our stay. Even the property manager for the unit described the noise as "bad". There is also considerabkle dust created by the construction neccessitating a hosing of the 2700 sq ft patio most days. The condo was not ready for our use at the 4:00 PM check-in time as the maids were still doing the laundry, and eventually they left numerous towels damp for us to try to dry thje next day. They told us that the dryer did not function well after many drying loads. It seemed to us that putting 6 extra large beach towels in at one time was more the problem. However, a repair person came the next day to "fix" the dryer.The condo unit itself is large (2600 sq ft) and reasonably furnished. There are many items missing in the kitchen like proper cereal bowls and mixing bowls etc. There is no outdoor dining chairs or table. There was also the constant smell of sewage from each of the 3 shower drains. There are two 6 ft umbrellas that provide reasonable shade but we would have to fold them down from about 4:00 PM onwards due to high winds each day. The internet was very frustrating in that it often took multiple attempts by all users to login and then we were very frequently dropped from the service necessitating further attempts to get back on. Most days each of us felt like giving up on the internet. We do not know if this is a problem with the complex or with this area of Mexico. The construction immediately adjacent to the north side of tower 2 is currently part way through level 4. There will be 9 levels in total, so the nosie will bea serious factor for a long time. Likewise, the construction between the towers away from the beach end has all the concrete poured, but it currently sits completely unfinished otherwise. Rent at your own peril.
This complex was formerly the Acqua Flamingos, but is now the Aria Ocean, and is a complex of private condo units. This unit was really quite nice, and the owner was very easy to deal with. There were a few minor issues, but a repair person came quickly and corrected them. The kitchen was well equipped with lots of glasses and all you might need. There is a great little Weber-Q grill on the balcony. Furniture was comfortable, Canadian satellite TV, beds and pillows were comfortable with nice linens, lots of good towels, including beach and pool towels, beach chairs and umbrella to take to the beach. Generally, a pretty nice unit that was well supplied with all the amenities. It was pleasant, with lots of big sliding patio doors and good air flow from the nice ocean breezes - we never had to use the AC. However, there were a couple of significant things to point out - there is no shade on the two balconies, so from sunrise until mid-afternoon, it was too hot and bright to use either of the balconies. I noticed a lot of balconies had large umbrellas and that would have helped, or pull down shades or awnings. Once the sun moved around in the afternoon, we literally lived out on the balconies, it was just so pleasant just to be out there. The unit does need some significant minor repair and refurbishing done - floor tiles are getting pretty battered, and it needs a major deep cleaning and lots of paint and caulking repairs. All in all, the unit lived up to expectations and we enjoyed our time there. There is an incredible beach out front, and the pools are pretty nice if you aren't a beach person. That being said, the complex itself has a number of negative factors to consider: - the Samba resort is next door, and the noise from the evening (and sometimes during the day) shows was very loud, to the extent that it would drown out our TV. Fortunately, by 9:30 p.m., the shows were over and all was quiet - the tap water is not drinkable, but you can purchase 5 gallon jugs of water at the gate for $35 pesos, inconvenient, but... - the elevators are out of order on a regular basis - the onsite construction of the third building in the complex is annoying - there are no restaurants anywhere close - Bucerias, a 20 minute walk, is the closest place to eat - the staff are good, and it's easy to have them call a taxi. Security is so-so, but generally felt safe and secure. They need to do something about people coming early and leaving towels to "reserve" a pool cabana. We would return, knowing all this, but there are places that are closer to amenities.
We spent 3 weeks dec 13 -2018 to janv 5th 2019. We were in tower 2 north side. They are building a new complex named la Marima and are half way done. The construction start at 7:30 am up to 7:00PM. Sometimes they do concrete with big noisy trucks and pump up to 10PM. If you balcony is on the south side, they also build8ng anither tower. So impossible to avoid noise. Due to construction, It smell swewer in the appartement.
We stayed at this wonderful condo and had the best time ever. 3 great pools to enjoy, located on the beach, easy access to shopping...what more could you ask for. We stayed at #124 and thoroughly enjoyed our time here. Yes there was some construction happening but it really didn't interfere at all. We had the pools to ourselves and my grandsons had tons of fun. Everything was supplied by the owner to make our stay wonderful. Thanks to Susan and Sean for letting us stay at your relaxing condo. Will definitely be going back. This was our first experience on our own and would do this again in a heart beat. We felt very safe and had no concerns while we were there. Morning walks on the beach just as the sun came up were breath taking as well as the beautiful sun sets. I would totally recommend this adventure. We spent 2 weeks late January to early February 2018. The construction of the new tower is ALL day long. It is like having a new roof put on your 1-story house every day plus smell of raw sewage. The influx of new visitors may over-strain facilities and will definitely block the breeze. Yet another construction project is just beginning immediately adjacent and to the north. Tower 3 is under construction here. When we booked there was no mention of this through VRBO, although the owner did disclose this to us. They work from 7:30 to dark, which near 8:00 pm now and between the hammering, jackhammering, dust and dirt, and the smell from the sewer pond, our vacation is ruined. The owner has been trying not help us by contacting the building manager to get them to follow building guidelines, but she refuses to answer emails or phone calls. If you are considering renting here, don’t, for at least another year or more. My wife and I retired this year and booked 3 months to escape a Canadian winter but wish we had known what to expect.
We are currently staying in Acqua Nuevo Vallarta. A few things to consider: it is closer to the pathway to Bucerias, which is a big plus, because Bucerias has a lot of restaurants and nightlife, which Nuevo Vallarta does not have. These are privately owned condos, so keep in mind they will each look differently and have different amenities. Ours was recently redone and we are very pleased with the condo. The pools on the property are beautiful, and there are plentiful lounge chairs around them. Right now workers are building another tower in between the two towers and they are very efficient and noisy. They begin around 7:30 to 8:00am and are working non-stop until just past 6:00pm. Not sure how long it will take for them to finish this 9-story tower, but right now they are framing out floor 3. There is talk of sewer gas and it is accurate. The owner of our unit put in plastic discs over the drains in the showers, and that helps keep the smell away. All in all, it is a reasonably-priced condo in a good location with beautiful grounds. Just don't think it will be incredible. Depends on who owns your condo and what they have done to it in the way of updating.
Acqua is a secure twin tower condo-complex with amazing grounds, three beautiful pools, a magnificent beach, and helpful staff. The condos (1 bedroom studio, 2 bedroom/2 baths apartment, roomier penthouses) are individually owned and rented out directly or through a number of on-line web-sites. You can find short term and long term rentals. We stayed for a month in a 2-bedroom/2bath apt. with 2 terraces, fully-equipped kitchen (very convenient if you like preparing your meals), spacious and clean with all the modern amenities. Our hosts were very responsive to our needs and requests. Acqua is not close to stores, restaurants or other services. If you enjoy walking, a Mega supermarket is about 20 minutes away while the quaint village of Bucerias is about a 25-minute walk. By taxi these locations are 5 or 10 minutes away and cost only about 4-5 dollars.
