LOCATED in the very best neighborhood in Palm Springs and only a short walk to Downtown, this estate is a completely private and serene estate with unobstructed and breath-taking views of the San Jacinto Mountains soaring majestically to the west and south. You will understand immediately why Old Las Palmas (the Beverly Hills of Palm Springs!) remains today, as it was in the past, the neighborhood of celebrities such as Elizabeth Taylor, Alan Ladd, Dinah Shore, Lily Tomlin, Gene Autry, and many more. Indeed, a short evening stroll will take you past the homes of all of these celebrities!













Old Las Palmas is a quiet, well maintained neighborhood close to downtown Palm Springs

Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

Your Starter Kit:
Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products to clean with.
However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:

Vanity travel pack soap, shampoo & lotion
Paper towels
Dishwashing liquid Dishwasher tablets
Trash bags

OPTIONAL:
The Pool is NOT heated.

Optional billable Pool & Garden services available to guests:
Our pools & gardens have fixed dictated service days. For whatever reason that you may want to request an additional service when in residence, then you must email david@modMansions.com requesting your service. We will reach out to the service companies on your behalf and endeavor to secure services depending on their availability. These additional services will be billed to the credit card details held on file.


1. You must be at least 30 years of age to reserve any home with ModMansions. Guest must provide a copy of a valid
government issued photo id.
2. Your reservation will not be accepted or confirmed without providing a valid government issued photo ID and a signed
rental agreement within 36 hours of this reservation request to Jim@ModMansions.com, Owners of this property.
3. Parking: A maximum of 5 cars must be parked in the driveway--no street parking.
4. Check-in is 4 pm and check-out is 10 am.
5. All homes are non-smoking. Smoking inside the properties is a violation of the rental agreement and subject to immediate
forfeiture of any money/deposit.
6. Exterior music of any level and/or amplified exterior sound is prohibited 24/7 by the City of Palm Springs Vacation Rental
Ordinance and your signed rental agreement, resulting in immediate house closure.
7. Our homes are for overnight accommodation only. No Parties or Events permitted
8. Dogs (2 dogs maximum) are welcome at our property with a $200 each non-refundable deposit.
9. The Pool is NOT heated.
However, please let reservations know if you would like to have the Pool heated.
Pool HEAT: Flat rate of $70 per night--three night minimum stay. Contact Mark@ModMansions.com at least 2 days prior to
arrival for this option. Pool is heated from 5am-9pm, to between 80° - 85°

10. Third Party Vendors such as Chefs, Masseuses, etc., need to provide liability insurance certification. Please advise
ModMansions.
11. CANCELLATION POLICY:
30 days prior to scheduled arrival date, you will receive a refund of any advance payments. 14 days prior to scheduled
arrival date will receive a 50% refund.
Between 0 and 13 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.

Special event weekends, holidays (Christmas/NYE/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no
refund will be given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option
of refunding the amount we were able to re-rent it for, up to the prepaid amount.

Rates:
Published rates are based on standard occupancy, do not include Cleaning fees nor a combined 12.5% percent tax which includes City of Palm Springs room tax and a TBID Tax Assessment.

Payment Schedule:
An advance Deposit (50%) is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservations, payment arrangements may be made by contacting us directly.

Utilities - (stays of 28+ nights)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $3,000.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. This is not an additional income source for ModMansions

Swimming Pools:
Our pools are exclusively for humans, NEVER for dogs. Fabulously Fabulous!

Close to the airport, casino, great food options, and shops, this quiet neighborhood home has super comfortable beds, is very sound proof if you keep the doors closed and has everything you need to make your trip relaxing and fun. The refrigerator is a little small if you’re going to cook the whole time you’re there and you have a full house of 12. But they quickly and happily delivered us a huge cooler and did it with a smile. There were 12 of us and we have lots of questions That were cheerfully answered and immediately taken care of. The floaters are a nice addition. We missed outdoor music, but that is a Palm Springs issue not a house issue.

The property is awesome. So roomy and spacious. Check in was easy and communication with owner was spot on. The kitchen was equipped with everything a cook would want. The place was perfect and the location was good. There are no complaints. I would rent this place again in a heartbeat!!

Great getaway home

7 of us stayed at this gorgeous mid century home as part of a family girls weekend. We couldn’t have been more pleased. The neighborhood is attractive and quiet and we felt safe. The property manager met us at checkin to show us around. David was pleasant and efficient and responded promptly to inquiries. The place was spacious and very clean with a well stocked kitchen and a large kitchen table. The beds were comfortable and bathrooms were good. The views out of some of the bedrooms were gorgeous. It truly felt like a vacation home.and we were very relaxed in it and enjoyed our stay there very much. If we would come back I would definitely consider this house again.

Great house, great location, amazing views.

Just spent a long weekend at this great house in Palm Springs. Pool and house were amazing and it has fantastic views of the mountains from both the front and back yards. Loved having King size beds in so many rooms and there is no shortage of bathrooms in this house. Everything was perfect and had no problems at all. Remember it’s still Palm Springs and the noise ordinance outside does affect your vacation but there is nothing the property manager can do about it. All in all this is the perfect house for a vacation in the desert.

This house was an absolute gem! It was able to accommodate a large group with ease and it had everything you could possibly need during your stay. A fully equipped kitchen, W/D and a pool everyone loved! I would definitely stay again. All major areas of interest are a short drive away but far enough from the bustle.

Great stay!

David, the property manager, was very welcoming and easily explained everything. We had one terribly minor, minor, issue and he was there in literal minutes to assist. The house was larger in person, everyone had their own bathroom, there were two dishwashers, two washing machines, and two dryers. We were there during tropical storm Hilary and had no issues whatsoever. Will definitely stay again!

Great property and location

The property was even better in person! Large dining/living room areas made it easy for everyone to spend time together. Kitchen had all of the necessary cooking tools and appliances, bathrooms had all of the essentials... I would recommend bringing your own conditioner since shampoo was only provided. Host was very attentive and detail-oriented, providing lots of info and tips for a comfortable stay.

6 bedrooms with 7 bathrooms are great for a large group. The kitchen, dining, and living room areas work well. The interior design is very Palm Springs style, which we appreciated. The outdoor pool and patio are perfect for the hot days.

Fantastic House

We take a family vacation every year in Palm Springs and this has been the best rental so far. We spent 10 days with our extended family and friends - 12 of us total. The great thing about this house was that there was room for all of us to gather and a massive dining table for meals and games, yet there was plenty of space to spread out with the two living areas. The bedrooms were big, the mattresses and pillows were very comfortable and there was a bath for everyone. The backyard pool and hot tub were the perfect spots for relaxation. Located in one of the best neighborhoods in Palm Springs, it was very quiet and a great place for morning walks to admire all the mid century architecture, plus easy walking distance to shops and restaurants. Well appointed kitchen with everything you need including two dishwashers and four different coffee makers! Communication was excellent and the couple of minor issues we had were resolved immediately. We will be back!

Beautiful Property!

Our group had a lovely time at this Estate! Neighborhood was right in the mountains, and home had a peaceful open space plan. The bedrooms and bathrooms were updated and spacious. Hot tub got hot quick, and pool was pleasant even in December (we added the heating amenity to our stay, well worth it.). We were out and about most of our evenings, but definitely respect the noise ordinances when outside!
