DO NOT TRESPASS
SJRV is not a public recreation area. It is a private neighborhood with mostly full time residents. Lots, fields, and empty land you see are private property.

PONDS AND PICNIC AREA
Follow ALL posted rules. Do not dismiss the posted rules. Fishing in the SJRV ponds are for property owners only.

NO ATVs
Guests are NOT allowed to operate ATV/UTVs in the neighborhood. Do not be confused by residents operating ATVs who are allowed at no greater than 5MPH.

NIGHT AND NOISE
Outdoor lights off and noise down past 9pm.

DRIVE VERY SLOW
The Speed Limit is 5MPH. This helps with the dust, safety and noise.

Being reported for breaking neighborhood rules may lead to a financial penalty.

GENERAL
Check-in after 4:00 PM and check-out by 11:00 AM (unless otherwise arranged).
No parties or events are permitted.
Quiet hours: 10:00 PM – 8:00 AM.
No unauthorized overnight guests. Only the number of guests listed in the reservation are allowed to stay overnight.
No smoking or vaping inside the home. Smoking is permitted only outdoors and away from doors and windows.
No illegal substances or activities at any time.

PETS
Pets are welcome only if approved in advance and with payment of the listed pet fee.
Please keep pets off furniture and beds.
Guests must clean up after their pets indoors and outdoors.

Please treat the home as you would your own.

FEES & DAMAGES
A $1,500 fee will apply for violation of any house rule (including unauthorized guests, smoking indoors, or tampering with safety devices).
Excessive cleaning will result in a $500 fee. This includes, but is not limited to:
Stains on furniture, rugs, or bedding.
Trash left throughout the home or yard.
Dirty dishes left unwashed.
Spills or food left on floors, counters, or furniture.
Pet waste not cleaned up.
Glitter, confetti, or wax residue.
Any condition requiring professional cleaning or odor removal.

Large family had an amazing time.

We brought our senior kids and their cousins to the mountains for their senior trip. This house was a blessing. Everyone had plenty of room. The kitchen had great supplies, and everyone had their own bed. We had an amazing trip because of this house.

Pagosa Springs Christmas Ski Trip

We had a group of 20 family remembers that spread out through both living quarters. We had plenty of space and enjoyed the use of the home. Only downside was the living room common areas were not large enough for us all to be together at the same time, which we knew coming in. Property owner was very responsive and accommodating to our needs. Location, location, location......historically we have stayed at the Wyndham properties on the West side of Pagosa. I would have never dreamed staying approximately 5 miles northeast of Pagosa would be such a great experience. That will be our preference moving forward. Thank you, Timothy for allowing us to use your beautiful home.

The place was nice. Needs a little updating. The master beds were a little hard. It was hot diwnstairs and in the room's. The neighbors dog barked at night so when you had the slider or windows open in the rooms you would wake up. They soaps, toilet paper ect needs to be refilled we didnt have enough of that, we had to buy a lot of that even extra towels. The size of the hous was nice. Kitchen and living rooms were upstairs which was kinda hard going up and down. But overall it was super nice. The cleaning lady came in the middle of our trip and wanted to show another guy around and we said no it was uncomfortable. I thought they were bringing us extra supplies but they just locked it in a closet. The neighborhood was nice. But the house is right off the main road so if you have your window open you here all the traffic at night. Overall it was good.

Great for big families/groups!

We stayed here over Memorial weekend and enjoyed it. Check-in was confusing at first but we were able to figure it out. House was clean and in a good location. Not the best decorated but it has everything you would need (plates, cups, silverware, pots/pans, knives, etc). 2 stories and made up of 2 units (A/B) that is connected with a door, which was nice to be able to walk over to the other side. The listing said 8 bedrooms, 6 bathrooms, and 22 beds which is not accurate. It is really only 6 bedrooms and each unit has 2 full bathrooms (1 upstairs, 1 downstairs) and a 1/2 bathroom (upstairs). Each side also has 2 separate areas where extra beds/bunk beds were suppose to be set-up, but the city made them take it down a week before our trip. (I didn’t know this until we checked in, so it would have been nice to be given a heads up.) Luckily, extra mattresses were in the closet, so we were at least able to pull those out so people can sleep on them. No central cooling, but there are stand-alone a/c units on each side that you can use. Overall, the house was a good size for our group and was what we needed. My only recommendation is to buy extra toilet paper, paper towels, and trash bags. There is a Walmart in town about 15 minutes away.

We thoroughly enjoyed the property. It was the perfect spot in between Pagosa Springs and Wolf Creek Mountain. The split condo worked out great for us so we could have a noisy side and a calmer side through out the trip.

Nice place!

Exactly as described, plenty of room for our large family in a beautiful setting. We setup one of the living areas with our acoustic musical instruments and jammed out. The other living area was set aside for the kids use. We hung out in the yard most evenings, enjoying the mild temps. During the day, we went into Pagosa Springs for the hot springs, dining, and shopping. We went horseback riding and took the narrow gauge train from Durango to Cascade. It was a fantastic vacation!

Overall the stay was good . I have 2 complaints . The listing does not state the house has no A/C. I understand most homes in Colorado do not have it but when it’s 95-96 in the summer the house needs more than the 2 portable cooling units . Secondly the house is advertised as 8 bedrooms .. it is NOT 8 bedrooms . It is 6 bedrooms with 2 open areas that have bunk beds in them . You can’t really call an open area that has no privacy a bedroom . The owner was super nice and was available when we had questions .

Large house but not meant for large groups to spend time together

We managed to make this house work for our week with a large group of friends and family. It was overall very clean and well-stocked. You just can't beat the location and closeness to skiing at Wolf Creek. It is definitely more of a value house. You get what you pay for and won't experience lots of extras, including social space. Although the house is advertised for 24 people, the house does not have an eating or living area designed for all 24 people to be together at once. We had the maximum in our group, 14 adults and 10 children, and had to get very creative to make meal and social time work. The dining areas and kitchens are both very small and the two units are disconnected without access to one another unless you go downstairs across the house and back upstairs. Individually, they could only accommodate about 8-10 at once, cozily. Also, both of the bunk bedrooms are out in the open, leaving very little room for privacy. Sleeping-wise, this house accommodates lots of people, but may not work for you if you are looking for more than that. If you're looking for a cheap place to sleep close to the mountain, this will fit your needs but please be aware of the layout.

First week of ski season

This property has a fantastic location for Wolf Creek ski area. It would be difficult to find a closer rental. The owner is very responsive, and even checking to be sure all is okay. For instance, he read that it was snowing in the area, and texted me to see if the driveway needed to be plowed. I recommend this property!

San Juan River Village June 26-30

We used the property for a family reunion. The sleeping arrangements were fine for the kids. The bunk beds worked great, the cousins all slept in close proximity, and yet the adults were close enough if needed. The bedrooms were more than adequate, some a little larger, some a little smaller. The kitchens were well stocked with everything needed to fix meals, snacks or run by "eatings". The dining areas were small for our large group, but we were able to feed kids first and then adults could take their time at meals. We made full use of both garages. One for adult card games and the other for kids games. Tim was very responsive to any needs we had, appreciated his desire for us to enjoy the property.
