Im pretty sure my booking said ocean view, but when I got there the clerk said my booking was for a standard room, so we had to pay an extra $30. Its an 8 minute walk to the beach. Several cute little shops within walking distance. Rooms were clean.

Great place for a family vacation in Newport. :D

The staff was friendly and very accommodating. :) The toilet could have been cleaned a little more thoroughly, but the rest of the things were great. I would definitely stay at OYO Waves again. :D Oh, the pictures look like you can walk out onto the beach, but you have to walk a couple blocks down the road for beach access.

This is what I saw when I walked into the room. Sun damage curtains that the belong in a dumpster...
The only view out the window is of bird turned its stuck on the glass.

I was in Newport for a family & Friend celebration weekend to launch a law school career and stayed at OYO Waves because it was close to our venue and highly recommended. I was very happy with my large, modern, renovated, light filled room. I had an ocean front room and it was magnificent to be steps away from the ocean! The staff was also friendly and helpful. There was even breakfast included, access to a large fitness facility with swimming pool, hot tub, and dry sauna. I’d definitely stay there again.

Hotel is not the cleanest, and light not even working on the stairs at night from 2nd floor to 3rd floor. Need to do some renovations and clean up this place.

Towels in the room were dirty, the towels were folded and on the rack, but it had black marks all over them. Had to ask for new clean towels from the front office. Also got a call about someone complained about noise coming from our room when we were not even at the hotel while having dinner at the restaurant.

I was unimpressed by the delaminated, water damaged flooring, but the stinky black mold in the bathroom was the real showstopper. It smelled so strongly we kept the door closed and kept the fan on continuously. The shower water pressure was like a firehose, saving me time by both rinsing and brushing my hair at the same time. After my shower I attempted to dry off with an undersized, threadbare towel. I then was able give my family a show they didn’t ask for as I attempted to keep covered in said towel. On the plus side, the bed was clean and they appear to use a lot of bleach. The pool and hot tub were ok, seemed maintained well enough.The staff was super nice, I hope they can convince management to take better care of the property.

Near the ocean

The beds were good, the room was spacious. We could see ocean from our window & sleep with open one. The refrigerator didn't work well. The breakfast was pretty simple, no meat included. Swimming pool is wery small. Emily at the front desk was extremely friendly & helpful.

Thoroughly enjoyed the beautiful ocean view from our 3rd floor window (which opened at both ends so you could hear the ocean day and night and feel the cool ocean breeze! The toilet didn't work very well (water pressure issue?). The young woman in the office was wonderful!

Avoid at all cost

I reserved a room with two queen beds because I had two adults and my niece and nephew, 15 and 16 years old, I needed an elevator because I’m handicapped and they knew that. They oversold the room so when I got there, they did not have one for me and told me that they would give me a room with a king bed. I said I don’t think all four of us can sleep on a king bed. So 45 minutes later, they finally switched the room with somebody on the bottom floor. There was no wheelchair ramps and no way to get in the room with my scooter. There was nothing I can do but have the kids carry my scooter in because it was 7 o’clock at night on a Saturday and there were no rooms anywhere available. The hot tub was hot however there were no jets and no bubbles. The sauna did not work. The bathroom was filthy and had rest all over the floor and was just overall dirty. There were stains on one of the sheets along with hair. The breakfast consisted of Waffles, bagels and cereal. This place is completely rundown and I would avoid it. They charged me $377 for this trash bag.
