Hotel was average at best and in need of a refresh. It is two separate buildings and suites do not have direct access to pool and rooftop. Beaches were close, but the sargassum was bad and the beach was run down. Not much to do near hotel. Downtown Newport is 1/2 mile away and is definitely worth spending time in.

Good location to the beach and one of the entrance for Cliff walk. The room is clean and the staffs are nice. My kids enjoyed the indoor swimming pool. We also loved the dining room on the second floor. It is very helpful for big families.

We stayed in a suite in Building 2, and unfortunately the experience was disappointing. The mattress was extremely uncomfortable—hard as a rock—and easily the worst I’ve ever encountered in a hotel. There were also several maintenance issues in the room. Both of the sun-filter roll-down shades in the bedroom were broken, there was a cracked window, and the shower curtain rod was barely attached, hanging on by just one screw. Another major drawback was the view. The neighboring property appears to be abandoned and is essentially a junkyard, with piles of debris—wood, sinks, toilets, and more—stacked high. While we noticed it when parking, any rooms facing that direction would have a direct and very unpleasant view. Additionally, the indoor pool heater was not working, which was disappointing. Overall, the property has potential, but in its current condition it felt more like an outdated dorm or long-term rental than a well-maintained hotel.

Wonderful location to Eastons Beach! We booked the double king suite, great room!! Was basically a 2 bedroom hotel. Would definitely stay again. We ate breakfast across the street at tickets and it was very good! The check in was easy, comfortable beds and coffee available in the lobbies which is a great touch. Ample parking and I recommend this place I got a good deal

Staff was helpful and quickly changed our room because the heat wasn't working. But beware: someone on our floor was having a loud phone conversation at night and we heard every single word from inside our room. When I looked out in the hallway, there was nobody; they were several doors down inside their room! We called the front desk about the noise and they were helpful, but it was crazy how easily I could hear someone talking in another room several doors down with the door shut.

The rooms were very clean and I liked that the suites had no carpeting and the floors were washed between guests making me feel more comfortable about walking around with no shoes on. I did not like the fact that the only vending option in the suites building was a simple drink machine. Also the pool heater was out of order for most of our stay. Other than that we had a lovely stay.

This hotel is promoted as “Exceptional,” but that couldn’t be further from the truth. The entire experience was incredibly misleading and frustrating from start to finish. From the moment we arrived, things were off, we were even given the wrong room number at check-in, which set the tone for the lack of organization and attention to detail. The property itself looked nothing like the beautiful, well-kept images online. Instead, it was dingy and outdated, feeling more like a run-down dorm than a hotel. It seemed like it had simply been painted over to mask its age, but the condition was still very apparent. The room was equally disappointing, poorly lit with only one light, cheap furniture, and low-quality bedding. The pillows weren’t even proper sleeping pillows; they were literally square throw pillows, which made for an uncomfortable night. To make matters worse, the pool was closed without any prior notice. We later found out it was due to structural issues, which is both concerning and unacceptable. Overall, calling this place “Exceptional” is extremely misleading. This stay was a huge letdown and does not reflect what is being advertised at all.
