Super Nice Beach Place -Large Private Deck- Garage Parking-1 block to beach

The front unit of a duplex, this upstairs unit is an exceptionally clean, open concept, bright and sunny 1 bedroom private apartment located in one of the most desirable areas of the Balboa Peninsula - 35th Street! Just park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, the grocery store and shopping!

This beach property is an ideal getaway for a couple but with air mattresses set up in the living room, allows sleeping for up to 4 people (although 4 adults may find it tight). We also have a Pack n Play available upon request.

The kitchen is compact but has everything you need including beautiful quartz countertops and stainless steel appliances with microwave, gas range, Bosch dishwasher and European style refrigerator.

The bedroom is furnished with a Cal King bed and Tommy Bahama furniture and has tons of built-in cabinetry for storage.

The bathroom is small but has a great shower (no tub). Soap, shampoo, conditioner and other essentials are provided.

There is a large private deck off of the bedroom with a Weber gas BBQ, comfortable swivel rocker chairs, chaise lounge chairs and a gas fire pit for relaxing after a long day at the beach.

This unit does not have air conditioning. It generally cools down very nicely at night so sleeping is comfortable with the ocean breeze. We have a standup fans stored in the hall closet should you feel the need to pull them out.

We also have a 2 bedroom/2 bathroom listing for the back unit on this property - beautifully furnished, cozy gas fireplace, gorgeous kitchen, great bathrooms, roof deck and air conditioning. If you have a larger party or just want more space, you may inquire with us or take a look at #4881260. The back unit can sleep a maximum of 5 people.

General Info:

Garage Parking: You will have use of the left side of the garage and may park 1 car. Although the garage is longer than most, it is narrow (only 18' wide) as many are in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know. The rule is not negotiable.

Linens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided.

Kitchen/Supplies: The kitchen is well supplied with dishes, cookware, silverware, blender, toaster oven, a Keurig coffee maker and many spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have a few K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more! The refrigerator is small but more than adequate. It’s full height but only 24” wide and 24” deep. The freezer is on the bottom section and it does not have an ice maker. There are ice cube trays. If you need to fill a cooler with ice, your best bet is to walk over to the grocery store which is a couple of blocks away and buy a bag.

Living/Dining Area: Bright and comfortably furnished living room with a 50” Roku TV, cable and wifi included. A cozy little electric fireplace can be used with or without the heat feature so you can enjoy the ambience year round. The dining table comfortably seats 4 and there are two bar stools at the kitchen counter bar.

Extra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the "extra stuff" will be available on a first come, first served basis. All amenities, "extra stuff", is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.

Laundry: The washer/dryer in the garage is for your private use. Detergent and dryer sheets are provided.

RULES and RENTAL AGREEMENT:

In order to confirm a reservation made on this site, Guest must (i) sign a rental agreement within 24 hours of making reservation and (ii) your deposit must have been received by VRBO. For final confirmation of the reservation, the entire rental amount must be paid in full.

You must be a minimum of 25 years old to book a vacation rental. The guest who books the reservation must stay at the property for the duration of the rental period and may not book for someone else. Please verify your age as well as the names and ages of all guests on the rental agreement.

This rental is strictly smoke and drug free. Absolutely no smoking of any product (cigarettes, cigars, pipes, cannabis, e-cigarettes, etc) anywhere on the property including the unit itself as well as the deck, sidewalks, driveway and garage.

No parties-No loud music-No loud gatherings of any sort allowed. Our's is not a party rental. Out of respect to our neighbors, quiet hours are from 10PM - 10AM.

Gatherings anywhere on the property are not to exceed a total of 5 people, including renters and their guests/visitors, unless prior approval is provided by owner.

Exterior security cameras run 24/7 and are mounted to record access doors. There are no interior cameras anywhere on the property. Do not tamper with any cameras.

Treat our home with respect - it is truly our home and you are a guest.

No pick-up trucks or large SUVs allowed in the garage.

We strictly enforce all rules and will evict if broken.

Love The Shack

We love this property! We’ve stayed before and would definitely stay again. Pam has everything we could want in a lovely home. Easy walking distance to the beach and Newport nightlife but tucked into a quiet neighborhood. The bikes make it easy to get to The wedge or to Huntington Beach.

We absolutely loved our stay. The property was spotless, beautifully decorated and had everything needed for our ten day stay. Highly recommended. Very comfortable and convenient. Pam is so attentive and responsive. When we thought we had a WIFI problem, she quickly responded and checked in on us taking the time to see if anything needed to be reset. Turned out it was our mistake in unplugging something because we needed an extra outlet. We were welcomed like family with cookies and wine! Will be back to stay.

Perfect. Better than Expected!! Free Cookies!!!

My wife and I came to Newport for a short weekend get away and the The Shack was perfect. Everything was as described in the listing, and Pam even had delicious cookies waiting for us when we arrived. Such a nice touch. I really like cookies. We spent most of our time at the beach, which is just a few steps away. Having access to bikes, beach towels, beach chairs and other supplies was great, too. Oh, and they also had cookies. Chocolate Chip. We rode bikes, jogged on the boardwalk, enjoyed the sunset, tried Malibu Farms restaurant, and Handels ice cream. And though the ice cream was nice, it wasn't as good as the cookies. Thanks, Pam for being such a great host.

Fourth time and still a charm

Light, bright, & close to the beach!!!

We loved our stay here!!!! It is especially AMAZING if your group is lucky enough to book both sides of the duplex. We borrowed games from the 2 BR unit and played them at the dining table in the 1 BR unit! We loved having the windows open to the beach breezes! We also loved having breakfast on our deck off of the bedroom! Bikes, boogie boards, beach chairs, beach umbrella, & a wagon to transport everything to the beach was such a great BONUS!!! And the cookies upon arrival were a delicious & welcoming touch!!! Thanks Pam & Jimmy!!! PS We were super thankful for easy walking access to restaurants & grocery store!

My husband and I came to Newport for our 2 yr anniversary and we couldn’t have picked a more perfect place to stay! Pam and Jimmy are the perfect hosts and the home was immaculate. The location couldn’t have been better for walkability to great food and the beach! The home and garage are very well equipped with everything you need for your stay. If you like clam chowder, you have to try Hook & Anchor (right down the street). Best clam chowder we’ve ever had. We couldn’t have asked for a better location or better hosts!

The Shack is an exceptional property! It was well-stocked with anything you could need, the bed was comfortable, linens and towels were fresh and plentiful, and the location was convenient to everything. Perfect for Two

I can't say how much my wife and I enjoyed staying at "The Shack." Pam and Jim are wonderful hosts and we felt welcome the moment we walked in the door. Check in was super easy, and communication was great. From the well-equipped kitchen to the bikes, beach chairs and coolers in the garage, there wasn't one thing we needed. Plus, Pavillions is a great little grocery store two blocks away, which made eating in a breeze. We traveled to Newport from Pittsburgh, and we will definitely stay there again. Oh, and did I mention it's a one-block walk to the beach. Clean, modern and cozy. We loved it!!!!

Relaxing respite from the real world

Beautiful beach home that truly felt like a home away from home. The home was equipped with speakers, chargers, condiments and silly things you might forget when packing for your vacation. Pam and Jimmy were very hospitable. If you don’t know how to vacation at the beach, they have you covered. We used their beach umbrella and games. It was great fun. They do provide everything, including bicycles for your beach stay.
