Barely a breakfast- a few hard boiled eggs, cheap store bagels, old single serve cereal boxes, 3-4 freezer quiches no coffee or tea. Property is surrounded by bars and a donut shop with loud patrons at all hours. Right outside our window from 11-1 there was a loud busker playing guitar and about 50 people waiting in line for donuts. Then from 2-3 a few cars pulled up to demonstrate their extremely loud stereos playing club music. When we asked the front desk to call the cops and disperse them they wouldn’t saying that more loud people would just come back. When I called Newport Beach police they did come and move the guitar guy along. They didn’t come in time for the car people. You might ask how is this the fault of the property: I’d say their responsible for providing a nights rest if that’s what they’re selling. They need to talk to the donut shop and bars, the police, maybe make a business association to deal with this problem. Maybe the donut shop shouldn’t have a license to be open 24 hours. The worst part is how little the staff cared that we couldn’t sleep. We were in town for a surgery at the nearby Hoag medical facilities and couldn’t sleep the night before. They laughed in the morning saying “ha well sometimes you need a donut at 4 after you’ve been in the bars!” If you want a B&B for a bed or breakfast, this place avoided providing either.

The view from my room was great and that was it.

Great location, you are practically on the beach. if your having a fun drinking weekend with friends and may get a little rowdy this may not be the place for you, it definitely has a bed and breakfast vibe that makes you feel u need to quiet yourself. Other than than that was a great hotel.

Proximity to beach and views are excellent. However, noise is a real issue (the street cleaner passed by 10 times before 6; street noise is noticeable re: pedestrians until 11p). Bed was old/soft. Rooms are tired/dated. Staff is perfectly hospitable and rooms are very clean. Definitely not worth the money.

This was a great place to stay right on the beach. The only recommendation is that you avoid Spring Break. It was noisy all night.

This hotel was in a wonderful location....close to everything! We stayed in room 6. It was spacious and lovely. The only thing that needed improvement were the shutters that face out to the common area. We had several that were broken, which meant people could see into our room. All in all, wonderful. We will stay here again.

Super B&B front Ocean . Staff very gentle , upgrade room front ocean when I reserved other not in front . Correct information about restaurant closest the B&B . Very clean . B&B is positionated above a very good restaurant ( the same owner , I think ... ) 21 Oceanfront . Very very good experience .

Everything was wonderful and relaxing. The only complaint we have was not the hotel's fault. We stayed on a Thursday in February (not near Valentine's Day, so should have been a slow time) and we opted for room #3 with an ocean view because we wanted to leave the windows open and hear the waves at night. Unfortunately, even past 1:30am, the noise from the bar patrons in the area was extremely loud. We are night owls (turning in around 1am) and even with the windows closed, it disturbed our sleep. (When we woke up at 9:30am, everything was very peaceful.) I don't know if there is any noise in the interior rooms or over the patio, but I probably wouldn't select an ocean-view room again.

paying for location; rooms/inn are tired
