Arrived on Saturday afternoon, the valet was full. Took me 3 and a half hours to search for a parking space, left and went to dinner, came back and after 45 minutes of continuous searching and waiting, I got lucky and found a space that cost me 35 dollars a day. The room was very small, tiny, no sitting space, no a/c, noisy area, trash trucks at 7am, loud music and partying all nite! Not a Resort by any means. Not worth the cost at all!!!

The staff at Balboa Inn were remarkable. They were friendly, helpful, and made us feel like we were home. The Inn is in a perfect location and is a beautiful property.
The balboa inn is always a beautiful place to stay and you cannot beat the location. My one complaint would be the noise from the hallways. Having kids scream/run down the hallway at early hours or having a dog bark isn’t what I want to wake up to.

This place was a complete disappointment. First we paid a lot of money for a Courtyard View. If yo stuck your body and head out the window you could see it. Place smelled of mildew. A/C had a bin to collect condenser water inside Room. They offered no other room when we told them of issues so we found somewhere else with no refund due to Orbitz being intermediary. This place is not as advertised from my stand point and I travel frequently with no issues.
Balboa Inn is all about location. It’s just steps from the beach and Balboa Fun Zone. I’ve stayed here before and the location is what has kept me coming back. This time I experienced excellent customer service from everyone, especially Mike. The air went out on our last night and he found us a new room in no time! The last night was much better because it was so much quieter on the third floor. The first two nights it was hard to sleep because of how inconsiderate the guests staying on our floor were…..slamming doors and talking loudly.
The property is located at the heart of Newport Beach. Very nice ,beautiful place,very convenient area and friendly staffs. I really really recommend this place to everybody.
Good for family everything is near food and drinks family oriented and the beauty of the beach

You can not beat the location of this hotel! It’s on the ocean and, walking distance to ferry, Bike rentals next door! We had so much fun on the electric two seater bike! Saw everything in two hours but could have gone longer if we had time! Took an uber to dinner at 21 Ocean then walked home along the boardwalk! Can’t wait to return! Would do it all again! Would definitely return to this property! Staff was great!
The best part of the hotel was the Location to the beach and restaurants.
Definitely pay for location, which is great, the beach is right there. The hotel is older, the people are very nice, but the hotel fees seemed steep for what you got. It was clean, which is important, the breakfast was basic, but decent.
