This hotel is in a great location that's it, Room smells like garbage had bugs in bed roach Rm4312 don't do it didn't get bed changed 3 out of 9 nites.
The size of the room for the price was an excellent value
I like the whole property. One of the downside that really make me don’t want to use this property again is the way going to the parking space. Very limited parking, the head clearance is very low and it’s very hard to get in and out of the parking. If your car/van if big it will be very close to impossible to get in and out parking. I wonder how this property got approval from building permit and fire safety. It’s very unsafe.
3Br, 3Bath Apartment Style Room (4814) assigned to us was very well kept. Very clean and neat. Problem was, this room has a dark secret... IT FLOODS EVERY TIME IT RAINS.. We did not know this until it flooded all 3 of the 3 nights we stayed there, requiring maintenance crew to come in every day to clean it. When asked for compensation, rather than help work out a quality and equitable exchange, they deferred us to Expedia to try to figure out just compensation as the rooms exceeded $200.00 a night but was unsafe to deep sleep for fear of flooding. No other room was ever offered for transfer. Only compensation asked for was a late checkout at end of stay with no late checkout fee. We were charged for late checkout.
I requested for early checking in and they were very nice and accommodating. They even upgraded my room from studio to executive suite.
Luckily I only booked one night and the only reason I did not rate this apart-hotel "terrible" is because I actually did not forgo my reservation. Front desk is overcrowded with poorly trained staff -they took over 15 minutes to check me in even though I was with a fully paid-for reservation- due to argumentation whether "breakfast" was included (which clearly was). "Breakfast" was very poor, extremely FRUGAL (the $2 McDonald breakfast, next door, is far superior), prepared by a lone attendant in the entire restaurant. Simply unbelievable! Even at a very favorable Orbitz rate, I cannot at all describe this place as "good value" (even though I know that many have paid much more for it). However location is good for Robinson Mall (and Malate/Ermita area). Upon reaching my studio, I noticed the floor was not properly sweeped which prompted me to issue this very simple advice to management: Retrain at least half of the reception staff into doing proper housekeeping and restaurant management (as they are utterly useless at the front desk and are probably even harmless in the reception area). That way we may get proper cleanliness and proper management at last.
For the Orbitz special rate I paid this was excellent value, far better than any hotel in that location (Malate/Manila Bay). I wanted to renew so I stay longer but unfortunately the special rate had already expired. I do not have a single complaint, to the contrary, everything seemed better than expected.
The family loved it. But needs improvement by adding bath towels specially face towels. Bathroom floors needs to clean thoroughly because to much dust build up. I suggest scrub the floor and corners or replaced with up to date tiles if necessary. Hotel over all rating ... "Satisfactory". Nice location and building, just need the inside more cleaner specially the bathroom.

The Staff are so helpful but I can see that the hotel has a problem with overbooking. The entrance to the parking is so steep that it is dangerous to go up when it is raining. I like the closeness to Robinson's Shopping Mall and the internet service is outstanding. The swimming pool area needs some face lifts to be presentable and I did not see any gym. Overall it is not bad but there are plenty of areas to be improved.
