Enjoy LA indoor/outdoor living with this modern and spacious sun soaked 3BR/2BTH home located on a quiet street in trendy Studio City but walking distance to many shops and restaurants.
Fully stocked Kitchen, washer, dryer, large TV in LR, central air & heat, high speed Wifi. Newly remodeled home with huge entertainers backyard (BBQ, huge pool & jacuzzi, outdoor furniture) Quiet cul de sac street yet very convenient to Freeway. Restaurants, parks, shops & all that LA has to offer!

~The Space ~
The neighborhood is very peaceful, family friendly and great for morning and/ or afternoon walks. Enjoy the convenience of the 101 freeway nearby without any disturbing traffic noise.

The backyard is our favorite place to drink a cup of coffee in the morning, host bbqs with family and/or friends, take a dip in the refreshing salt water pool, or simply get work done on your laptop. The neighborhood is very quiet, making the backyard a great place to take Zoom meeting calls and anything else WFH related! We have connected a separate router outside in order to enhance high speed wifi speed for past guests, so if this is something you would be interested in please let us know! The interior welcomes in lots of natural sunlight when the drapes and shades are up, yet blackout options in all bedrooms!

Interior:
Washer/Dryer - provided with softener and detergent. Cleaning supplies such as broom, disinfectant sprays, etc.

Newly remodeled kitchen with all appliances (fridge, oven, stove top, dishwasher, kitchen counter space, cabinet space, coffee machines, french press, etc) As well as silverware sets, pots / pans, cutting boards, baking sheets, wooden spoons, plates, bowls, cups, wine glasses, mugs, etc.

Living room area with smart TV (Netflix, HBO Max, Amazon Video, and more), pull out couch & coffee table.

Dining area with dining table. Extra chairs in kitchen.

Bedroom 1: king size bed, 2 side closets, full length mirror, private full bathroom (shower with 2 towels, toilet, hair dryer, first aid kit), access to front entrance (locked and unlocked using keycode box)

Bedroom 2: 2 full size beds, 1 big closet, 3 drawers, full length mirror

Bedroom 3: king size bed, night stands, 3 closets (lots of space), full length mirror, sliding door that leads to backyard, dresser

Bathroom shared between bedroom 2 and 3: shower with hand and shower towels, toilet, hair dryer, curling iron, shampoo, conditioner, extra toilet paper.

Although the first bedroom is technically the master, we used the 3rd as we loved the immediate access to the backyard as well as the natural light that comes in the mornings.

** Premium bedding and mattresses in all rooms!! Blackout custom window treatments to ensure good night sleep and complete privacy!

Exterior:
** Huge backyard with gazebo, large pool, jacuzzi, outdoor dining area, lounge areas, storage. Shaded areas!! We have a fence surrounding the pool that we will gladly put up if you request it!

This is a great space for individuals or small families who respects and enjoys a quiet and peaceful neighborhood.

~ Guest Access ~
** Great location on quiet street yet close to everything including Ventura blvd, Universal Studios, and many restaurants and grocery stores.
Easy drive / uber to Rodeo Drive, Downtown L.A, Hollywood, Santa Monica, Venice Beach, Hikes & More. Walking distance to public transportation.

**Hiking trails a short drive away such as Fryman Canyon and Runyon (trendy amongst LA locals) and endless fitness studios for all types of exercise on Ventura Blvd (if you are looking for any recommendations, please message us!)

**Whole Foods, Hugos Tacos, Hugos Restaurant, Monster Thai Cuisine, Gino's Pizza, Sushi Sazanami, Chevron, and Shell are all a short walk away.
**Rite Aid, Starbucks and El Polo Loco are about a 20 min walk away.
**Ventura blvd = 25 min walk or 5 min drive away and has lots and lots of shops, restaurants and stores. The closest spots to the house is Philz Coffee, Starbucks, Five Guys, Ralphs, Iroha Sushi (absolutely delicious & infatuation approved), Sharkeys, Sweetgreen, Susie Cakes, Il Trem, etc.
**The closest exit to the house is Coldwater Canyon off the 101 freeway.
**Pinz Bowling = 30 minute walk or 7 min drive.
**Fryman Canyon, a popular hiking trail = 10 min drive.
**Universal Studios = 10 minutes away driving.
**The Hollywood Bowl = 15 min drive away.

The house comes with private driveway that can fit 2 cars, depending on the size.
The street is reserved for permit parking, so there are always plenty of spots. Please read the signs, but 2 hour parking is permitted during select hours to non-permit holders. Please be cautious of this as parking enforcement comes around frequently.

~ Other Details ~
The home is situated one block away from the famous Coldwater Canyon Blvd on a quiet street where people walk their dogs and enjoy strolling the streets. The beauty of this space is you get a peaceful and quiet street while also being walking distance to lots of awesome coffee shops, restaurants, shops, grocery stores and many outdoor activities / fitness studios. Many celebrities call this area home because of its well known restaurants, accessibility to Hollywood and Universal Studios.

This is a family friendly one story home filled with character, natural light and lots of good vibes!! Plenty of indoor and outdoor seating, Smart TV with any and all your favorite apps such as Netflix, HBO Max, Disney+, and Hulu!

Fully stocked and newly renovated kitchen with a large stainless steel fridge, Nespresso machine in addition to a French press, variety of teas and electric kettle for the mornings. Plenty of cooking utensils, spices, and dishware is provided to ensure that you can make a nice home cooked meal should you choose. Dishwasher, Professional rangetop and oven are a chefs dream! Adjustable dining table found in the kitchen, as well as a large family friendly dining table in dining room.

This space is perfect for families, small groups of friends or business professionals looking for a peaceful and quiet area to enjoy LA and be close to everything it has to offer!
