As with almost all Japanese hotels, the place was spotless, the staff helpful and friendly. Location was great with a short walk to the Hakata station. It is located in a quiet area as it's across a small river. Shops require 2-3 blocks walk. You need to get to the Hakata station area to be more lively. The only warning I give to potential customers is that the room is on the small side. We booked a Basic room. I think we should have booked a Deluxe room instead for more space. With the Basic room, and two people staying it in, it was REALLY cramped. You can only open one luggage at a time and you had to store the air purifier underneath the bed to gain that extra room. We did get a view of the train tracks and that was a treat if you are a train fan. Lots of trains to watch and photograph.

This place is okay. The staff are great, but the building kind smells like cigarettes in the lobby, and everything is yellow, but in decor and light from aging. The room was fine, but the walls are thin, I heard a guest on one side playing with his kid, and on the other side I heard someone watching porn, which was a real unfortunate soundscape. Put in earplugs, fixed the problem. All in all, it’s okay, but it’s just okay. I’ve been to far worse spots.

Hotel Third Place Hakata is a neat and friendly hotel. The property is clean, but is a bit far from the station. About 10 minutes walking distance. Also, the basic room is very tight and small. If you have too much luggage, you must put things under the bed; otherwise, there is literally no space. However, my room and hotel were immaculate, and the air purifier was available to use. It offers practically everything. If you are looking affordable, clean and friendly hotel, I definitely recommend you

The concierge staffs were very caring and polite, they had great handover between shifts; I had several packages from friends and another hotel that required payment(着払い), the staffs remembered me and my request so there wasn’t any miscommunication, I was able to get all parcels smoothly. Hotel is very close to the bus terminal and the train station. Apartment style architecture. The room was a bit small though, I cannot imagine having two suitcases opened in the room. The green tea they bring in every day were really nice, I ended up buying more at the supermarket.

They sent me to another building so it was very difficult to go from one building to the other, specially with luggage. I arrived in the morning, left my bags and returned late and my bags were there (previous hotels took my bags to my room so I did not have to carry them). From all the hotels it was the smallest and the less convenient about location and transportation
