From 24 July 2026, the City of Edinburgh will introduce a Visitor Levy (sometimes referred to as a tourist tax). This is a 5% charge on paid overnight accommodation.
Here’s what guests should know:
The levy is 5% of the accommodation cost, calculated before VAT
It applies to the first 5 nights only of a stay (for example, if you stay 7 nights, the levy only applies to nights 1–5)
The rate is 5% year-round, with no seasonal variation

Why this may feel unclear
Across Scotland, different local authorities have voted for different approaches — some areas have introduced a 5% levy, others 7%, and some have chosen not to introduce a levy at all. This means rules vary by location.
At present, there is also no standard way for booking platforms to collect the levy automatically. Local guidance suggests the levy should be included in the total price guests pay, but booking platforms, do not yet offer a clear mechanism to add this at checkout.
We, along with many hosts across Scotland, are awaiting further clarity and a more streamlined system ,ideally one where the levy is clearly shown and collected at the time of booking, as is common in many European cities.

Stay in the heart of the old town
The apartment was exactly as advertised. It’s was very nice to be right in the heart of the Old City.
Inside the apartment was comfortable and clean, and perfect for our short stay as a family of 4. Unfortunately, there was road construction that began early in the morning and created congested sidewalks outside the building. It was also a bit difficult to bring large suitcases up 4 flights of stairs, but this was all well communicated before we chose the apartment.

Heart of Edinburgh
Excellent location in the heart of the old city. Right on the Royal Mile within walking distance of everything. Great area.
Just a stellar property and the location can't be beat. The place is right by the castle, clean and spacious. It's way up on the fourth floor, and you can hear bagpipes drifting through the window - it is really an experience you don't want to miss.
I should note the shower is tricky to adjust, and the fourth floor walk-up was a bit tiring after a day of sight seeing, but that doesn't change my review, just something to note if you have any mobility issues.

4 flights of stairs and a mattress that should have been replaced long ago.
The fact that there is no elevator was buried deep in the details. Leaving the room is a commitment as you must climb 72 steps to get to the street level. The mattress in the master bedroom was incredibly uncomfortable and you can actually feel the springs - it should have been replaced some time ago. We had to contact the management company to figure out how to reset the breaker for the shower and you can’t walk on the wooden floors without them squeaking - LOUDLY. The television did not have access to any local news or programming. Great location, but I would look elsewhere had I the chance to do it over again. There was a broken light fixture in the kitchen with a note from a previous guest mentioning they found the light in the same condition. Love Edinburgh, love the location as it truly is in the heart of the city, but I need a chiropractor after sleeping on the mattress. No sleep as a result for three nights stay.

Good location, hard beds and noise
We ended up leaving 2 nights early due to our inability to sleep well. The beds are really hard and you can feel the springs in them, there is noise outside that you can hear very clearly, and there is no elevator so you have to climb 4 flights of stairs which is very difficult with younger children who have luggage of their own.
Great location! Very spacious.
We got rapid response to all our questions.
It is on the 4th floor (with no elevator) which will be important to note for anyone with limited mobility.

This property is great. Well cared for and the host was attentive without being obtrusive. The flat was clean and well appointed, perfect for family of 4. Check in instructions were perfect, access was very easy.
You can’t beat this location. Right in the middle of the Royal Mile and about 10 minute walk (uphill but rather easy) to the Edinburgh Castle. Easy access to the coach tours, short walk to both New Town and Old Town shops, pubs, and restaurants. Easy walking distance from/to the Waverley rail station, but take Market Street to North Bank Street for a gentler walk uphill with your luggage.
The flat is modern and comfortable, the kitchen is well equipped and everything worked as expected. Although the toilet and bath is a little narrow, it appears recently renovated, looks great and has a great towel warmer, when the heat is on. Minor caution on the stairs, 4 flights may be a bit much for some younger or older guests. My family and I had no issues so not a concern, just for awareness.
The place has pretty much everything you need for a nice short or extended stay. Great place, great location, great host.

Fantastic location in Old town. A few minutes walk to Edinburgh Castle. Up four flights of stairs which we were aware of. This apartment won't suit people with mobility issues as there isn't a lift. The first thing you see when you open the front door is a water stain on wall in living room/kitchen. Stale smell in living room/kitchen. Possibly from smoking. Bathroom is small but functional. Kitchen is fully equipped, fridge/freezer, kettle, toaster, microwave, oven. Cutlery could have been cleaner. Wash up liquid would have been helpful. Overall, the location of this apartment is what makes it a winner and would recommend it for this reason.
The apartment is beautifully renovated and very spacious. It is also in a great neighborhood. One important note is that it is a 4th floor walk-up with no elevator. This is something I wasn’t aware of and it should be clearly indicated because not everyone could make this climb. I was traveling with my husband and daughter and after the initial surprise and inconvenience of carrying our luggage up all those stairs, we were very happy with the space. It is a beautiful oasis in the city but it can only be appreciated by those with good cardiovascular fitness.
