● Location: San Leon, Texas

● Private Pool: This home features an above-ground pool that is 4ft deep with a spacious deck for lounging.

● WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps.

● Pet Policy: 3 pets are allowed with a $25 fee per pet. Please keep pets off furniture, clean up after them outside, and crate them if left alone indoors.

● Large Groups: We love hosting church groups and large family gatherings, however groups over the size of 16 guests must be approved prior to booking.

● Parking: There is room for up to 4 cars in the driveway, plus overflow parking on either side of entry gates.

As you enter the main house, you`ll be greeted by an open-concept living area, dining area, and kitchen – perfect for meals and shared stories. Three bedrooms reside on this level. One with a queen-sized bed just off the kitchen, while another off the living room has a king-sized bed. Through this second bedroom, you`ll find a third with a queen bed and a twin, ideal for additional guests.

Head downstairs into an additional living space, perfect for movie nights or post-adventure relaxation. Here, you`ll also find two more bedrooms: one with a king-sized bed and another with a queen bed, a twin bunk bed set, and a full bunk bed set, ideal for families or larger groups. Additionally the level includes the first of two game rooms on this property, fully equipped with foosball, ping pong, and poker tables, ready to ignite your competitive spirit.

But wait, there`s more! Stepping outside the main house reveals even more exciting areas. One building features a cool hangout space on the ground floor with comfy bean bags, inviting you to relax. Climb the stairs to discover a peaceful retreat in the lofted sleeping space with a queen-sized bed.

Last, but certainly not least, a true game enthusiast’s paradise, is the barn. This space has a large game room with arcade games, a pool table, a seating area with a flat screen TV, and even a wet bar, providing the perfect setting for creating lasting memories. The barn also offers two bedrooms for convenient lodging – one with a king-sized bed and another with a queen-sized bed and a full bunk bed set.

● Age Requirement: Guests must be 24+ to book.

House Rules:
- Guests must be 24+ to book the property.
- One-night stays must be approved.
- Groups larger than 12+ would need to be approved. We love hosting church groups, family reunions, etc., but do not allow parties.
- Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- The homeowner`s routine pool maintenance cannot be rescheduled and is required for the health and safety of our guests. They will not need to access the home but will access the yard.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.
