My family and I had a wonderful stay at the Royal Panerai Hotel. We had two spacious family rooms for the six of us. The hotel staff is warm, friendly, and accommodating. They helped me print and copy documents that I needed to take to the US Consulate. There is a nice lady in the lobby who will help arrange tours for you for extremely good prices. We had a wonderful driver who spoke excellent English. He took us to many places and in a large, comfortable SUV. The price for the whole day and the many excursions would have cost us hundreds on a travel website compared to the price we paid here in the lobby. There is always a tuktuk outside ready to take you anywhere. The 7-Eleven next door is very convenient. We had a lot of errands to run before our flight, and the hotel staff helped us get a driver in a SUV who stayed with us the whole time and helped us retrieve a lost passport and got us to the airport in time! I was puzzled by the negative reviews, because we had an excellent stay here. Our rooms were extremely comfortable, and we did not have any bugs. Our sheets were clean. When I blew a fuse, the staff fixed it in less than three minutes. They were amazing. I can't say enough positive things about this hotel. My family misses it. Even my husband, who is used to staying at 5-star hotels says he loves this place and didn't want to leave. I really can't believe how lucky we got getting two suites for free as part of our Orbitz travel flight from Bangkok to Chiang Mai!

This place is an old hotel and is nice for a quick stop but anything longer than 2 days is no good. There are lots of tiny ants crawling all over the room (found a couple on my bed) the shower drains are clogged and the walls are thinner than glass. Upon checking in, I noticed the bed have been made but the sheets were someone’s old used sheets with dirt under the blanket. Thank goodness for that moment I had brought my own travel sheets with me for cases like these. The towel they proveided I never used them because they have some fresh yellow and brownish stains on them. Again, thank goodness I brought my own personal towel with me. After my first day here, I tried to cancel the rest of my reservations and find another place but they had a very strict cancelation policy after checking in. So I was stuck there for the next 10 days and in those 10 days, my bed sheets were changed maybe 3 times. The floors were never swept and toilet was rarely cleaned. Overall, my stay here was okay. I wouldn’t want to come back here unless they did a minor repair and renovations. The only good thing about here was the free two glass bottles of water they gave with each house keeping services and the sink outside on the balcony which gave me a chance to do some laundry and air dry some things.

They made outside look ok but in the room is dirty all over, the floor, the wall, around the toilet bowl, everywhere is dirty of some way. I won’t be back or recommend anyone to stay at this hotel.

We stayed in Chiang Mai for two days and the hotel was comfortable and clean. The staff were very accommodating, helping us retrieve a lost bag from the airline.

The hotel is very simple, think of it like a large dorm room with a hard bed, small bathroom, no bathtub or frills. But for a cheap rate, you get what you pay for. The hotel room was great for two people, large size room compared to other hotels in the area. There is also a sink on your porch for washing things. I would stay again here because the price was so reasonable. 1000 bhat a kilo for laundry, comes back folded but not ironed. No breakfast included.The wifi is extremely slow. Forget about uploading anything on youtube. The front desk knows a little English, still had to use translation app to help speak to them

The hotel is about 100 meters from the Old City Walls - not bad. We walked about 150 meters each morning for the complimentary breakfast buffet. Compared to other hotels in Thailand, this one is a value in the $30 - $40 US range. We were there for New Year 2014, did the Night Market, Zoo, Doi Suthet Temple, and Phu Ping Palace.

Threadbare accommodations. Certainly not a three star hotel -- closer to two or one. You'll get a backpacker's price, and you'll know why. Nice staff, though -- as always in Thailand. Other guests (mostly spoiled, pouty Euro twenty-somethings) win the award for door-slamming in the middle of the night. Ugh.

The hotel is within a five-minute walking distance to Chiangmai's OldTown. Though a tourist hotel, it's spacious rooms and public areas are huge. At the price was paid, we were quite satisfied. Would highly recommend this hotel to the over-hyped and over-priced guesthouses nearby, all charging about the same price, but with much fewer amenities,less comfort, and friendly staff.

Just loved the setup with the huts and what a wonderful pool. Ever so relaxing, but five minutes moto scooter ride to the town where there are endless options for restaurants. My only complaint is the breakfast wasnt very good. It was a cooked breakfast which is always a plus.

The hotel service is very good, especially the reception.

exceptional hotel for the price you pay

cheap price but dirty room.

They made outside look ok but in the room is dirty all over, the floor, the wall, around the toilet bowl, everywhere is dirty of some way. I won’t be back or recommend anyone to stay at this hotel.

good affordable hotel close to centre

We stayed in Chiang Mai for two days and the hotel was comfortable and clean. The staff were very accommodating, helping us retrieve a lost bag from the airline.

The hotel is very simple, think of it like a large dorm room with a hard bed, small bathroom, no bathtub or frills. But for a cheap rate, you get what you pay for. The hotel room was great for two people, large size room compared to other hotels in the area. There is also a sink on your porch for washing things.
