I don't know really where to start with this review. Booked into the family room. A bunk bed, single bed and sofa bed. Great value if that's what you need however if you can stretch your budget go somewhere else. The room had a sink in it and a shower which looked like a built in wardrobe. In other words when you finish you walk out naked in front of everyone. We didn't use it anyway as it was rotten. There was no private toilet and the one we had to use was tiny. Furthermore the whole building seemed to creak. If anyone walked in the room above, the window frame made noises. The breakfast was average and very greasy. The only plus I can say is that the staff were very polite and friendly. Regrettably I can't recommend this place at all. Avoid!!!

I booked (and payed by Booking.com) 6 months ago a room for two nights. One week before arriving they rises up the roomprice up to 400%. After reclamation they said it was a fault of Booking.com, while Booking said it was the fault of Kates B&B. Miserable people. Don't ever go there!!!

The service was ok the man who runs it is nice enough but he told us to open the wrong room number as he walked behind us then our key for our own room opened it which is worrying that any key works in every room! Then he got annoyed at us for opening it, we saw a man sleeping in that room! Anyway the towels were clearly used, the mugs had lipstick and coffee stains all over them and the sink was covered in some yellow liquid. The floor looked like it hadn’t been hoovered in months. We asked if he knew any taxi numbers to call as we were going out that night and he was nice enough to go and write the number down on paper but when we rang it, it was the chinese lol! The sheets looked clean but who knows if they were? I somehow managed to have a decent sleep anyway

Booked here as I needed somewhere close to the centre for a few nights that wasn't expensive. I arrived Sunday early morning I asked if I could drop my case off before I checked in and spoke with the owner who was so friendly and accommodating. I checked in later that day and was given room 1 which was great, the bed was comfy and there was a wardrobe and a dress in table so plenty of storage space. The breakfast was fantastic I had cooked breakfast every morning, but there was cereals and toast and preserves f you wanted something different. I would absolutely stay here again such a bargain and close to the centre.

Not bad if you're only staying a night or two. Very shabby and run down looking, but adequate room and clean enough. Bed was comfortable. Decent location close to central Belfast, but lots of university students drinking in the area at night so it can be quite noisy. Inexpensive but definitely could use a bit of an upgrade, and it was difficult to get any hot water in the shower. Staff were very nice though.

Worst place I have ever stayed,Room was dirty previous persons fake eyelashes left on the chester draws bedding dirty place stunk of cabbage ensuite outside the room toilet clean but shower looked like it may be carrying some exotic disease.I would be pretty shocked if room 1 which I stayed in passed a fire safety check.Due to my concern over the fire safety issue at this point I would state my son is a fireman, and the dirty looking quilt cover I sat on the wooden chair all night.If the money hadn't of come out of my account 24hrs beforeI my stay I would have refused to pay,on that note I was asked by the man in charge for my credit card details incase I had a party and there were damages {party for one very rocken roll} I declined to give them and this matter was dropped,The man in charge Brendan was a nice enough chap who im sure would help in anyway if he could.If I was in Belfast again and could'nt find a place to stay I would feel safer in the Europa bus station.Very creepy not to be repeated again nightmare .Ps wifi dosent work.

This is a small place on University Street in the heart of Belfast, about a 10 minute walk from Queen’s University. The further you drive east down University St. to get here, the more graffiti you may see. There was quite a bit of foot traffic under our room window and a few party groups out late. The room we received was pleasant and comfy, though a bit dusty and stale-smelling. Found a single bug on one of the beds, but the widows were left open for summer ventilation so finding one was somewhat understandable. We had a sink and shower of our own and shared a couple of toilet rooms with other guests. The one thing I was wary of here is that the owner asked for credit card information to be written down on a piece of paper for his own purposes, stating that we would not trash the room, etc. We were told it would be kept safe in the office under lock and key, yet as soon as we finished, the owner put the paper somewhere that was not secure whatsoever. We mentioned it at the same time he remembered to put it in a proper place. If you stay here, beware that your information may not be kept securely.

Due to a flight cancelation because of adverse weather conditions we had to cancel our booking. Unfortunately we were charged the fee for the entire duration of our stay and not just the canelation fee. This was the first weekend of March. Writing this review today we are still waiting for the reimbursement. The booking platform acknowledged our complaint but has not succeeded in helping us to receive redress. Our advice: don't be so trusting in case something doesn't go according to plan.

Kate’s is in a older house which needs refurbishing however what it lacks in modernity it more than makes up for in friendliness. Due to a mix up in bookings (my fault) we had to add a few days before our rooms at the Holiday Inn Express opposite Kate’s could be accessed. So we booked into to Kate’s BnB, reviews were mixed but it was near where we wanted to be, so were pleasantly suprised to find the place clean and neat. The bed comfortable with crisp white sheets and plenty of draws and space for clothes. Breakfast was wonderful and the staff friendly and helpful (even running me into town when I couldn’t get a cab). We had an ensuit facilities but can understand that the shared showers and toilets may be a problem for those who don’t want to pay a little extra for private. If we needed anything extra ie.towles they were available. The room was not cleaned or bed changed but neither would they have been at home, we were there three days, but again when we asked for the bin to be emptied it was. I would definitely recommend Kate’s but please don’t expect 5* at 2* prices or you will be disappointed.

Really nice room, great staff..never got down for Brekkie !! but other wise , really clean, lots of traffic at the front ..but for the price etc so what.. would deffo come back , near the City Centre :-)
