Common Concerns:
*Road Conditions: Some of our cabins are on steep, narrow, curvy, mountain roads. If you are concerned about road conditions to get to a cabin, please feel free to ask us! None of our cabins requires a 4-wheel drive under normal weather conditions, but some do in inclement weather.
*TV & WiFi: We do have TVs and WiFi in most of our cabins. There are times when heavy cloud cover, weather systems, mountains, or trees will cause problems with the signals. We always want our guests to have the comforts they want on vacation, but there are times we cannot control this problem.
*Pests & Wildlife: Here in the Smoky Mountains, we have lots of native bugs and wildlife. All of our cabins are treated for pests, but there are times you will find bugs or even have trouble with bugs. Fall/Winter is ladybug season in the Smokies, and these little buggers are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin, and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away, and unfortunately, there is nothing that can be done about them until the season passes. Please never feed, taunt, or approach any wildlife. This is their home, and we are the visitors.
*There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc.

Very tranquil and relaxing getaway. Stocked well, clean, lots of amenities. A little challenging to navigate into the river but found a very cool cave about 30 feet up directly across from the cabin.

Stunning views!

Great location just far enough away from everything so that you can enjoy the wildlife and relaxation! Took a little drive to explore the areas around; Cades Cove, Ober Mountain, Pigeon Forge, and Maryville, but very happy to get back to the quiet cabin and sit on the porch and listen to the water flow by while the geese and otters visited. There weren’t many fish in the river at the time of our visit, but it seems there may be more at different times of the year according to the Little River stocking schedule.

2025 Summer Motorcycle trip

We traveled by Motorcycle to ride in the Smoky Mountain area. We had three couples who all enjoyed their own spaces with the king beds and ensuite bathrooms! We spent a lot of time on the deck as well as in the little river! It was a perfect place to relax after riding in the area. I did call into the property manager once and received an answer to my question with no problems! We found everything we needed in the kitchen and used the grill every day. The only issue we had was the lighting over the bathroom mirrors could be stronger, but we weren't getting ready for an event so it wasn't that big of a deal. If we didn't live so far away we would definitely return for another visit! Will consider this property if we ever do return to the area!

Perfect Memorial Day Weekend

The seclusion and tranquility of the property set the tone for the start of our summer. A big bonus is its nearness to the Smokies. Our kids loved being so close to the Townsend Wye! The home was very clean. The managers were also very responsive. Overall, I highly recommend this home.

A Great Getaway!

The Getaway on Little River was fantastic! Two couples stayed for four days. We enjoyed a dip in the river (although access is difficult), nightly outdoor fires in the beautiful stone fireplace, cooking on the gas grill, and relaxing in the hot tub on the back deck. The glider and Adirondack chairs on the back deck provided a complete escape to nature, where you could watch ducks and otters and listen to the river - there is no better place for morning coffee! The cabin was well-appointed with comfortable beds, linens in good condition, and electric reclining sofas. The fridge had an ice-maker, and everything was very clean upon our arrival. I would not hesitate to book this cabin again!

Guys trip: Fishing and car show

Great house, great quiet location on the river. Plenty of parking for multiple cars or in my case a large trailer. Beautiful scenery. Will definitely stay here again. The house had good starter amenities minus the bath soap not a big deal but that is the only complaint I heard from anyone. Maybe the owners will come up with something better but I will just bring my own soap and shampoo next time.

There’s literally nothing I would change about the place. I’ve never had a more beautiful place I’ve stayed. Just sitting in the hot tub enjoying the river with the wildlife was so relaxing. You won’t be disappointed if you stay here.

Great creekview and worst bedding ever?

We absolutely loved the setting of this home on the river. However it was the worst bedding ever! I am guessing the mattresses were very cheapest you could find. Hard as a rock and one bed was the nosiest bed on the planet. We were told the hot tub was drained prior to our visit and that is why it took till the 3rd night to warm enough to get in it. As much as we loved the river and back deck I could not stay there again with the bedding being so cheap and hard. We always look for higher end houses because we like the comfort that comes with them. This one fell wayyyy short of that comfort. Tom from Ohio

Great getaway

We came down to ride motorcycles in the area. There are so many gorgeous rides around. The property is great! I would stay here again anytime. Could be a tiny bit cleaner, but wasn't gross. Beds could use a mattress topper for anyone who doesn't like very firm beds. There were plenty of kitchen items, towels, etc. And the property and location are AMAZING! Great porch to hang out on right by the river. We really liked this place!

Feels like home! Cozy! Beautiful! Perfect!

The pictures do not capture the pure beauty of this home and it’s surroundings. We could not be any happier than we were with our stay. We arrived late at night. The view out the back of the house was breathtaking when we saw it for the first time in the morning. We just had to have breakfast out on the porch and enjoy the sites. Having teens, teens, and adults that all were happy with the home was more than a bonus! Every bedroom had their own bathroom and a king size bed. The beds were so comfy that everyone slept deeply and comfortably. Everything you would need and have at home, you pretty much had here. We played in the river. Enjoyed the patio at all times of the day. Loved the gathering area with the fire pit. It was so quiet, peaceful, and serene. We saw so much wildlife. Adding to the beautify of the surroundings. While staying at we went to the Tuckaleechee Caverns, Cades Cove, Pigeon Forge, Gatlinburg, and Townsend. We found a couple cute restaurants with amazing food right in town! We will definitely come back to visit again in the very near future.

Pulling up at 10pm didn’t do any favors for this gem. We were excited to wake up and find ourselves situated adjacent to a beautiful river and in close proximity to many parks and trails. The house had all of the conveniences and the property manager was responsive to our questions.

Little River Home

This house on the Little river is well well located to things to do in the Smoky and provides great privacy. This is the third time we've rented the house, but the (outside) cleanliness of the property seams to get worse, such as the trees/shrubs are over gowned, the patio/fire pit area is dirty, chairs in poor conditions and trash laying around, old refrigerator sitting outside on the patio w/ dirty pan sitting on top, B-Q grills are dirty and and the patio on the outside of the house is a great place to socialize, especially when it rains, but the chair cushions are dirty and moldy. The inside is nice, but the cooking utensil (such as the knifes) are dull and N/G

Beautiful location

We enjoyed out stay. The river, the wildlife and the fireplace in the evening were wonderful and just as advertised. Our only disappointment was the cleanliness. The dishes in the kitchen and the floors were not clean. Almost every dish we pulled out was dirty, many with dried food on them. We discovered the dishwasher wasn't releasing the soap so maybe that was the problem. But apparently no one checked the dishes in the cabinets. We thoroughly washed by hand every dish we used. The floor was also not very clean, and we ended up buying a broom and cleaning supplies. The broom there was in bad shape and full of hair and dirt. Whoever is doing the cleaning is not doing a great job. However, the bedrooms and bathrooms were clean. We did leave a note about the dishwasher for the cleaning crew, so I hope it has been fixed. The icemaker at the bar was also not working but the property manager was aware of it when we reported it. The trash cans outside were overflowing when we arrived, but the property manager sent someone to empty them. Despite the cleaning we had to do, the place itself was the perfect setting, and we did enjoy our stay.
