The outdoor kitchen is the heart of the house: Argentine grill, Kamado, a real wood-fired brick pizza oven and gas burners. There's a full chef's kitchen indoors as well, and a parota wood table long enough to seat all ten of you.



Architecture

Villa Tzabcan was designed by Studio Arquitectos, an award-winning Mexican architecture firm with a portfolio across Tulum, the Riviera Maya and the Yucatán Peninsula. The interiors bring together craftsmanship from Oaxaca, Guerrero, Michoacán and Jalisco.



Who's hosting you

Mamazul isn't a management company you'll never meet. Our restaurant and bar, Mamazul Tulum Mezcalería, is about 10 minutes away in Aldea Zama — more than 400 mezcales — and the same team looks after your stay. A concierge meets you on arrival. Groceries stocked before you arrive, a private chef for the outdoor grill, a mezcal tasting in the villa, transfers, a reserved table at the mezcalería: on request, charged separately.



Guest Access:

Access is simple. You enter La Privada with a personal QR code we send before arrival — the community is gated with 24/7 security, and each guest gets their own code. The villa has private parking for three cars right at the door.



A concierge meets you on arrival, shows you around the house and answers any questions you have. After that, your own door code gives you full autonomy for the rest of the stay. We'll send you full check-in instructions in advance, so you have everything you need before you arrive.



The Neighborhood:

Villa Tzabcan sits inside La Privada, the best-kept gated community in Aldea Zama, with 24/7 private security. It's a green, residential neighborhood that is easy to explore on foot or by bike.



Inside the community: a large shared swimming pool, a padel court (free, by reservation), walking and jogging trails, table tennis and shared leisure areas.



Restaurants, grocery stores, cafés, pharmacies and ATMs are all within a 10-minute walk. Tulum town and the beach zone are 5–10 minutes by car, 10–15 by bike. About 10 minutes away is Mamazul Tulum Mezcalería, our own restaurant and bar in Aldea Zama — open all year for lunch and dinner, and for breakfast in high season; more than 400 mezcales. As our guest you get 10% off food and drinks and a welcome mezcalita.



Getting Around:

Getting around Tulum is easy. Taxis are widely available, and Eiby Taxi and InDrive are two reliable app-based options with transparent, fair pricing. If you'd rather explore on your own, we'll help you arrange a car, scooter or bicycle — and the villa has private parking for three cars.



We can also arrange private transportation, charged per vehicle:

• Airport transfers (Cancún ≈ 90 min · Tulum ≈ 45 min)

• Rides to the beach zone and beach clubs

• Transport to restaurants and nightlife



It's a convenient option if you'd rather not drive or look for parking in the evening. In high season, traffic adds time to every trip.



Other Things to Note:

• Children and infants are welcome. Please note the villa has stairs and the pool area is not fenced — adult supervision is needed around the pool. High chair available on request.

• La Privada is a residential community: small private events with prior approval, and quiet hours from 22:00. Family dinners, a birthday, a private chef for the outdoor grill and mezcal tastings inside the villa are all welcome within those rules, and we'll help arrange them.

• Padel court inside the community: free, by reservation.

• 10% off food and drinks at Mamazul Tulum Mezcalería, plus a welcome mezcalita.

• Exterior security cameras only — none inside the home.

• A concierge meets you at check-in (16:00–22:00). Check-out 11:00. Private parking for three cars.

• Concierge available before and during your stay: groceries stocked before arrival, private chef, airport transfers, tours, massages, birthday arrangements. Billed separately.

• No smoking indoors · registered guests only · pets welcome with prior approval, a pet fee applies (max 2).

A concierge welcomes you on arrival, shows you around the house and answers any questions you have. After that our team — the same people who run Mamazul Tulum Mezcalería — stays reachable by message or phone throughout your stay, and can arrange:

• Private tastings in the villa — mezcal is our specialty (Mezcalita Class, Mezcal & Chocolate, Mezcal & Tacos, Mezcal & Cheese), with tequila and wine tastings also available

• Private chef dinners on the outdoor grill, and private chef breakfasts at home

• A private bartender for the villa, quoted for your group

• Private-group arrangements — bachelor, bachelorette and wedding coordination — organized on request
