We enjoyed our week at Barrier Dunes, but there were several things we wish we’d known before booking. This isn’t meant as criticism, just information to help others decide if it’s the right fit.The community is attractive, well maintained, and offers great amenities, including pools, pickleball, tennis, multiple beach accesses, and a convenient location next to the state park. It’s clearly popular with families.Also, this is a three story unit. No elevator. Pack accordingly. Not ideal for anyone with mobility issues. What surprised us was the density. The townhomes are close together, outdoor spaces can feel less private than expected, and shared walkways meant people frequently passed within a few feet of our deck while we were eating or relaxing.Parking was another challenge. The covered spaces appear to have been designed for smaller vehicles. Modern SUVs fit tightly, making it difficult to fully open doors or maneuver without backing into the roadway before turning.During our early August stay, the beach near our access point became quite crowded, and getting a good spot often meant setting up early. Folks were literally side by side with little space between. If you enjoy an active, social beach community with plenty of amenities, Barrier Dunes may be a great choice. If you prefer more privacy, room between neighbors, easier parking, and a quieter beach experience, you may want to consider a single-family home elsewhere on Cape San Blas.
