1. Three Mile Lake: Our cottage sits directly on the beautiful shores of Three Mile Lake. While the lake is a wonderful spot to relax and take in the views, please note that blue-green algae blooms can occur in late summer, particularly after August 10th. This doesn’t happen every year, but when it does, swimming may not be possible.
Because water conditions are out of our control, we kindly recommend considering this if swimming is an important part of your stay—especially if booking later in August. We want you to have the best experience possible!
2. Watercrafts: You`re welcome to bring your own watercraft. The dock is equipped with tie-offs for secure mooring during your stay.
3. Water Depth: Three Mile Lake is shallow at the shoreline—only 3.5 to 4 ft deep at the dock. The lake’s median depth is 11 ft, with a maximum of 36 ft. For safety, diving is strictly prohibited at all times.
4. A/C: The living room features air conditioning controlled by remote, and each bedroom is equipped with its own ceiling fan.
5. Drinking water: The cottage has a drilled well and a UV filtration system—tap water is safe and drinkable.
6. Pets: Pets are welcome—up to 2 per stay. A pet fee applies per pet. Please note: guests must clean up after pets, be responsible for any pet-related damage, and assume responsibility for pets to not enter the lake if a blue-green algae bloom occurs.

No refunds will be issued for unswimmable water conditions due to algae or other natural factors. 7. Wildlife Acknowledgment Muskoka is home to various wildlife including bears, deer, coyotes, wolves, snakes, and insects. Guests accept the risks associated with wildlife encounters and understand that such sightings are not grounds for refunds. 8. Power Outages Power outages can occur in Muskoka and are beyond the host’s control. : Frequent power outages may occur in Muskoka. Guests are advised to prepare accordingly and are responsible for any inconvenience caused by such events. A presence of a power outage does not warrant a refund. 9. This cottage and property were BEAUTIFUL! It was just want we wanted for a short, end of summer getaway. The cottage was clean, comfortable, and in a great spot. The views were beautiful. Fully equipped with all of the modern conveniences and more. We had a great time lounging on the dock, swimming, bbqing, and spending time by the campfire. The host, Anna, was amazing and super responsive! We will absolutely be back! 10/10!

Wonderful stay at 3 Mile Lake. Interior of the cottage has been redone and works well for 6 people (we had 4 adults and 2 kids). Be aware that the rooms are pretty tight if youre bringing a pack and play (we had to move one of the twin beds to fit it). Pictures dont do the property justice! Nice sandy beach thats perfect for small kids, new dock and a wide patio - we spent almost all our time outside. Great communication with the host Anna as well (we had a power outage one of the nights).

We had a great time during our stay. The cottage is bright, very well appointed, clean and comfortable. The deck and dock were great locations to have our morning cup of coffee and we even made friends with a family of ducks. We would recommend this cottage to anyone looking to get away while still being close to Port Carling and Bracebridge.

A great week
We just spent a relaxing week at Sandwood Cottage on 3 mile lake. The cottage was lovely- newly renovated and well equipped for a relaxing stay. That was our goal. The area was picturesque and located very close to Port Carling, Huntsville and Bracebridge. We will definitely be back -especially since we found Taylor Farm Market for my daily Americano!!

Great location on Three Mike Lake. Newly renovated, very clean 3 bedroom cottage. Great location close to Port Carling and Bracebridge. Would definitely return. The only improvement that could be made is more clothes hooks as there is not a lot of closet space, as the bedrooms are typically small for this type of cottage. Lovely Weekend Get-a-way
We spent 3 nights at Sandwood, on a lovely late September weekend.
A beautiful cottage on a gorgeous lake (our first time in that part of Muskoka)!
The cottage is very well equipped.
The fridge is small, but perfect for our 3 night stay. You will want to plan on a grocery trip if you're there more then 3 nights
The cottage is perfect for a couple or a small family but would be tight (in our opinion) for 6 adults

The place was clean very quiet area. We had a few issues when we were there which we reported to Holly she responded and I'm sure she must have fixed them by now. barbecue was difficult to use in the sense that it backfired every time we used it so be careful. And I'm not sure if that dock is the dock that's at the cottage because we couldn't fit 4 chairs across the end.....Nice stay just the same

Family getaway from the city
We were looking for comfy place to escape the city for a few days. We found that here. The cottage is nicely renovated and very comfortable. Lake views were great, kitchen spacious, and bedrooms were comfortable. We travelled with 3 children under 6, our two oldest shared the room with the 2 twin beds. The queen room at the back of the cottage offers just enough space for a pack and play if you need to nap an infant.
Travelling with 3 kids, We packed for the worst. Other than some cooking oil and salt and pepper, and coffee filters, nothing else is really offered to guests. This includes water, so plan to bring your own for drinking. Other little conveniences like shampoo/soap in the shower were absent. It may be just a one off but small touches like coffee/tea (grounds or pods) and those above would add to the care free stay we assume people are looking for.
The lake was relaxing, but swimming was off limits given the algae bloom. This is mentioned in the listing. That said there are a few local beaches not too far away (20 mins) they offered clean sand and water for us and the kids.
Holly, the host, was very helpful in providing suggestions and being attentive and quick to respond to any and all questions. We really appreciated that.
Overall this was a great stay as we aren’t that picky. The kids loved the wildlife and environment; again a nice change of pace from the city.

I stayed with 3 friends at this property for 3 nights. The property itself was visually appealing, inside was very clean, as can clearly be seen by the photos of the property.
The dock seen in the first image was not set up to nicely fit the 4 Adirondack chairs in the photo, the chairs that were on the dock also had many spiderwebs on them, which I didn't think would be our responsibility to take care of.
Needless to say, there were issues with our stay that potential clientele need to know about in advance. Not warning potential tenants that THERE IS NO DRINKING WATER ONSITE until 2 days before is a major concern. One of our friends was flying in from out west for this and this meant our hands were tied going into this weekend. The property manager was courteous and helpful in pointing us towards where we could get drinking water. This should be included in the listing so please let your potential clients know in advance. This for their safety and enjoyment after all.
The other major problem was one that they have said they are trying to fix, the main air conditioner was broken. They did have a portable air conditioner in there in its place, but with 4 adults and the fact that we're going to use the oven/stove, it still was quite hot. I'd recommend you to check with the property manager on the status of the air conditioning before committing to the booking.
Nice property overall. But the communication needs work.
