Perfect for the price.

Nice and clean guesthouse

The staff at the guesthouse were great to help with any questions. This guesthouse it a bit different than most others in that it doesn’t have a lounge area to hang out and meet other guests. The location is very convenient for the train station and local attractions.

Wonderful small hotel in a great location in Kyoto

We loved this place! Very small and quaint, maybe about 8 rooms total? The place was very clean - almost immaculate. The staff was wonderful. It has everything you need in Kyoto, including being very close to Kyoto station! Would 100% stay again. Thanks!

The room is very dirty and small

This is not a hotel or hostel. It is just a house, and owner divided into many small rooms. Unfortunately, the room was very small and dirty. The bed was also very dirty too. Pillows were so hard, and the most terrible thing is that the smell of the room was so bad. I can not sleep all night and feel very tired next day.

Great Location

Great Location just 2 bus stop away from Kyoto Station. basically u can go anywhere to nearby attraction using this Bus Route. I recomending Buy 1 day Pass and Extra passes for all remaining days. Great to be able to connect all location with Kyoto City Bus route. This BJ Family House is Clean and Secured. its in centre of Kyoto City. Great place if u want connect Kyoto with other region area. Owner/Staff is Friendly and able to speak English. Tips: If u dont want to ride Bus. u can just walk from Kyoto Station to here. just 10min easy walking (just 3 traffic light streets) On late night still have street light and you can walking. recomended place.

Decent Stay

Its not the easiest place to find but its a good spot to stay. A friend and I shared a single room with a bunk bed (2 beds) for 1 night. Everything for the most part was self service because during our time there was no one on staff each day. They left the keys for us and provided all info for getting in and out of the building. Multiple bathrooms and showers. Id stay again now knowing how to get there and what to expect.

Not comfortable.

The room was clean but no place to sit. Toilet was accross the hall. Shower is by entry. Kichen was minimal and the fridge smelled disgusting. There was no place to sit and eat. My bedroom was pitch dark unless the light was turned on. The shower was right next to the entry from the street. The toilet was across the hall. Location is within walking distance of the train station and many important attractions. The propriatess is very sweet.

Convenient for Kyoto Station

As the name implies, this is a family owned hotel. The room I booked was a Japanese-style room, i.e. tatami mats and mattress, no bed. The room was clean and well looked after. It was a little noisy as the room was next to the shared bathroom.

Staying at the BJ Family House

We booked BJ Family House but no one was in and the place was closed when we arrived. No one answering on the phone number provided. After some time a friendly receptionist at a nearby hostel helped us track down someone who came and showed us to another hotel (the BJ Family Inn), about 5 minutes away. After all, everything turned out good but it was not a pleasant experience

Room and toilets not well equipped. The hotel descriptions on hotels.com does not reflect actual conditions in the hotel (example description indicates room includes sattelite channels where in reality there is no tv in the room). Hotel is relatively messy and the main bath is located in the reception area.

Basic accommodation close to Kyoto station

I was on my own for two nights in Kyoto, and wanted somewhere cheap but bearable, and a private bathroom. It's harder these days to get something cheap in Kyoto, so I went for the BJ Family House, despite some poor reviews. It was quite OK. The room was tiny (4-mat) as was the bathroom, but I fitted in OK. It was clean, the air-conditioner was quiet. A bit of traffic noise (it was on the street side) but nothing too much. The one staff member I encountered was helpful. She spoke some English, but I speak Japanese so we coped (I think she was Chinese.) The only problem was the WiFi failed the first evening and wasn't restarted until the next day. I had data on my phone anyway.

Not bad for a one night stay.

Initially I had reserved a room with a bathroom, but was switched, for unknown reasons, to a single's tatami room. That struck me as odd, but none the less, I had a room and shelter from the sweltering Kyoto heat. Please beware, the owner has severely limited English skills, and her Japanese is okay. However, her Chinese is very fluent. I was able to communicate with her through Japanese and Chinese, and she was doing her best and was very helpful. The single's, no bathroom, tatami room, is extremely small. I am about 5 foot 10 inches, and laying down with my head to the wall across from the door, there was about a few more inches till my foot reached touched the door. Although small, it is clean, and the AC unit was a huge plus. Unfortunately the walls are thin, so you can hear everyone shuffle around outside in the hallway. Furthermore, you can hear the traffic, if you have the room facing the main street (shichido kawaramachi I believe), throughout the night. The price is okay, but you can find better.

Nice japanese style hotel

Good location, close to the Kyoto central station and several bus stops close by. Front desk a small but fine since they house is meant few guests. Staff knew very little english, however it was not a big deal and they tried their best to help. Rooms and the house itself was japanese style meaning no beds, and total silence after 10pm. Floor of the rooms are made of bamboo which gives the "japanese smell", extremely pleasant smell. Loved it! No shoes allowed inside the house. No more than 8 rooms in the house. Steep stairs!
