Welcome to Sunshine's cottage, a cozy waterfront cottage in the quiet Hay Bay area. Perfect for a family reunion. This cottage offers beddings, hotel- style high quality mattresses and stainless steel kitchen appliances. Enjoy this charming and peaceful cottage nestled on 3 acres of land. Take in the amazing lake views from every window and a renowned fishing spot steps from the cottage. The sunrise, sunset and night sky are incredible. Sunshine's waterfront cottage sits on flat grassy land. It is a 1+1/2-storey cottage with 3 bedrooms and 1.5 bathrooms (new renovated).

1st floor : 2 bedrooms + 1.5 bathrooms;
2nd floor: 2 single beds

There is plenty of outdoor space and privacy with a long lakeshore frontage. The property features a fire pit, gas BBQ, dock, Kayak, paddle boat and a resting area close to the shoreline. The water is clean and refreshing with a rocky, slightly weedy bottom so bring water shoes. For the best enjoyment:

Sunshine is max fit for 6 adults + 1 kid Guests have full access to the entire property. There is space to park 2 cars at the entrance of the property.

Hay Bay is the perfect countryside meeting point for a family weekend, which between Toronto, Ottawa and Montreal. Hay Bay is comfortable, well appointed and has just enough luxury to make it special. It’s a quiet waterfront (Hay Bay) neighborhood located in Napanee.

Enjoy the water activities in Summer, ice fishing in Winter, and more spectacular is having a bonfire under the starry night! Napanee where you can sample any variety of coffee shops or chic restaurants.

Take a 15-20 minute drive to Kingston or 50 minutes to Sandbanks to walk the dunes and play in the Caribbean-like waters. Convenient to PEC via a free ferry. There are two waterfront cottages (Joyce & Sunshine) on the 3 acre lot.

These two cottages can been booked together if you have a bigger group (more than 9 pp), or booked separately. Extra guests must be approved in advance.

-> 1 - 1 person Kayak + 1- 2 persons Kayak + 1 shared Paddle boat is provided, life jackets are provided too, you can also bring your own.
-> **NEW** 2 passes (2 vehicles Permit) for SandBank Provincial Park are provided from April 1st - Nov 30th
-> Towels: Need to bring your own beach towels, we only provide hand towels and bath towels. It is not for outside use.
->Please respect water conservation practices in activities and usage
-> Firewood is not provided; you can bring your own

    What a great place to stay for a weekend ice fishing! Right at the water perfect snowmobile access and great fishing. Very clean place with lots of amenities. Would rent again next year!

    We had a good time staying at the sunshine cottage. The views were awesome and the place was neat and clean. Having free access to sandbank beach is awesome. Although we did not enjoy the smell of the water when you shower it won’t stop us from coming back.

    Beautiful escape from the city

    The Sunshine Cottage is a little piece of heaven on the lake. We were looking for a place to stay while our house was getting renovated and we were so lucky to have found this cottage. Communication with the hosts was flawless and prompt. They made sure we had everything we needed and that we enjoyed our stay. We highly recommend Sunshine Cottage to anyone looking for a peaceful retreat.

    Great Easter Weekend

    We throughly enjoyed our 3 nights at the Sunshine house. There were 4 adults and 2-3year olds. I am a birder, so I spent my time outdoors exploring for different birds. The house was well stocked with anything we needed. Newly renovated and very clean!I would give it a 5 star rating.

    Great weekend getaway

    We needed somewhere to stay in the Napanee area so we thought we’d try Vrbo. Luckily we stumbled on this waterfront property on Hay Bay. The cottage is meticulously looked after , so clean and packed full of thoughtful amenities. Shadow was prompt in responding from the time I booked, to the time I checked out. The numerous positive reviews were one of the things that drew us to this property….and they are all 100% correct. Highly recommend !

    Nice quiet lakeview property

    Everything met our expectations. It is a lovely space for a family retreat. The sleeping accommodations are spacious and very comfortable. TV and games provided were good and the fire pit, lake and outdoor chairs is very nice. Given the late season we did not access the water craft. Some minor issues in the kitchen included a grill pan in the oven not clean, and a broken cork screw. I would go there again and hope to sometime soon.

    Perfect getaway

    We really enjoyed our stay at the sunshine cottage.As we entered the home we all noticed the fresh clean smell, it was very inviting. Little snacks and refreshments awaited on the living room coffee table. Perfect ! The kitchen was well stocked with coffee, creamer and other little thoughtful necessities. The rooms were spacious and clean. The beds were comfortable and our son really loved his private upstairs loft to escape all the snoring adults. We were provided with clean towels and a large array of bath and shower products. The cottage also has air conditioning for those warm summer nights. If you want to relax with a beautiful view and enjoy a good barbecue and a warm night by the fire pit. I recommend sunshine cottage.
