Nestled on a gently sloping hillside just 4.5 km from Porto Heli, Villa Emmelia is a newly built home on a peaceful 4,000 m² estate, shared with another villa (used by my family).
Surrounded by nature, the villa offers stunning views over Kounoupi Beach and the nearby islands of Hydra and Dokos.
Designed with respect for local architecture - featuring traditional pebbled stone - Villa Emmelia combines understated elegance with a modern, minimal interior that is both stylish and comfortable.

Interior Layout
The property is spread across three levels. The upper two comprise the main villa, which accommodates up to 4 guests, while the lower level is a fully independent guesthouse, which can accommodate up to 6 guests. There is no internal connection between the two, ensuring privacy and autonomy for all guests.

On the ground floor of the main villa, you’ll find an open-plan kitchen, a cozy seating area, and a dining space centered around a fireplace. The kitchen is fully equipped with essential appliances, including a dishwasher, washing machine, microwave, and filter coffee maker.

The first bedroom is located just three steps above the living area, with a bathroom conveniently next to it. It offers direct access to the outdoor spaces and swimming pool, and can be configured with either a double bed or two singles, depending on your preference.

The master bedroom, located on the upper floor, features an en-suite bathroom, access to a private balcony with stunning views, and a small secluded terrace, ideal for relaxing or enjoying a quiet read.

The spacious living and dining area opens onto a large covered terrace, perfect for breakfast or home-cooked meals with sweeping views of the Greek landscape and nearby islands.

Outdoor Living
This terrace connects to both open and shaded sections. The open area features a private swimming pool (13m x 5m, max depth 2.4m) and an outdoor shower, ideal for sunbathing and soaking in the panoramic sea views. The pool is exclusively for guest use.

The shaded section includes a comfortable lounge area and a BBQ/bar corner, equipped with a gas grill and mini bar, perfect for preparing meals and refreshing drinks throughout the day. Additionally, a ping pong table is available, offering a fun way to enjoy the outdoor space.

The Guesthouse
The guesthouse, located on a lower level, enjoys the same breathtaking sea and island views. It has its own private entrance and operates as an independent unit. Spanning 85 m², it can accommodate up to 6 guests. It features a master bedroom with an en-suite bathroom, and two additional bedrooms that share a large bathroom. The open-plan living area includes a kitchen and dining corner, while the covered terrace provides a relaxing space to enjoy the stunning views. The guesthouse has direct access to the pool and outdoor areas, making it an ideal option for those seeking privacy with close proximity to the main villa.

Comfort & Amenities
The villa is ideal for families, friends, or couples, with all rooms in both the main villa and guesthouse being air-conditioned and equipped with ceiling fans, ensuring comfort during the warm summer months. Wi-Fi internet is provided throughout, as well as satellite TV and Smart TV for your entertainment. Additionally, a baby cot can be provided upon request for children up to 3 years old. The 2,000 m² garden surrounding the villa is filled with Mediterranean plants, including pine trees, laurels, myrtles, and aromatic shrubs, creating a tranquil and relaxing atmosphere.
