The house was amazing. The yard was so beautiful, big, and goes right down to the boat dock. The neighborhood was quiet. The house was well stocked with towels and kitchen accessories, and clean with lots of space. The pictures online don’t even do justice because the house was spectacular! Plus the AC definitely works. We had a wonderful stay and will definitely be coming back. Communication with the owners was on point, answered any questions we had and also gave information when asked. Very quick responses! I’m glad we chose this property for our getaway!

Great location

Nice house with a well stocked kitchen. Huge back yard completely fenced in with a nice dock, two grills, two outside gas fire pits, and plenty of seating for a large group. Very quiet neighborhood and seem very safe. Great location on the lake and everything you may need is within 15 min. Only complaint is the patio furniture and dock could use a good spay down for dirt and spiders. Family caught a load of catfish and had a great time.

A very nice lakeside home off a quiet cove on the west side of Lake Palestine. The house was clean and fully stocked with linens and towels. Our family spent 3 nights in this home and really had a relaxing trip. Plenty of seating and beds for the crew and we didn't feel cramped at all. The backyard was huge. We fished off the dock and caught several nice Catfish and White Bass. The dock had seating, string lights and a gas firepit which made hanging out there after dark really enjoyable. I'd definitely stay here again the next time we are in this part of the state.

Wonderful Family Time

The house is as described. Plenty of room and space to roam. The pictures don’t do the property justice - it’s better than expectations. We had everything we needed to make a Thanksgiving feast for 11. The back yard is big and wonderful with the lake and private deck. We ranged in age from 5 to 90 and everyone was happy. Thank you for sharing your sunrises and sunsets.

Lovely Lake Visit

My family and I enjoyed our stay at this nice East Texas lake house. The view of the lake from the back sun porch was really pretty and sitting out in the dock in the evening was lovely. My teen sons enjoyed kayaking with the kayaks we rented from the owners. Property was clean and had everything we needed. Owner was helpful and answered questions. Overall a very pleasant stay.

Comfortable Home

This house was very nice to stay at, close walk to the lake, close to town and very clean. The host was great to communicate with and gave some solid recommendations. Would definitely stay here again.

We had a great time.

The house is in a great location—easy to access. The water was somewhat low (about waist deep at the dock), but, with the ladder, it was fine for kayaking, swimming, and jet ski boarding. House has all the essentials, a grill, and gas fire pit. And, the yard is huge!

Beautiful Property

This property is exactly as described. The home was immaculate and had everything we needed for a comfortable stay. We brought our grandchildren and they had a blast! Lots of room to run and play. We were able to leave our boat in the boathouse which is a plus for us. The neighborhood is very nice, clean and quiet. We did a little fishing off the dock and our grands caught 18 nice size catfish in a couple of hours. So fun! Savanna, the property manager is amazing! Great communication and immediate response to any questions we had. We tried the restaurants in the area she recommended and she was spot on in her recommendations. Thanks so much for the hospitality Savanna we can’t wait to come back!

Christmas trip

Overall house is wonderful. Just a few issues, kitchen faucet handle is missing a screw which made it loose, but dealt with it. Ants were pretty bad in the house, being owners of a Pest Control company we knew to keep food put up. The house is very nice and in a great location. If we are in the area will definitely stay here

Excellent Family Vacation

The Royal Water is perfect for family very comfortable and offers separation. The backyard is wonderful for kids and adults to run around. Enjoy the back porch with coffee and the sunrise and the sun porch with the sunset and a glass of wine. We will be back

Lovely Lake House

Wonderful place to have a family gathering. There are two living areas and a huge bunk room. Close to town so you don’t spend all of your time in the car. My husband caught catfish while there which made his vacation! I loved sitting in the sunroom reading and enjoyed watching the water. This place was immaculately clean. If you want a great place to stay, this is it! Cannot wait to come back!
