I stayed here with my husband during the Bath Christmas markets for my birthday. The one thing going for this hotel is the location. It’s extremely central to the city centre. We stayed Sunday to Tuesday and paid £325 for a luxury room with garden view. The price seemed overpriced for the quality of the room. The decor was tired and the bath and toilet seat in our room were damaged with cracks/chips. The shower was also poor and had no power to it. On our first night, the fire alarm went off and having not stopped after a minute, we left our room. The receptionist explained it was not real and to return to our room and wait. No apology was given. The following morning we were woken by a handyman or gardener chipping at the garden slabs. Work like that would be much better if organised from a sociable hour such as 9am. The parking was £20 per day. We were notified about this in advance but it seems a high price to charge guests especially as there was ample parking during our stay (2 cars). The one thing we were miffed to was there being a £6 tip per day on our bill when we checked out. I asked for this to removed to the man on reception. I will choose whether I wish to leave a tip and did not appreciate it being added on. The staff should be given £6 from the overpriced room rate if the management wish for them to be rewarded. When it had been removed, the staff members attitude towards me changed and he became offish and discourteous. We would not return or recommend.

Lovely stay close to centre of Bath

lovely little place to stay, central location within easy reach of the centre. We checked in on the last day of the Christmas markets which is a great time to visit Bath. Nothing was too much trouble for the staff. Especially loved the en-suite which had a roomy walk-in shower and heated floor. Could be a bit more eco friendly though, the bar of soap was changed daily, as were the single-use mini bottles of toiletries.

Lovely boutique hotel close to bath centre

Lovely helpful and friendly staff. Great location. Upgraded to the luxury garden view room. Very comfy. Only constructive criticism is having to pay for the £20 a day parking that IMHO should be included for guests.

We stayed her during the Bath Christmas markets. The hotel was great. The room was excellent, very clean, well equipped and beautifully furnished. Breakfast was okay, nothing special, but still nice enough. The hotel staff were friendly and accommodating. The complimentary umbrellas by the front door were a nice touch. My main issue with our stay was the extortionate price. We paid £620 (reduced from £688 due to an Expedia deal), for a two night stay in a deluxe king park view room, admittedly we came during the Christmas markets so can't complain too much, however, the price was still ridiculous, and too much for the quality of room and hotel.

The property is lovely and very well maintained. The staff is welcoming, thoughtful, and helpful. From Marco and Deepali at the front desk to the waitstaff at the bar and in the dining room, all made us feel comfortable and well-cared for. There is nothing to fault at the Roseate. We would certainly stay again if returning to Bath.

Arrived at 10am although we knew check-in wasn’t until 3 pm, allowed us to park up in the grounds whilst we took a stroll into town centre, which was no more than a 10 minute walk. ( before going back to check-in). Staff were very pleasant and nothing was too much trouble. The room was spotlessly clean, and the bed was very comfortable. We didn’t have breakfast although it looked delicious. We will definitely be staying again.

Disappointing error: Hotels.com & the hotel

I booked a deluxe room, King size bed and a view of the Park as it was my Wedding Anniversary. I was allocated a small room, no park view and a small double bed. The room was on the ground floor, next to the hotel entrance and with the reception desk outside the door. It could not have been further from the luxury I had been expecting - it was noisy and intrusive. The hotel explained that the error had occurred between Expedia's (Hotels.com) system and theirs and that, as the hotel was full, there was nothing they could do about it. I explained that it was a special occasion and though the staff were sympathetic, there was nothing to be done. They sent champagne to the room and offered a voucher for a replacement stay any time in the next year. I have yet to receive the voucher, though I look forward to a better experience next time. I do not book hotels in order that I can have arguments with the proprietors - it is very stressful and unwelcome. My anniversary was spoiled and that is non-recoverable, despite the best efforts of the staff who had to deal with the fall-out of the mistake.

This was a beautiful property in a quiet area opposite Henrietta Park but within minutes of walking to central Bath with its wide variety of restaurants and shopping options. The staff were terrific-courteous, friendly and helpful. There is a cosy bar where you can get lovely cocktails as well as good wines and the usual other drinks. Breakfast was freshly made and delicious. My room was very well decorated in keeping with the heritage nature of the hotel. Lovely Penhaligon products. I intend to stay again. Highly recommend.

Good hotel, a bit overpriced

Amazing breakfast (pancakes with roasted bananas were incredible). Overall the rooms were in fair condition but nothing amazing. The fixtures and fittings are a bit dated and the bathroom could do with a refresh. The staff was helpful and polite. The location is very central, right next to a park. It’s an ok hotel but a bit overpriced.
