Pros: very easy and short walk to La Ropa beach and restaurants, pool was excellent, large cooler/ jugs of water provided were wonderful, outside area was very nice and well kept. Felt safe. Stayed in unit 5, great views of the Ocean. Large fridge and microwave were excellent to have. Staff and owner all very nice. AC and fans were a life saver. Comfortable bed. Cons: ants in the kitchen/ living room area a constant ( very small ones), shower didn’t drain properly, always standing in ankle deep water, poor shower head got water on the floor and drenched the bath mat daily. super old stove. No table/ coffee table inside for eating ( too hot to eat outside), No luggage racks, no towel hooks or bars in the bathroom so had to hang bath towels and mat on the door handles or over top of bathroom door. No info in room about anything such as recommendations of where to eat, shop, visit.

This is a excellent property to stay in Ixtapa. Luis the owner and his staff hospitality are incredibly kind always willing to make your stay as comfortable and pleasant as possible. I stayed in unit 8 which is one of the highest units available from street level. .There are a lot of stairs to get up to the unit so if someone has mobility issues this could be a problem. the view of the bay from the room is incredible. the bedroom and the bathroom are a large size. bed is large and comfortable. T he terrace facing the bay is ample space with a kitchen stovetop, sink, fridge very nice. The property is a 2 or 3 minute walk to Playa La Ropa. In my opinion the best beach in Ixtapa. Quieter area which is nice for some more liveliness downtown is about a 20 minuite walk or 5 minute cab ride. I highly recommend this property and Ixtapa beautiful beach town

This is a lovely boutique hotel with a beautiful roof top restaurant overlooking an infinity pool to the ocean. It is situated within a short walk to La Ropa beach and many dining options. There is a second pool near the office. The suite was clean and spacious with a kitchen, living room and bathroom with a large shower. We stayed in a suite with two beds and the room was very comfortable. The owner Luis was easy on site and made us welcome. It was a positive experience.

Great Views and Price

This place was amazing, we will definitely be staying here again! It was a 5 minute walk to La Ropa beach and was about a mile from Playa Principal, where the open air market is, which was a $5 taxi ride. The staff were so accommodating, I felt very comfortable the entire time! Everything was very well kept and the rooms were perfect. I basically just wanted a vacation where I could wake up and see the beach and hear the ocean and this place fulfilled that to the fullest!

Great views, safe, few guests, pool, impeccable grounds, new restaurant top of property, OXXO close by, several great restaurants including Jungle Pizza and Trattoria Gianni. La Ropa beach, Thompson resort steps away. Taxis cheap and plentiful. A couple suggestions: a welcome list w wifi info, atm locations, coffee and soda to get you started. Tips: carry small bills for tips, tote bag for groceries etc. Top units best to mitigate street noise. Loved our stay!!

We had a great stay. The bed is very comfortable and the a/c works well. The villa is clean and it has lots of unique homey touches. The view is spectacular. The owner and staff were available and attentive, and the pools are very nice. Don’t miss the happy hour at the restaurant upstairs! We will be back.

We enjoyed our stay at Villas San Sebastián. I liked that there was a locked door at street level to access the grounds. The villas are located on a hillside, so you must be able to climb stairs, ranging from about 30 stairs to 100, depending on your villa’s location. All villas have an outdoor kitchen, bedroom and bathroom with shower. Our villa, No. 6, was nicely tiled but could use some updating. The view of the bay from our terrace was sensational. The walk-in closet was not air conditioned and had a small opening with bars and a damaged screen, so we did not keep our clothing in there and pretty much kept clothing in our suitcases. The pool is small but clean. While we were there, a new pool complete with bar and small restaurant opened, but it is located near the top of the hill. We easily walked to shops and restaurants near and on Playa La Ropa. The walk back was uphill. All in all, I think this property provides good value in a central, off-the-beach location.

Villa San Sabastian Hotel

Great hotel with stellar views! Comfy bed, enough pillows, nice shower. The pool is small but comfortable. The keys to room are old and should be changed, but the place is safe and secure. The only thing we did not like is the traffic and noise along the street.

I can’t say enough good things about this property. The room was spotless and kept that way by the team of housekeepers. The room was large with a king sized bed, sitting area and kitchen area and had its own terrace which provided an incredible view of Zihuatanejo Bay and La Ropa beach. The pool was very inviting and sparkling clean. The beach is only about a 5-10 minute walk. I wouldn’t hesitate to stay there again!

Next time I would like a unit that was a little lower. Number 8 had quite a few steps. Loved the view, the towels, and the bed, the shower! Lighting could have been a little better. Kitchen was great. People were so kind. Location good.

Views for days

We really liked our room, it had a beautiful view of Zihua bay. Everything was very clean, it was nice to have our own small kitchen. The only thing that was a little tough were the three flights of stairs up to our room.
