Luxury doesn’t necessarily mean flamboyant decoration and excessive furniture; Kapodistria Villas is the finest example of luxury through a minimalist approach. Two newly built villas that combine close proximity to a famous tourist resort with serenity and full privacy.

The complex consists of two similar villas that can also be hired together by bigger groups, as the total capacity of both villas is 15 guests. Each villa has its private terrace and swimming pool.

INDOOR SPACES
Kapodistria Villa 1 spans 120 sq.m. and features three bedrooms and three bathrooms, offering a spacious and comfortable setting for a relaxing stay. The ground floor (65 sq.m.) boasts an open-plan layout with a bright living area that includes a double sofa bed, a fully equipped modern kitchen and a bathroom with shower. On the same level, there is also a bedroom with a double bed. Both the living room and the bedroom enjoy direct access to the balcony and the swimming pool, seamlessly connecting indoor and outdoor living.

The first floor hosts two elegantly appointed bedrooms, each with its own en-suite bathroom with shower. One bedroom features a queen-size bed, while the other offers two single beds that can be combined into a queen-size bed upon request. Both rooms open onto a spacious balcony, where you can unwind while enjoying relaxing views of the sea.

OUTDOOR SPACES
The outdoor area is equally impressive, featuring a fully fenced setting surrounded by lush olive groves. It offers a stylish outdoor living space, a built-in BBQ with a dedicated dining area, and a charming hammock—perfect for moments of relaxation.

PRIVATE POOL
At the heart of the outdoor area lies a fantastic swimming pool (3.50m x 6.50m), surrounded by elegant sunbeds and parasols—ideal for moments of pure relaxation

Gorgeous, comfortable villa

Our family stay here at Kapodistria was simply wonderful, and left us with many cherished memories. The hosts were exceptional providing us with a surprise Greek dessert and a main dish unique to Zakynthos as well as wine and olive oil gifts. They were most generous and helpful during our stay. We highly recommend you stay here if you get the chance.

Fabulous villa

Villa is fabulous, everything you would want. Had a welcome pack of some bread, fruit, water, olive oil and some wine. The outside is surrounded by olive trees. You can see the sea from the balcony. Beds are very comfortable. Definitely recommend this villa. The GPS coordinates are accurate, you drive up the slip road to the hotel

Es handelt sich um ein neues Haus, die Einrichtungen sind OK, die Lage cca. 1 Minute Autofahrt nach Tsilivi. Allerdings liegt das Haus direkt in der Start- und Landelinie des Flughafens, so etwas gewöhnungsbedürftig da sehr laut. Ausstattung: angenehm Bademäntel und Poolhandtücher, Grill und Sitz- und Liegemöglichkeiten, Küchenausstattung fürs Kochen etwas dürftig. In den Schlafzimmern ist eine Alarmanlage installiert, die während der Nacht mit einem blauen Licht nach jeder Bewegung im Bett kurz anleuchtet - für Leichtschläfer ziemlich unangenehm. Bei der Anreise funktionierte für zwei Tage die Spülmaschine nicht - bei einer 6-köpfigen Gesellschaft etwas lästig. Das Pool wurde wiederum für eineinhalb Tage wegen sehr schlechter Wasserqualität nicht benutzbar. Alles wurde von den Besitzern behoben, der Urlaub hat es trotzdem etwas gestört. Ansonsten sind die Eigentümer sehr gastfreundlich, hilfsbereit und zuvorkommend.
