Perched on the heights of Théoule-sur-Mer, Villa Joséphine welcomes you into a calm and relaxing environment. You will enjoy exceptional panoramic views over the Mediterranean—an ideal setting for a holiday on the French Riviera. Its greatest asset: the sea and the beach are just a 15-minute walk away.

With a surface area of 100 m² spread over two levels, this five-room villa has been designed for family comfort. The air-conditioned living/dining room opens onto a large picture window, offering constant sea views and direct access to the terrace. The kitchen is separate and fully equipped, making meal preparation easy. A laundry area on the lower level, with a washing machine, is particularly convenient for longer stays.

The sleeping area comfortably accommodates up to 6 guests in 4 bedrooms (only one of which is air-conditioned), most with direct access to the pool, ensuring privacy for everyone.

A closed garage for two cars is also provided.

Traumhafte Lage

Das in den Fels gebaute Haus hat einen traumhaften Weitblick und ist sehr ruhig gelegen. Anspruchsvolle Ausstattung in den Wohnräumen und Küche, Technik funktioniert. Grosses Plus auch die geräumige Garage. Leider überhaupt nicht ansprechend sind Bad und 2 der Schlafzimmer. Schlechter Geruch und veraltete Ausstattung lassen einen das Badezimmer meiden, eher schlechte Raumatmosphäre im unteren Stockwerk. Vegetation im Garten und am Pool auch eher mittelprächtig. Daher Preis-Leistung nicht unbedingt im Verhältnis zueinander.

+ toller Blick; sehr gute Küchenausstattung; sehr ruhige Wohngegend; Naturstrand zu Fuß zu erreichen; schöner privater Pool mit Pflegeservice 1x pro Woche; seriöse Agentur; schöne Bettwäsche und Handtücher; insgesamt unkomplizierter Aufenthalt und unkomplizierte sowie nette Abwicklung durch die betreuende Person - ein Doppelbett war extrem weich; Gasgrill war schmutzig; vereinbarter Termin zur Schlüsselübergabe klappte nicht, wir mussten 45 min warten; für ein Haus für bis zu 8 Personen sind zu wenige Stühle an den Esstischen

Vue exceptionnelle, d’ailleurs insuffisamment mise en valeur dans l’annonce ! C’est encore mieux.

Maison à fort potentiel bénéficiant de terrasses, et d’une vue à couper le souffle ! Belle partie supérieure - séjour, cuisine, terrasses… …Mais des détails à revoir dans les chambres / partie inférieure (pas de second WC pour 7/8 personnes, SDB et 1 chambre dans la roche un peu insalubres, marches trop hautes dangereuses la nuit, mobilier banal, pas de clim dans 3 chambres / 4 et les équipements « à l’économie » pour ce prix (manque de parasols sur les terrasses et de chaises longues, vieux équipements délabrés - parasols HS - laissés près de la piscine, pas d’éclairage des terrasses, de la piscine - projecteurs sans doute HS - et du jardin…) Bon service et accueil de notre hôtesse, Corinne, personnel d’entretien présent. Globalement nous sommes contents de notre séjour en famille, grâce à la partie supérieure et à la vue.

Wunderschön

Wir haben eine Woche in diesem wunderschönen Haus verbracht und uns sofort sehr wohl gefühlt. Das Haus bietet alles was man von einem Ferienhaus erwartet. Hervorzuheben ist die fantastische Lage und der traumhafte Blick. In wenigen Minuten ist man in Théoule sur Mer. Morgens schnell frische Croissants und Baguettes holen - gar kein Problem. Und auf dem Weg dorthin wird man die ganze Zeit von dem wunderschönen Blick auf Cannes, Cap d' Antibes und die Îles de Lérins verwöhnt. Der Pool und die Außendusche sind wunderbar erfrischend und auch von hier hat man einen fantastischen Blick auf die vielen Yachten und Segelboote, die sich auf dem Meer tummeln. Das Haus ist schön und praktisch eingerichtet mit kleinen Dekodetails die Freude bereiten. Rundum sind wir sehr zufrieden und kommen gerne wieder!

Superbe villa , bien équipée , vue magique et proche de la mer avec des petits efforts de grimpette au retour ! C’est pour les sportifs … Point négatif : un seul WC ce qui est trop juste de plus dans une salle de bain … et autre petit point négatif une chambre est dans la roche et est très humide . Sinon tout le reste est juste PARFAIT !

Magnifique !

Très belle location à la situation de rêve, offrant une vue imprenable sur la baie de Cannes ! Emplacement idéal permettant de découvrir la côte, de Saint-Tropez à Monaco. La villa offre une cuisine et un séjour parfaits sur une très grande terrasse qui domine la Méditerranée. Un spectacle exceptionnel sur les îles de Lérins, Cannes, Mandelieu-la-Napoule et la baie inondée de soleil, sillonnée par les bateaux et navires… de jour comme de nuit, avec les feux d’artifice, vous pourriez rester huit jours sans autre activité. La piscine en contre-bas de la terrasse est la bienvenue pour se rafraîchir avec ses transats face à l’horizon, que du bonheur ! Grand garage pour voiture apprécié. Très bon accueil ! Seul bémol, la présence d‘un seul wc dans la salle de bains pour les huit personnes admises… Je n‘avais pas repéré cette précision dans l’annonce. Un grand merci pour ce très beau séjour.
