Great access to the beach; easy parking; the house was clean- floors seemed a bit gritty/dirty- but I'm sure with it being on the first floor it's a bit tougher to have it spotless. It presented very clean and appealing; the only issues were that it is an older home and there is a step down from entry floor to the living area- steps were marked on one side of kitchen counter - but main entry not marked and floors are white- we had a daughter with a new baby and she fell missing a step while carrying her baby and my husband fell - he wears bifocals-and that made it harder to see -these steps need lighting/color change something more for safety reasons- daughter had bruising and baby was safe from bad fall-husband had bruising from fall as well- but - overall- it was a very nice place with usual home issues that could be easily fixed ( toilet paper holder falling in master bath/one towel holder in master bath not in wall- found in a drawer; queen bedroom: no headboard and only one accessible outlet under windows and there is a power outlet under the rug in the living area?- it wasn't in use but you could feel it if you walked across it)- those things being said - it was a beautifully located unit with easy beach access - comfy living area and we truly enjoyed it( minus the falls due to steps) - I feel the step issues could easily be remedied for safety - and we honestly would rent again. We had a lovely time and the office staff were so very pleasant, kind, helpful and quick.

The good, quiet and right on the beach. First coffee cup I picked up to use was dirty, as were most stacked plates. Some of the drawers were just hanging. The bar stools made no sense since they are too short to use with the counter. Just a bit out dated for the money paid.

Host was welcoming and helpful when the AC stopped working. They were unable to get anyone out there during the night but it was fixed by mid-morning the next day. The property itself could use some updating. We’ve stayed at Sugar Dunes several times and are aware it’s an older building but the pictures made it seem like this property was in a better condition than it actually is.

The patio was extremely nasty. In need of a major update. The bathroom in one of the bedrooms was dirty when we arrived. The couches were dirty and stained. The parking situation was terrible. I would not recommend this complex to friends due to the HOA and shape of the condo.

The master bathroom is not what is pictured on the website. There is no tub. It appears to have been in the middle of remodeling. There was no mirror or towel racks.

Dirty and very outages. Bathroom is nasty with missing drawers and water damaged cabinets. Brown stain on bedspreads. Sand everywhere. Overall dirty. Zac broke one of the nights. Awful- run from this place.

We love the location of these condos, however, number 7 does need a lot of work. There are broken tiles, mold in the window seals, some of the deck boards feel weak, the front door knob/lock needs replaced as well as the one going to the beach. Some of the drawers were broken. The people working the beach, chairs, etc., were extremely amazing and always helpful. The spaciousness of the condo itself is always a positive. With that said, we do plan on coming back next year.

Location great. Updating and cleanliness terrible.

We love the location. Generally staying in this area. Convenient to a lot of restaurants, etc. This particular condo is in desperate need of updating and supervision of the cleaning process. Master tub had dirty sand in the bottom of it, and in the window seal behind the bathtub there was a lot of filth. After wearing socks on floor for short period of time, they were gray and black. Thick, dust, standing on baseboards & outlets. Couch covers need washing or replacing.

Perfect location!

Love the location and the private beach. Enjoyed coffee and breakfast on the porch every morning as well as watching the sunsets in the evening. Condo was comfortable and well stocked with everything we needed. As others have said, only thing we’d recommend is that all the bathrooms really need updating. Especially at the price point we paid. Also, my husband and I couldn’t take a shower at the same time. The hot water would only work with us taking turns. If we showered at the same time, one of us would only have cold water. Made it a bit inconvenient if we planned on going out for the evening but it was manageable for just the two of us. If there are more staying in the unit, it would be a bit more difficult. Other than that, we really enjoyed our stay!!

This condo needs work

First, I’ll say the good things. We love Sugar Dunes. It’s an excellent location. The condos are right on a private beach, and you can access the beach from stairs on the balcony. We are spoiled to this place! This was our third stay at Sugar Dunes, and it won’t be our last. Having said that, the individual condo needs A LOT of work. I could look past the chipping paint and molding in the bathrooms (although it’s such a simple, inexpensive fix, why wouldn’t you spruce it up?), but there is mold around all the recessed lighting in the condo. Water constantly dripped on us from the ceiling vents. We could have literally pressed hard enough to put our foot through the rotted floor in one of the bathrooms. The dryer didn’t dry (which they came, and it was better, but still not great), and two of the shower heads only dripped water when turned on full blast (also fixed while we were there by them replacing those shower heads). They got it right on the beds. Super comfy. You can stay in a much nicer condo anywhere on this property for the exact same price. Don’t stay here!

Buyer Beware

Property Manager requires renter to sign multi-page agreement with lots of penalties up to $500 each. Property falling apart. No remodel. Disgusting rot everywhere. Black mold. Green mold everywhere. No curtains in master bath. Toilets were elementary child size. Great location and access to beach. I have pictures of mold and run down

Loved being right on the beach

For a beach house, this was the least sandy beach house on the inside I have ever stayed at! Everything was clean and nice. The Master Bathroom is in desparate need of updating but everything else was updated and clean! I would stay again!

Beautiful views from the deck

Note for future renters , make sure you get a gas golf cart if that is your option as there is not an area to charge an electric golf cart. Would be nice to have a rug on the inside near the patio door to pick up any extra sand from being tracked in. We could have used a pizza cutter and some pot holders. Other than these nit picky things the views and stay was amazing ;). Great time of year to go before the spring breakers arrived.

60th birthday trip

The back deck and access to the beach were amazing. The sliding glass door is very hard to open and close. The kitchen and living and dining areas were roomy and comfortable. You need a few more coffee mugs. The beds were comfortable and the bathrooms were ok. No problem for us since we only stayed 3 nights but they could use some updating. The unit was clean and airy. Overall a great place.

Great place!

Very nice place right on the beach! The only drawbacks were the very hard to open and close sliding door and the bathrooms need updating. Otherwise it’s a great property and we loved our stay.

Sl;iding glass door

We have stayed here numerous times and love the unit and location. However the sliding glass door is badly in need of replacing. We could hardly open or close it and the maintenance man couldn't do anything with it. We had trouble with it the last time we stayed here and nothing has been done about it. Condo was great. Lovely view. Fabulous location. Layout is wonderful for multiple guests. Kitchen spacious, lots of room for everyone to sit. Larger patio. Super close to beach which we loved. Bathrooms need a makeover but I would definitely rebook for next year.

We love Sugar Dunes!

Sugar Dunes units can’t be best. We stay several times a year in various years. You walk right out to a private beach access. Outside closet was stocked with some sand toys and boards. We always rent chairs and umbrellas from Spyglass to avoid carrying too much to the beach. Property managers were excellent! Condo is a little outdated and not super clean but we came for the view and the 30A food and didn’t plan to stay inside much.
