Great location/property

Casa Viva was the perfect retreat. Having grown up in Santa Fe, NM, I chose this home primarily for its prime location—within walking distance of the Plaza and close to all the attractions we wanted to explore. The house was impeccably clean, and the multiple patios provided a serene and relaxing atmosphere. The rooms were spacious, each featuring its own full bathroom, adding to the comfort of our stay. While the upstairs half-bath toilet made a peculiar sound after flushing, and the Wi-Fi signal was stronger downstairs than upstairs, these were minor inconveniences. Parking was a bit tricky, especially when family came to visit, but a helpful neighbor suggested alternative parking spots, which made things easier. The neighborhood was exceptionally quiet at night, adding to the overall charm of the stay. The management company’s staff was very friendly, and picking up the keys was a breeze—just a five-minute drive from the property. I would highly recommend this home to anyone looking for an authentic Santa Fe experience.

Amazing stay except...

The property was beautiful and cozy. The whole trip was awesome. One thing was an inconvenience that we assumed had been taken care of. We had read a review of the property that stated the heater wouldnt shut off. The property managers responded to the review that theyd get it taken care of immediately. We assumed it had. Had to sleep with windows open in the bedrooms to stay cool. The house reached 88 degrees with outside temp under freezing. I believe around 22 degrees. With the windows open we slept great. Floors were heated so that was nice too. We were out of the hose during the day skiing but when we would return it was quite hot. With all 3 thermostats turned to off.

Nice spot, the checkin process was a bit of a hassle to have to drive 10 min to pick up and drop off keys. The condo was also extremely warm when we arrived and the heat did not seem to want to go off, making temp regulation inside difficult. Other than that it was great for our purposes!

The condo was spacious, clean, comfortable, well stocked, and has several outdoor spaces. Though we would stay Casa Viva again the lack of a/c during the warm months could make the house uncomfortable, also I imagine 4 wheel drive would be necessary to exit the driveway during ice and snow.

We were so impressed! The condo was spectacularly clean and well-appointed. We loved the views from the upper decks. They layout was perfect for two couples, one with a teen son. Hard to tell from the photos, but one bedroom actually has another (third) small bedroom adjacent, so their son had his own little nook. We had a minor issue with one toilet, which was resolved very quickly. I reported it late morning and the repairman was there within just a few hours. Kokopelli Properties impressed us! We will absolutely be using them again.

Very nice unit

The unit was very clean, bedrooms large, kitchen well/stocked with high quality equipment. Although the location is close to the downtown and the plaza, it sits at the top of a large hill, so that needs to be considered when if you want to walk. We had problems with one of the toilets, all low flow and the heating system. Maintenance came by several hours after I called and fixed the problems. But property manager said the toilets (Kohler) were problematic. Heating system is radiant floor heat, so not very responsive if change room temp. Only one wash cloth got three bathrooms. Very limited TV options, only local channels without cable. So not even CNN, ESPN.

We had a great time, the property has great views, and it was pretty well supplied with most essentials (take what you consider really essential or ask beforehand). Our main problem was temperature regulation, which actually wasn’t possible except by opening doors. A minor issue—the washing machine’s lid isn’t attached, and bring your own detergent.

Beautiful space - close to downtown

A lovely house, 15 minute walk from the center of the town. We were only three, so space/crockery was not an issue. I think that with 5, it might have been. Also note that one bedroom is self contained; the other two are interconnected - i.e. you have to go through one bedroom with double bed to access the smaller bedroom - that has a single bed. Location was great. Balcony with good views across the town. My main complaint is the price - and the way in which final cost on VRBO is so opaque. You cannot believe the sticker price at all. The final price is anywhere between sticker price +30% and sticker price + 50% .

Great location in Santa Fe

This was a great spot for our Santa Fe vacation, close to the downtown plaza, with lots of restaurants and grocery stores nearby. Clean and spacious, with a nice kitchen. We enjoyed the sunset views from the living room. It was too cold to take advantage of the outside spaces, but there was a nice balcony and patio as well. Beds and furniture were comfortable. Be aware that you have to pick up and drop off the keys to the property from a different location. Would definitely recommend!
