Absolutely loved this charming hotel! Located a few blocks from State Street, it was convenient to shopping and restaurants (a far walk to Stearns Wharf but doable). The staff was welcoming and friendly, offering happy hour complimentary white/red wine and cookies and milk later in the evening. In the morning, coffee and delicious scones/muffins and fruit are offered on the sun porch. The grounds are beautiful!! A lovely garden with different seating areas offers a quiet, relaxing space to sit with wine or coffee. The flowers smelled so fragrant which was an added bonus. I wish we were staying more than 1 night to enjoy the gardens more. The rooms are actually in outer “cottage” buildings. Our room had our own little patio with a bistro set. It felt very private. Our room/bathroom were small but comfortable and quaint. The only drawback was that the guests in the adjoining room were up at 6 am and we could hear them walking around, packing etc. Other than that, it was the perfect place to stay. Absolutely loved it! *There is also a new, upscale restaurant located on the property, separate owner. We did not try it.

This is such a cute little property! Nice little cottages s-read out around a beautiful green garden courtyard. We throughly enjoyed sitting in the gazebo enjoying the coffee in the morning sun as well as the comfy Adirondack chairs in the evening with a complimentary glass of delicious wine! The location is excellent for walking around enjoying the cute shops and many dining choices!

The staff was super nice! The cottages were so cute and clean, and the garden courtyard was pretty, too! Amenities were great and then just adding the Oreo cookies with milk was perfect! Would recommend to everyone!

Our stay at the Upham was fantastic. We came for Valentine’s Day weekend, the room was extremely spacious, and the property felt like a true getaway, beautiful garden to walk through, free parking. Very walkable to other restaurants. Would highly recommend, especially for couples. I will add that it is also connected to a great bistro that had an amazing happy hour with great staff.

Clean room, beautiful gardens, comfortable bed and pillows. I have stayed at the Upham many times over the years. Pre Covid they offered a lovely breakfast and Happy hour. The breakfast now consists of dry pastries and nothing is offered but a glass of wine for Happy hour. No toiletries We use to enjoy sitting in the garden enjoying both. Very disappointing- won’t stay there again.

The hotel itself is beautiful. The grounds are hidden fron the street and it really opens up once you're inside. The room and the whole property was clean. The staff does a good job at keeping it that way. They were very helpful. Parking can be a pain but we didnt need our car much. There are plenty of places to eat that are walking distance.

Firstly we were greeted with a warm welcome by Anna who was working the front desk. She was friendly and very helpful in upgrading our room as booking on line with Expedia didn't get me the cottage I thought I was booking. Now I know it's better to book with them directly as this was our 1st time here. The grounds were lovely, very well kept and clean. I always saw someone cleaning and the staff were all friendly. The King bed cottage we stayed in was clean and in a great location. Has a view of the garden area, as well as a seating area on the front patio of the cottage. Bed and pillows were comfy, very roomy shower. Only a shampoo/conditioner in 1 in case you want to wash your hair, bring your own. Was a nice surprise to have the coffee and variety of croissants and scones offered for breakfast in the front sitting room. As well as apples and tangerines in the check in area pretty much always. Cookies and milk are offered at night too, nothing fancy but nice gesture and happy hour which is pretty much just wine between 5-7pm. I do think some cheese and crackers would have been great with it, but honestly a Beautiful Hotel all around. Will definitely be back!
