Hotel is very clean, staff is very nice, breakfast is great just 1 block from the hotel. hotel is small, and old fashion, the only downside is that elevator is very small with wooden doors all written names and draws .. that make the hotel feels like old… other than that, great place to stay 2 nights. location is amazing.

The room was extremely clean, with big windows and AC. Breakfast included although you have to walk 2 blocks away from the hotel and the service wasn't the best. Everything is within close proximity to the hotel and easy to get around. I would stay there again without the breakfast option.

We stayed three nights at Spagna Ave and overall had a lovely stay. The room was a bit on the small side, but it was clean, quiet, and comfortable, which made it a great base for exploring Rome. The location was excellent — very close to the Spanish Steps and many other major sights, with lots within easy walking distance. We really appreciated being able to explore so much of the city on foot. The hotel staff were also very helpful and friendly during our stay. Breakfast was excellent each morning, although the breakfast restaurant was about a five-minute walk from the hotel itself. The only downside for us was that there was no coffee available in the room. Since many places nearby don’t open until around 7 a.m., we found ourselves walking to McDonald’s down the street for early morning coffee. Overall, though, it was a comfortable and well-located hotel for a Rome stay, and we enjoyed our time there.

The property was clean but with detergent that smelled vinegar; they change towels only every 3 days unless you pay extra. Staff was kind. We opted out of the breakfast because it cost $14 Euros per person and we saw the bread arriving in plastic bags like Pom bread. The location was stellar.
