the location is great ,,, out the right in the spanish steps and to the right down the street was a taxi stand... the rooms are standard and a little small but clean. daily maid service but keep in mind these are rooms with no real amenities! if you have a problem with stairs this is not for you is there is no help with luggage and they need more railings that go all the way up! again for the younger crowd on a budget this is fine

As soon as our plane landed, I received a call stating this hotel was not “accessible” for us and we would need to stay in one of their other properties. Not the greatest start. No elevator for heavy suitcases, the property we were diverted to (Max Ripetta Rooms) was ok, but honestly nothing to write home about.

We entered through what looked like a fortress door. Went through a dank cement area—looked like a ghetto. Extremely steep, long flight of steps. No elevator. Cracked my suitcase leaving as it got away from me and barreled down the stairs narrowly missing my son-in-law. The place looked NOTHING like it was advertised. TOTALLY CATFISHED! It was musty and depressing. We had spent all day traveling from Capri via boat and train and we were exhausted. Arrived there about 8:30 pm and immediately started searching for another hotel. Finally found one and checked into the new hotel the next day. Had to spend an additional $1,500 for the new hotel. I will be contacting Hotels.com and my charge card company seeking a refund. This “hotel” was more like a prison.

This was a last minute splurge in Rome, so convenient and perfect locale for work and meetups. Comfortable, spacious room. Very quiet, Marco was lovely, easy checkin and ease of checkout. Glad to know it’s there, will recommend to friends.

The room was beautiful! The AC was not working at its best but they tried really hard to fix it. Overall, wonderful neighborhood and great room! They stocked our fridge with free cold waters, juices, and snacks everyday! It is a room not a hotel. But the owner will get back to you right away.

What to say about Canova Rooms at the Spanish Steps? I enjoyed my time here, but they have plenty of room (pun intended) for improvement. The room quality is a little dated per the photos, but the rooms are very clean, and the daily room service was fantastic. The location of the Canova Rooms could not be any better and I would say this is the nicest neighborhood in Rome. Be warned, the mattresses are very firm, and that is saying something since I am not the picky type. We did have problems with our digital room keys. I booked two rooms and the keys stopped working for both. This is not the greatest since this is not a hotel, and the desk hours are between 10AM and 2PM. I had to call the manager for resolution multiple times, and I suspect this has been an issue for a while. The minibar is two waters and two weird Italian juice boxes, nothing special. Overall, the rooms are okay.

The pictures definitely mad this place look nicer than it was. There were dirt marks on wall and furniture. The table was old and not sure I’d sit down and have a meal at. The balcony was nice but overlooked an alley way. The steps were steep going to the room- difficult with larger luggage. There was no one at the office during the day when questions might have been asked. The main door to the rooms were reported to the manager that the door would not lock, but nothing done. Just disappointed. However, quieter part of town. Oh, no parking- so definitely come in taxi!

Just an okay experience

If you expect to have a front desk, concierge and a big hotel entrance this place is not for you. This is not a hotel. The size and the location of your room depends on the number of guests you reserve the room with. If there are only two guests, you’ll get the smallest room in the building. Pros: - Location is great 5 minutes from the Spanish Step Cons: - Rooms are very small and very basic - No frills or any hotel amenities. - Beds and pillows are not very comfortable. - No window access to the street, if you stay in the smallest room. The only view is to the internal corridors.

Great location and hotel. Lots of stairs but really appreciated the water restock everyday. Friendly staff upon arrival. Just took train from airport to Termini and then metro to Spagna station. Very easy.

The location is excellent and the room was clean and comfortable. It is only staffed 3 hours per day which is a negative. If questions arise outside staffed hours communications are tedious. For instance we were not given the code to the outside door and couldn't get back in that evening. We left messages for the staff but luckily another guest came by and let us in. Other guests had trouble getting into their rooms. Nonetheless the staff was helpful and friendly when they were around. The Italian to English translation was the problem. I would stay here again.

This place gets a 5 star rating for location but the room didn't look like the pictures. No TV in second bedroom, lighting in master is not good if you want to sit at table. Beds are very uncomfortable and pillows too. Refrigerator didn't work well. Wallpaper in master scuffed up and appears dirty. Courtyard walking in had trash around. Location-great Cleaned daily-great Views from windows - not so nice I wouldn't consider this a hotel more like a vacation rental
