📝 House Rules

Occupancy & Visitors
• Reservation must reflect the total number of overnight guests and any daytime visitors.
• The maximum occupancy limit applies at all times.
• Unauthorized guests or visitors may lead to cancellation without refund and a $250 fee.

Check-In / Check-Out
• Check-in: 4 PM or later Check-out: 10 AM.
• Early or late check-out subject to availability and additional charges.

Cleanliness & Condition
• Professionally cleaned before each stay.
• Minor wear or cosmetic marks do not qualify as unclean or uninhabitable.
• If additional service is needed, reasonable access must be allowed.
• Excessive mess or evidence of smoking may incur a $250–$500 cleaning fee.

Refunds & Cancellations
• Refunds apply only if the property becomes uninhabitable because of a verified safety or utility failure not resolved within 24 hours.
• Early departures or refusal of service access void refund eligibility.

Noise & Events
• Quiet hours: 10 PM – 8 AM.
• No parties, events, or loud gatherings.
• Noise-monitoring devices (non-recording) may be used for occupancy compliance.
• Violations may result in removal without refund and a $500 fine.

Pets
• Only registered pets permitted; $75 per-pet cleaning fee applies.
• Unauthorized pets result in a $250 fee plus cleaning costs.

Smoking
• Smoking or vaping indoors is strictly prohibited.
• Violation results in a $350 odor-remediation charge and possible eviction.

Property & Safety
• Report damage promptly.
• Tampering with exterior cameras, locks, or safety devices is prohibited and subject to a $500 fine.
• Use of facilities is at guest’s own risk; host not liable for accidents, injuries, or personal property loss.

Agreement
• Booking confirms acceptance of all rules and associated fees.
• Violations may result in immediate termination of stay without refund and recovery of additional costs if applicable.

Additional Guest Policy
The nightly rate includes accommodations for up to two guests. Each additional guest beyond two incurs a $45 per-person, per-night fee. All guests must be listed on the reservation before arrival. Bringing unauthorized or unregistered guests onto the property is a direct violation of the rental terms. The host reserves the right to cancel a reservation without refund if undisclosed guests enter or remain on the premises.
