Beautiful newly built home in Ovation - brand new to the rental market! Ovation is a premier gated neighborhood on Cape San Blas. Tusk has easy access to the bay and is less than a 5 minute walk to the gulf. With three stories, with 4 bedrooms and 4 baths, there is room for your whole family! The amenities include a spacious garage for beach toys and cars, a first level with 3 bedrooms with private baths, and an upper level with another bedroom and living, kitchen, dining and ample decks all around to witness the awesome sunrise and sunset views the Cape is known for! There is a ring doorbell at the front of the property for security. Guests also have access to Ovation's two community pools, hot tub, tennis/pickleball courts, and limited access to the fitness room (subject to COVID-19 restrictions). NOTE: Ovation does not allow boats, boat trailers, utility trailers or RV's to be parked in the neighborhood.

Great Spring Break
Our spring break stay was great! The house and the location were great. The views from the top floor are gorgeous and the swing was so relaxing. There are a lot of stairs to climb to get to the top but it is worth it!

Host was very accessible.
Pool wasn’t heated as stated. Workout room not available to guest. Pickle ball courts they enjoyed along with beach access and the location.
We had to purchase a pack and play for our little.
Perhaps consider purchasing a baby gate for stairway as a safety issue and a pack and play for future quest. Overall we enjoyed our stay very much!

Exceeded Expectations
We had an amazing time in Cape San Blas and this property was the biggest reason for it. This property is nestled in a gated community and a 5-minute walk across the street to the beach. The property is super clean, the beds are super comfortable and plenty of bathrooms. The trading post and general store had all the groceries we needed to survive for the week (to include wine & liquor). Otherwise, it's about a 25-minute drive to Port St Joe's to visit the Piggly Wiggly. Plenty of nice restaurants and retail spots for swimwear and beach toys.
We are definitely going back!!!

Scalloping on the Cape

Beautiful Bayside Vacation Home
We were searching for a fresh, clean, and accurately advertised bayside vacation retreat on the St. Joseph Peninsula and successfully found it at the Tusk house in Ovation. The house presented exactly as advertised, meeting all expectations. The recent renovations post- hurricane are certainly top of the line. The window-filled, three-level home offers many nice architectural features and is very tastefully furnished and decorated. For guests who may struggle with stairs, this house may present challenges, but the separation between sections served us well for including our close friends with an 18-month-old. Most of the living quarters are located on the third floor, with a small balcony offering a distant view over the Gulf, on the west side of the road, and a main balcony overlooking the nearby St. Joseph Bay. Another large balcony of the second floor, accessed from two of the bedrooms is directly below the main upper balcony. This balcony features an outdoor dining table and chairs, but has a reduced view of the bay simply by being lower.
The two-bay garage is a useful amenity for guests seeking to bring paddlecraft or a small boat, since parking boat trailers outside is not allowed in Ovation. The slatted walls allow for air flow and plenty of natural light, such that organizing gear is pleasant. Hoses and a shower stall make this especially ideal for rinsing gear and avoiding tracking sand or saltwater onto the very nice wood floors of the house.
Access to the bay is somewhat inconvenient from Tusk for lack of distinct community access paths. It seems that only one path leads directly to the bayside cove, although numerous intentional or possibly unintentional footpaths lead more efficiently to the bay, but these are not maintained and give the appearance of crossing private parcels.
If Ovation is developed to its planned density, the views toward the bay will be interrupted and pedestrian access to the water will be scarce. Portaging canoes, kayaks, or paddleboards will become prohibitively strenuous. We unfortunately encountered a resident/owner neighbor who sharply admonished us for passing through a segment of his property parallel to what had seemed like a community footpath but was not well passable due to low limbs and briars.
Apart from the single unneighborly interaction, we greatly enjoyed the beautiful and clean house and the clear waters of St. Joseph Bay. We hope others can enjoy much of the same.

Great Stay
My wife and I stayed at Tusk with our two young children, two other adults and their two young children. The house accommodated our group well. It was perfectly situated to allow us easy access to the beach and bay. Overall, we highly enjoyed our stay and would choose this home again when vacationing at Cape San Blas.

Loved our time on the bay
The house is great. The views from the 3rd story main living area were great. We had no idea we'd enjoy the bayside of San Blas just as much as the gulf side. We'd stayed a month on the gulf and feared we would miss it. What a delight to find out we enjoyed the bayside equally, if not more. The house was perfect.

New home, scary Ovation HOA
Pros: -Brand new home (home was finished in 2020, most of the reviews for the home don't actually apply to this home, which is confusing)
-Bay access - our kids loved the bay and docks
-Pool/hot tub/workout room - due to Covid and a high amount of owners on property, you may or may not have access. We were given the codes and told we had access upon check-in, but were subsequently chased down by the HOA and told we weren't allowed into the common areas due to the property owners not wanting guest access due to Covid. While we were following the rules (that we were given), we were treated like criminals. Our children, who were following the rules, were scarred.
-The property owners and manager were VERY, VERY timely when communicating problems with us.
Cons: -You'll get extra parenting advice. We found our child bouncing a tennis ball off of the hurricane resistant garage doors (while waiting for us to go play), we didn't find and redirect him before the neighbors did, subsequently calling the homeowner and the property manager to let us know our parenting skills were sub-par.
-You probably won't get to use the extra amenities (Covid)
-The RING. The security cameras and other ring devices (while not listed on the listing) were DEFINITELY used on us. The battery was dead on one of the smoke detectors. We had difficulty reaching it due to the height of the ceiling, so it kept chirping, while were figuring out how to get up there AND cooking dinner, the neighbors (or owners) knew the detector was chirping and called the owners/manager and told them there were FLAMES in the house! There were no flames in the house. As a matter of fact, we had responsibly pulled the grill out into the driveway and AWAY from the home while were were grilling dinner. At no time were there ANY flames higher than the grill top (it's propane grill).
-Beach access is directly next to access for vehicles to drive on the beach. You really need to watch out as there are tons of vehicles and golf carts driving on the beach .
All in all, the house was lovely and clean. However, the owners/HOA made our stay unpleasant and threating. This was meant to be a relaxing reconstitution vacation (my husband had just returned from a year in the Middle East with the military). The Cape is amazing and the manager responsive in trying to assist us with the HOA , but I wouldn't recommend Ovation.

Loved our stay at Tusk in Ovation
My family stayed a week at Tusk in Ovation. The house seems to be newly finished and has high-end touches throughout. The views of the bay from the 3rd floor kitchen, living area, and balcony were amazing. From the other side of the house, you also have gulf views. Having an enclosed garage was an added plus.
We have stayed at Cape San Blas many times, but this was our first time staying in Ovation. We were impressed with the upscale resort look and feel. And the bayside pool!! Sitting in the pool or on the pool deck, with the infinity pool right on the bay ... just a gorgeous setting!
We loved this house and Ovation and hope to stay there again on a future visit to the Cape.

Excellent location on the Cape
This property located in a private community has easy beach and bay access. The house has a wonderful layout with no bedrooms below the kitchen. Three bedrooms are on the main entrance level with two bathroom. The living and kitchen areas are on the second floor along with the master and laundry room. Spacious closets although they we fill with random extra linens, toys, decor items and looks to be stuff from previous guests. The beds are comfortable. And the views of the bay are amazing. I highly recommend watching sunrise from the deck.
When we arrived at the house, it had been barley cleaned - swept floors, changed linens and wipe down of kitchen counters. The fridge was completely disgusting with smudges, crumbs of food inside and stuff left in the freezer. Pantry had random left food from other guests and tables need to be wiped up. I contact the property mgmt and got someone to come and wipe the cabinets but we had to clean everything else in order to get settled in. Never heard back from the property mgmt company after that.
Overall, the house is great. Owners need to do some re-decorating as there were lots of empty nails where artwork was. It needs a deep clean. It has great potential.

Loved staying on the Bay!!!
After going to CSB for years, this was the first time we stayed on the Bay!! We loved it! It was much cooler, even in June. The infinity pool is gorgeous!
The house was very nice and well stocked! The local artwork, very classy. We have already booked our stay for next year! Already looking forward to returning.

Property and surrounding amenities were amazing. We will be renting this home again. Comfortable beds, beautiful kitchen, porches were great. Short walk to bay or ocean. This was our first time to Cape San Blas and we loved it.

Beautiful Area but Short on Amenities
The house was beautiful, but we found sand in the master bed and washed the sheets. The disposal was full and clogged. The plumber came the next day to repair that and the shower head. The ice maker did not work until the last day, the homeowner called, I mentioned that changing the 90-day overdue water filter might do the trick, she told us where to find the filter, and sure enough, we had ice.
All of those things were minor compared to the lack of mentioning that the advertised amenities were not open. If we had known that the gym, infinity pool, hot tub, and the clubhouse was not open we might have changed our reservation. We stilled managed to have a good vacation.

We absolutely loved this house! Unfortunately, we were evacuated early due to a hurricane, but the couple of days we had in Cape San Blas were wonderful. My family and I found the home to be clean, comfortable, and have the perfect amount of personal touches. We will likely book this house again!

A perfect vacation!
I can't say enough wonderful things about this property and our vacation. We had 6 adults and 4 kids ranging from 11 months to 15. We had plenty of room, and the kids bunk room was great. The house is perfectly situated between the bay and ocean. It was an easy walk to either place, even with the baby. Cape San Blas is definitely my favorite Florida vacation yet! No high rise condos; therefore, the beaches are not crowded at all. The two pools were great as well. No amusement parks or malls, so the only thing to enjoy here is the beautiful bay, ocean, and family. Perfect. Just what I needed! Plus, the owner called to check on us to make sure everything was in order and offered suggestions for places to eat. I thought that was extremely nice. Can't wait to come back!

Above and beyond expectations!
Our family loved everything about our stay at CSB! The house was just perfect for us. It's location is centered between the Gulf and the bay and we enjoyed both as well as the two Ovation pools. The house itself was spacious with a lot of areas to sit and read alone or gather together to eat, play games, and enjoy being together. It is beautifully decorated with a fully stocked kitchen and even toys for the little ones! The beds were also very comfortable! We appreciated the owner calling to check on us. She was a delight to talk to! We can't wait until our visit next June!

Relax. Recharge. Perfect location!
This was our first time to the Cape. Looking on VRBO it is difficult to be sure where to stay. We got lucky and found the BEST spot. This house is located in Ovation subdivision along one of the narrowest strips on the peninsula. It literally has the bay on one side and the gulf on the other. While others may claim this, their access can not compare to Happy Hour by the Bay. Easy access to the bay. Just a walk across a grassy area to the bay beach. This area has chairs and a fire pit. Two fishing piers. And a clubhouse with a infinity pool and hot tub. Directly across the street was easy beach access. No long boardwalk. No long trecks through sand. Just an easy walk across the street. We will definitely be returning to this spot. Plenty of room for everyone. Great seating on the porches. And incredibly stocked in the kitchen and in the garage. There was even one bicycle for an adult and one bicycle for a small child. Plus a couple of little coolers.
Do know that the Cape is not for those seeking tons of restaurants and putt putt.
It is true old Florida. Your entertainment is the ocean and bay fishing. Perfect for relaxing and recharging and escaping from the hustle and bustle. We loved it!!

This house was phenomenal!
Out of all the vacation homes I have rented in the past in various areas, this was by far the best. The house was spacious, comfortable and clean! The kitchen was fully stocked with any type of kitchen utensils, pots and pans necessary for cooking and preparing meals for ten people, plus it was not cheaply decorated or sparsely furnished. The owner even called us to make sure we were comfortable and see if we had any questions about the house. When booking a house for three families with four boys you never quite know what to expect, I was a little nervous with the location of the house UNTIL we arrived, and it turned out perfect for us! The house was within a short walking distance of the bay, the pool and the beach. The boys were so excited to explore nature and swim with the wildlife in the bay and ocean, we had spotted shark, Dolphins, deer, bobcat and other animals. We fell in love with Cape San Blas and plan to visit again with extended family and stay again at Happy hour by the bay! If you visit Cape San Blas make sure to shark fish from the marina in Port St Joe, eat at Indian Pass Raw bar and horseback ride on the beach!
