LOCATION: really good! It's very conveniently located near one of the main regional highways. So to get to Gubbio, Assisi, Perugia, Todi, Spoleto and the like it's going to take a fraction of the time spent in locations physically nearer but not so well connected. The view is possibly one of the best you could get: you are at the top of a hill! SERVICES: we stayed at the Baita. At the beginning we were supposed to be located at the Torretta, but we welcomed the unexpected change as it suited us the most. Being detached by the main villa, we had the most possible privacy we could have ever asked for. The Baita had a couple of hiccups that the sweet and very knowledgeable Michele tried to fix as soon as we pointed them out! Every time we were back from our trips, as soon as we were getting out of the car, the lovely white puddle - that seemed made out of pure white cotton! - was greeting us from one of the windows of the main villa. Seriously: like a photo in one of those postcards where you see those old charming houses with a dog at their entrance. Michele is a very knowledgeable and patient host. The only nuisance I would point out is that - at the time - every day you had to go through a quite elaborated procedure to have the wi-fi in your room again. In a nutshell: go, explore and enjoy!!!!! Go, explore and enjoy!

Beautiful peaceful setting, in amongst vineyards and olive groves, and spacious well-equipped accommodation within original farmhouse buildings. We found it to be the perfect location, central to explore all Umbria highlights, with a few days in between to laze by the idyllic pool with proper wooden sunbeds with luxury cushions. Only 4/5 self catering apartments so never crowded. Unlike some Agriturismo's we've visited, it had a proper fully equipped large kitchen, really important for us for local dish cooking, and also was less than a mile from the main road up a tarmac lane - but still amazingly quiet. Most of all, our hosts Michele, Alessia and family couldn't do enough to make sure you have everything you need and were a great source of local knowledge if you need it. We couldn't have asked for a more wonderful and peaceful stay in Umbria, located near Gubbio, Assisi and Perugia. The villa itself was clean, comfortable, quiet and well equipped for our family's needs. Everything worked and the surroundings were stunning - located in a vineyard and olive orchard. The pool was clean and so fun for the kids - we would love to come back! Michele was a gracious and thoughtful host - mille grazie! A lovely paradise.

I have been here last week end for two nights. I have no words to describe such a wonderful place...a kind of paradise... The owner Mr Michele is really a lovely person. It was a pleasure to know him, even if we stayed there only 3 days. In addition, it is very ear to the main interest point like Assisi, Gubbio, Todi. We went easily also to visit Marmore Waterfall and Civita di Bagnoregio. Strongly recommended!!

I cannot add much to what had been said below, just: what a fantastic place! We stayed two families in two adjoining apartments for two weeks in July. We had a fantastic good time in the peaceful atmosphere of "La Pineta", the pool and the garden made a relaxing time possible! The view over the Umbrian countyside with it's vineyards and olive groves didn't work negatively either. The kids loved playing with the dog and in the pool, while the grown-ups could relax by the pool or in the shade of the huge pines that gives name to the place. The apartments were spacious and well-equipped with two bathrooms and aircondition in every room. The ease of access with car and the short distance to lovely Medieval cities like Assisi, Gubbio and Perugia didn't work against the experience either. We even managed to make day-trips to San Marino and Rome! I just sum it up: Recommended! I only hope it will be space available the next time we go there, we'll definitely go back!

We had a great visit to Michaele's place in October 2013. Great accommodations, beautiful property, wonderful family. The kids especially loved visiting the horses, chickens, and bunnies and playing with the dogs. Highly recommended especially for a family with young children.

We have now had 3 visits this agriturismo & each one was fantastic. It is located about 20 minutes from Perugia, a marvelous medieval city with a wealth of restaurants, museums & a renowned university. But the best part is the incredible number of other nearby well preserved but diverse ancient cities including Assisi, Gubbio, Spoleto, Todi & on & on. The proprietors are extremely warm, friendly & helpful. Michele the owner manager speaks English very well. Although an economist he has had many years of experience in the tourist & hotel industry & is a wealth of information. As a result we have seen the world's biggest Christmas Tree light display & Nativity village when there in winter, and jousting & archery festivals in the summer, & local Sagras in the fall. The accommodations are very modern yet charming & comfortable with all the amenities one could want. Our boys loved the pool & animals. A shopping center & good local restaurants are close by. It is excellent for couples & families.

Two weeks (july) in a nice a appartment. Every morning breakfast outside in the sun or shadow. Big rooms and the service is very good. Family is very friendly Can reach Assisi, Perugia and Gubbio within a 30 minutes.

There is probably nothing to be added (see previous reviews). Except: I guess we don't have a chance and have to come back since the kids had so much fun with the dog, the pool and the kids from the neighbor apartment. The next supermarket is just 2 minutes away by car and the next Pizza place just 5 minutes walking distance through the vineyards. Thanks Michele for the great time. We can recommend villa Gubbio. We stayed here in August in the middle of a heat wave when the temperature was around 40c. It sits up on a ridge above the valley, so we had lots of cooling breezes which was very pleasant. There are lots of lovely shady places to sit and plenty of tree cover so you can hide from the sun if you need to. We stayed in one of the larger appartments formed by the conversion of an old barn which has been split into two properties. It is close to the swimming pool - about ? 5-10 m away, so for us it was very convenient as we could watch the kids from the house or veranda. The appartment is very spacious inside - a large sitting and dining area, good sized downstairs bedroom with double bed and single bed, downstairs shower-room with toilet, extensive cooking area with dishwasher and washing machine. Upstairs there is a very large area with double bed and two single beds / day beds. It has an open balcony area overlooking the downstairs area which makes it seem very open and helps to keep it cool also. This could be an issue if you've got young kids and plan to have them sleeping upstairs as the sound and light from downstairs will travel up. There is a balcony upstairs that you can walk out onto. There is also a good sized bathroom with jacuzzi bath. The furniture and fittings are all of a very good standard, there are plenty of fly screens and very good double shutters on the windows and balcony doors. Both bedrooms and the living area have aircon which works very well. It also has heating if you are there when it's cold. The pool is a good size and has a nice shallow area for small children as well as a proper deep end. Plenty of loungers round the pool and other sitting areas in the gazebo, hammock seats in the trees, two other hammocks etc. There is lots of space round the pool and a larger grassy area outside that; the number of guests at the property is small, so it never felt crowded at all. The owner speaks very good English and seemed to have pretty fluent French too. He and his family are very welcoming, friendly and helpful. He has compiled a very extensive folder in English and Italian with many details about good places to visit, places to go, good restaurants etc. The house and gardens are fully enclosed with an unobtrusive security fence and remotely operated gates at the front and rear of the compound, so it seemed to be very safe. There is a local mini-supermarket at the bottom of the hill - about two minutes by car, which has just about everything you'd need for food, including a fresh bakery section. Otherwise there are bigger supermarkets and a bakery, all within 5-10 minutes by car. There are several restaurants close by, the owner recommends several of them. We visited the one which is part of an adjacent agriturismo and is literally 5 minutes walk away - good food, very busy, lots of locals seem to go there. You are very close to Assisi, Gubbio and Perugia by car. The village of Ramazzano is just a few kilometres from the main road north of Perugia going towards Cesana, however as the property is further up on the hill and has a great aspect towards the hills to the East towards Gubbio, it definitely has a very rural feel to it. The owner has installed a very good wifi system that seems to work througout the property and grounds. There is a charge of 10 euros a week to use this, which seems quite reasonable. I would definitely stay here again - it has a great atmosphere, very helpful owners, very good standard of accommodation, amemities are very close by and it is very convenient for sightseeing.
