We had great time , house was clean and had an amazing view of the sunset while sitting at the pool every night. The only issue we had was with the tempature of the spa, it would not go above 90 degrees (bought a temp guage) and when we contacted host he stated it was at 100( via his app), and to contact the property manager if I was still having issues. When we reached out to property manager a pool guy came out and said the temp was set to 90 degrees, he then raised it to 104 and the spa was excellent for that night, the next day the temp was at 90 again , reached out to host again and he raised the temp to 100 degrees ( via the app) and it was good for a couple hours then went back to 90 for the rest of our stay.We paid for the spa to be heated and only got a few nights in the spa out of the week we stayed.Would stay there again if the spa wasn't an issue

Overall this is a great place to stay for the price! It’s in a quiet neighborhood and the pool was perfect! I paid extra for the pool heat and was so worth it!! Had a slight inconvenience when we checked in but the owner was on top of it and definitely made it right!! His communication was excellent. Close to many restaurants and grocery.

House was perfect for my family trip. Close enough to everything we needed and very easy to find. Owner was very helpful through messaging on day 1 with a question as well. Kids really enjoyed the pool and had all amenities we needed and then some.

We stayed for 6 weeks begining February 1st 2026 and throughly enjoyed our time at the house. Everything met or exceeded our expectations. The host was easy to contact and quickly responded. The house was clean, well equiped and very comfortable. We used the pool almost daily. We will definitely be back in future years. I highly recommend this property.

Our first experience booking a vacation rental through Vrbo couldn’t have been better. The home was wonderful—exceptionally clean, well-maintained, and we especially enjoyed the pristine pool area. Staying in a gated community provided a great sense of security throughout our trip.A huge thank you to Peter for his prompt and helpful communication, and a special shout-out to the property manager. I accidentally left my backpack behind, and she went above and beyond by shipping it back to me. We had a fantastic stay and would absolutely book this home again.

Nice quiet location and clean property. Pool was still pleasantly warm during our stay Nov/Dec. Did have some micro ants in various rooms initially but ant spray sorted that. Main king beds are good but the singles are not great for an adult, very creeky when tried using due to partner snoring :). Coms with Peter was good. Would definitely stay again.

Was looking for somewhere that wasn’t in the midst of the Orlando traffic - specifically the I4. We weren’t heading to any parks. The location was great as traffic was not bad at all. Easy enough to get around and just a little more laid back. The area was very quiet. House had everything we needed - stocked with dishes, pots and pans etc. we had no issues while there and I’m confident that if we had communications would have been smooth - as they were prior to our arrival. Would definitely return if available next time - if not I would definitely return to Aviana. Great pressure in shower and bed was comfortable. Location and the heated spa were the selling features for us and we weren’t disappointed.

Our stay was a little over a week. House was nice and clean both inside and outside. The pool was great after our trips the parks. Peter was very accommodating to our needs. From early request to last minutes. Peter was able to provide everything that we needed. The neighborhood was also very nice. Peter also great with communications. Any issues we (which wasn't many) he responded in a timely manner. If we ever return for another trip. If Peter's house is available. We will for sure rent again.

I had a problem with the Hot tub the first night, but the owner got back to me. I was turning it on and off and not letting it heat up long enough. The problem was with me. The hot tub was great after that. The pool was great. The house was very clean. We had a great time staying there.

Nice property, everything you need. Good pool. Nice and roomy, plenty of room for a family. Well presented and stocked with all you could need. Air con a little noisy during the night. Definitely need a car, if only for supermarket and dining locally. Kissimmee dining and shopping around 20 minutes away.

Great Area To Stay In

We’ve been staying at various properties in the Aviana Resort for the past 10 years. It’s a great area to stay in. It’s close to shopping, restaurants etc. but off the beaten track enough to be quiet and peaceful after a long day exploring the attractions of the Orlando area. The I4 is a short drive and Disney & Universal Studios are about a half an hour drive (if traffic agrees)The hour itself was good and served our needs. The pool area was nice and there is more than enough room in the house for a good sized family. The house itself could use a few minor upgrades as it was a little worn (loose door handles). It was clean on the surface, but could use a deep cleaning. There were a few questions I had for the owner and he answered back very promptly and there were no issues after that.

Family vacation

The house and accommodations were just perfect. There was a little issue with the AC, but after contacting the owner and property manager, the issue was resolved immediately. The location and neighborhood were peaceful and convenient. I would definitely stay again anc recommend it to others.

Property was as described and beds etc where very comfortable. The screen around the pool was storm damaged on 14/07/2025 and I foolishly sat outside on evening of 15/07/2025 and received 5 insect bites. Due to this I didn't sit out or use the pool again as screen was only being repaired on my departure on 19/07/2025. I and my family did have a very enjoyable holiday and would recommend this villa without hesitation.

Beautiful home! The house has a great layout and equipped with everything you need. Everyone loved the pool. The beds weren’t the most comfortable, but manageable. The QR code made it very easy to come and go in the gated community.

Both my wife and I absolutely loved the property, stayed in Florida Villa's on 4 previous occasions and this was the best.The standard of the Villa is a home away from home with more than a hint of luxury, the master bed is massive! Don't think the photo's do the property justice to it's size, it's big.The gated community gave you a full sense of security and the QR code gave easy access. The privacy continued with the rear outlook onto nature itself. Had no issues at all so there was no need to call the Project Manager, we did have his number.Disney about 30mins away & Universal 45 was not a problem.The owner was very helpful with a couple of ESTA queries we had previous to our visit and was always quick to respond.The best recommendation for this Villa is that I would definitely stay here again.Enjoy, we did!

Great stay!

Over all we enjoyed our stay! The pool was nice the house was clean. Our only complaint was that beds were pretty firm and all of the pillows were pretty flat and no extras if you’re using all the beds. Other than that the owner is great to work with and easy to communicate with!

Peaceful Vacation

My husband and I very much enjoyed our stay here. The house was very clean upon arrival and check in at the front gate was quick and easy. Communication with both the host and the management company was easy with fast response time to all my questions. The key box for entry into the house was antiquated and a general pain, however we could live with it. The beds and the living area furniture were comfy. There was a table with 8 chairs to eat around and another smaller table to play games on. The kitchen was fully equipped with everything we needed. Plenty of bath towels and pool towels were suppliedThe pool area was perfect, gated, large enough to swim and had lots of space. It was extremely clean. We paid extra for pool heat and swam every day. The hot tub actually got hot. There were 2 table and chair sets with 5 loungers. It was a very pleasant place to spend every afternoon.The community was quiet, peaceful and a great place to walk or run. The clubhouse wasn’t open very often while we were there, some problem with the community pool. It was a little disappointing but not a big problem.Checkout was so simple, not much to do. They did it all.This was a wonderful place to stay, we loved it here. Thank you,
