Great location, friendly staff and cheaper than Newport hotels. We would stay at the Carriage House again

Nice location, coffee is amazing and staff is great. Our bathroom tub needs new caulking as it’s moldy, very nice and huge back deck needs painting around outside door molding and/or replaced as plastic frame is broken inside of window as well, siding needs touch up or be completely repainted, bathroom floor ceramic tile is very slick be careful.

We were attending a local wedding and needed two rooms for our family for an overnight stay. BJ at the front desk provided a very warm friendly greeting and offered us a shuttle to the wedding event. The facility is very quaint, definitely a Newport atmosphere and worked out very well for us.

Will not stay here again. Property is lacking in many areas. Lobby, dated and not well appointed. Rooms functional but thats about it. Check in staff was pleasant and they had a shuttle service which we used to go downtown.

Cob webs in the corners of the ceilings. Extremely slippery floors both in the bedroom and bathroom. You might want to change what your using to wash/clean floors

Clean, comfortable in a convenient Location. Nice room. Nice little continental breakfast. Enjoyed stay.

Efforts made to upgrade this old facility have largely been effective. The smell of floor wax was strong in the room -- airing out needed. Good to have a decent place to stay for a reasonable price.

We were very comfortable during our stay. The interior is old and tired. But, it is extremely clean and the staff was very nice and helpful. The location was nice and near the mansions. The internet was great! The parking was great! I would stay there again for the value.

Web site makes it look "posh". It's not. On a busy, noisy road. Guests like to have loud conversations in parking lot (went on until 3:00am one night). Marginally maintained - broken rail at top of one stairway, shower-head ready to fall off.Some towels had gone beyond useful life.Internet gone all night one night.

Charming bed & breakfast close to Newport mansions. Staff was friendly and helpful. Spacious , comfortable room. Quiet area. Good sized breakfast room with variety of seating - several tables, couch armchairs, also opens out to a deck with more tables. Good variety for breakfast.
