Every now and then, we encounter an amazing home where it's unanimous: we all want to stay there! This is such a quality home with every detail and amenity thoughtfully provided for the pleasure and comfort of the guests who stay here. There's a room or deck or cozy nook for everyone to call their own! The pictures tell the story. Here's what you will find:

DOWNSTAIRS LEVEL:

LIVING/DINING AREA:
- Large sofa; 2 recliner chairs, cable TV, ceiling fan
- Dining table with seating for 8-10
- Open to kitchen

KITCHEN:
- Fully stocked with dishes, pots/pans, eating and cooking utensils, cookware, bakeware
- High-end large and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOM #1:
- Queen bed

HALLWAY BATHROOM:
- Walk-in shower

SECOND LEVEL:

BEDROOM #2:
- King bed with private bathroom with shower/tub combination

BEDROOM #3:
- King bed with private bathroom with shower/tub combination

PRIMARY BEDROOM (#4):
- King bed, walk-in closet, cable TV with en-suite bathroom

NOTE: Guests are asked to kindly remove patio cushions from the roof-top deck, bringing them into the unit, when it is raining. This helps keep them dry for your subsequent uses, and keeps them in good shape.

BAY VIEW ROOF-TOP DECK:
- Outdoor seating
- Overlooks Balboa Peninsula, Newport Harbor & mountain views

EXTRA SLEEPING:
Two twin trifold floor mats - best used for kids - are provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mats. Please make arrangements with our office in advance.)

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

ALSO INCLUDED:

- 4 low-profile beach chairs
- hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts)

PARKING:
- 2 spaces in carport - mid-size or smaller vehicles recommended. Not all SUVs will fit.
- General street parking - metered, unmetered, and pay kiosk - throughout the neighborhood when available.

LAUNDRY:
Free facilities located in the home. Guests must provide supplies.

LOCATION:
This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, high chairs, twin rollaway beds, and much more! Contact us for more information!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
