LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING: - Ground floor front patio features a dining table for 6; propane gas BBQ grill; and ocean views while top floor balcony offers a 4 person dining table, propane gas BBQ grill ocean views.

PARKING: 2 spaces in double carport, accommodates most vehicles (some SUV's). Garage dimensions are 83" H and double wide. Available general neighborhood parking can also be utilized (metered and unmetered).
LOCATION: Best of all is the close proximity to the popular 35th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!
RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations of 30 nights or less) as mandated by the City of Newport Beach.

Beach View was great to work with. Very responsive to needs. Great communication. The property’s location is excellent…doesn’t get much better. The size of the property is also excellent. We had 12 staying there and had beds to spare. The house itself, although adequate, needs some updating and repair. Decor was minimal.

Location was great just steps to the beach. Property was not well maintained. Many broken drawers, just 2 forks in lower kitchen, burner not working on stove, broken ladder on upper bunk, lower shower in desperate need of updating, looks and feels like a dorm shower, open stove vent sitting directly against living room couch, holes, cracks, and peeling paint in lots of places. This could be a great rental if just normal upkeep was done but I would not stay there again.
