Great house

The house was perfect for us. We had three generations and there was plenty of room. It was well stocked with plenty of dishes, cups and glasses as well as cookware. The views were lovely and the beds comfortable.

Family Time

We had a lovely time at Family Tides. It was our first time staying at Broadkill. The house was well stocked and maintained. Although we didn’t have great weather, it was a fun relaxing time with our adult children.

Great weekend away

Beautiful clean home. Enough room for our large family. Beach is a little small, but ok for the off-season and a long weekend!

Beautiful brand new home!!

This was a great home for our adult getaway with friends. Location is great. You can walk to the private quiet beach! Outdoor shower is great when you are done at the beach!! House has everything you need ! Owner was easy to work with. Would definitely rent this house again!

Quiet, spacious and clean

My husband and two daughters and I stayed at this beautiful property. Amazing views from everywhere…..living room, two of the bedrooms, deck and screened in porch. It’s one house away from the beach so it was super convenient. Also, we really appreciated the house having quality appliances and a fully stocked kitchen.

Overall, I recommend this vacation rental. Reviewer Comments: We were very happy with the home. However, it would have been nice to have access to the (assumed) elevators when arriving and departing. Also, the outdoor gas grill was filthy and the grease trap caught fire when we cooked hamburgers. Afterwards, I spent an hour cleaning the grill and emptying the grease trap.

Spring break, 2024

The weather didn’t cooperate, but the views of the beach from inside while playing made up table games was fabulous! I would love to explore the full potential of the house from cocktails on the screened in porch. Two trips back-and-forth the short walk to the beach would definitely rent this house again.

There's lot's of room for all of your guests, as well as plenty of outdoor patio space. I highly recommend the linen package. You will need your own paper products and kitchen towels, though. Overall, it was a great experience, and I would highly recommend this home and this area.

Location couldn't be more perfect. Peaceful and quiet beach just a very short walk from the home. The area is wonderful - no crowds. Easy drive to Rehoboth or Lewes and lots to do so close. Would definitely love to return next year. - Only downfall is it looks like a lot of homes are being built and one directly in front of our rental which was unoccupied at the time. I hope that it does not take away from the peace and quiet we enjoy in Broakkill.

Thanksgiving weekend

Our family of 6 adults and one toddler spent the Thanksgiving weekend at this rental. The house exactly what we were looking for, it was on a quiet street with a dog friendly beach. We had plenty of room for 3 couples and the kids room was great for our granddaughter, it had room for at least 2 more kids. The general store was closed for the season so we did have to go into town for a few items. The ice maker did not keep up with our needs, I would suggest brining additional ice to supplement it. The beds had light comforters, so if your stay is during the off season, extra blankets may be needed. The open concept kitchen, family room and dining room were perfect for us to spend time together. Overall the house was great for us, we defiantly would stay again.

Amazing stay

Overall, I recommend this vacation rental. Reviewer Comments: The house was really nice and clean . The beach was nice. My family and I had a great time. The only thing I would say is the website notes the coffee maker is for kcups but it was a different filter. We had to go and grab coffee which was 20 minutes away from the house. Also the check out should be 11 not 10. They expect you off the property by 10 am which is early if you are on vacation and want to stay up until a little later enjoying the home. Specially if you cannot check in before 3pm.

Gorgeous Hideaway

The house is stunning inside and out. The overall floor plan is perfect for families. The bathroom downstairs is wonderful for long beach days (you don't have to track sand through the house). The bedrooms are all spacious - much more than it looks like in the photos. Everyone (even my older parents who shared the bunk/trundle room) was comfortable and happy. The big open plan on the top floor is incredible - big comfy couch, big inviting dining table, open beautiful kitchen, and relaxing screened-in porch! We were a family of 4 (2 adults, 2 littles), a family of 3 (2 adults, 1 littler), and my parents. It was a great size for us. And just steps from the beach! It is very residential mixed with rental homes. Everyone was kind and respectful. We love the little general store with ice cream and a lot of restaurants in town. The only negative (and it's not even about the house) is that the area is known to have nasty flies that "attack" during different weather/wind conditions. Overall, it was a wonderful stay and I hope to make it back for a return trip!

Filthy On Arrival; Nice Design and Location

The house is beautiful, but it was filthy when I arrived. Blood drops on the floor next to one of the beds, dandruff and other flakey debris on the rather worn sofa, hair (human and dog) all over the main (top) floor, food crumbs scattered across the counters and floors, greasy finger smudges on the appliances and sink/door handles, the trash bins under the house already packed with waste from prior guests and infested with swarms of flies (more than usual even for BKB) and one coated in maggots. I spent hours cleaning so I could sleep and eat in the place. Swiffer wipes came up caked in brown dirt from the floor. The property agent said that the last time it was cleaned was 2-3 WEEKS prior and she later found out that the owner let relatives use the house during that time, and did not arrange for it to be cleaned before I got there. The agent offered to send someone to clean while I was there but by that point, I had already done a lot of the work and unpacked, and wanted to try to relax. She offered a small partial refund and two additional nights. The house needs additional maintenance to address stained upholstery/rug, dirty handprints on the walls, etc. If you book this house, get a separate written guarantee that it will be professionally cleaned the day of your arrival or you’ll get a full refund. Giving 3 stars out of 5 (via VRBO) because the house design is great, particularly the screened porch, and the agent was very responsive and tried to be helpful.

Great location and easy beach access. It is a lovely home. About the property itself. I recommend paying the extra for the linen service. Excellent packaging, labeled for ease of use, made it easy to know which sheet set went to which bedroom. Living room had no window shades or coverings, which was inconvenient at times and made the room echoey. Some things did show wear, such as the living room area rug, the living room end tables were severally damaged, and we had a smoke detector going off which required us to go out and purchase a 9-volt battery to silence it. Not fun when you have a young infant looking to go down for their nap. The kitchen butcher block knife set was very poor, nothing was sharp. Dull knives lead to cut fingers. Beds were very comfortable. Living room coach showed wear as well. I recommend the owner place a fuel gauge on the gas BBQ tank. As it was a ****-shoot every time you would use it hoping it would not run out. No extra take available and if you run out you have to go out and refill at your expense (according to the house instructions let for review). Limited parking, as you can only park 2 vehicles on the property. You cannot park on the cement area in front of the garage.Returning again without question. Loved the house. Just needs some minor fixes. Hope my review is seen as honest and helpful.

Time flies in more ways than one

Overall, I recommend this vacation rental. Reviewer Comments: A 4-story house next door went up after we booked 7 Maryland and blocked our water view. That was a shame, as were the construction materials banging in the wind for most of Friday, and the construction crew that started work early Monday morning. (Not the owner's fault, of course, but watch the lot on the other side of the house for more construction if you plan to rent.) Gnats appeared in the kitchen and bathrooms and multiplied over the weekend. It appeared to be a very clean house, so that was odd. It took a surprisingly long time for water to heat up in the 2nd floor bathrooms. The design of the house is lovely and the layout was well-suited for our 7-adult family group. Mattresses were terrific and other furniture was comfortable. Would recommend if the gnat issue can be addressed.
