ARRIVAL & DEPARTURE
Check-in is from 3:00 PM. Check-out is by 10:00 AM. Access instructions and your dedicated property manager`s contact are sent 48 hours before arrival. Early check-in and late check-out may be available on request, subject to cleaning schedule availability, and are not guaranteed without booking the additional night.

LATE CHECK-OUT
Guests who have not vacated by 10:00 AM without prior written approval will be charged a $100 USD late check-out fee.

SAME-DAY & LAST-MINUTE BOOKINGS
Same-day bookings are welcome and reviewed on request, subject to cleaning schedule availability and property readiness. A same-day request is not confirmed until approved by Housmigo Rentals.

OCCUPANCY
This home accommodates up to 10 guests at all times, including day visitors. All guests, including children and infants, must be listed on the reservation before arrival. Overnight visitors not included on the reservation are not permitted and will result in an additional charge per current platform rates. Exceeding maximum occupancy without prior authorization may result in immediate cancellation without refund.

CORPORATE & WORK GROUP BOOKINGS
Groups booking on behalf of a company or work team must notify Housmigo Rentals at the time of booking and provide a direct contact for the guests who will actually be staying, before arrival.

NOISE & NEIGHBORS
Quiet hours are from 10:00 PM to 8:00 AM. Outdoor gatherings and music must conclude by 10:00 PM. This is a residential community; please be considerate of neighbors at all hours.

PARTIES & EVENTS
This is a private residential home reserved for registered guests only. Parties, events, and gatherings beyond the registered guest count are not permitted and will result in immediate cancellation without refund. Private gatherings within the authorized guest count are welcome.

JACUZZI
The private jacuzzi is for the exclusive use of registered guests. Please rinse before entering. No glass containers are permitted in the jacuzzi area at any time. Do not add soaps, oils, bath products, or any chemicals to the jacuzzi, as this damages the filtration system and affects future guests; violation will result in a fee covering the full cost of remediation. Jacuzzi hours are 7:00 AM to 10:00 PM. Children must be supervised by a responsible adult near the jacuzzi and in all outdoor areas at all times.

THE HOME & ITS CONTENTS
Please treat this home as you would a quality hotel. If something breaks or stops working, contact your property manager immediately; unreported damage discovered after checkout will be charged to the reservation. Before checkout, please leave the kitchen tidy, dispose of all trash, and leave the home in reasonable condition. Excessive mess beyond what a considerate guest would leave — including dirty dishes, grease, food waste, or stained surfaces — will incur an additional $150 USD cleaning fee. Properties requiring deep cleaning beyond standard turnover will be charged the full cost of that service in addition to the standard cleaning fee.
IMPORTANT: Trash must be taken to the curb on Tuesdays or Fridays before 8:00 AM for pickup. Please ensure all trash is inside the black bin with wheels located in the carport.

LINENS & TOWELS
All linens and towels are laundered offsite to hotel standard before every arrival and are for personal use only. Do not use them for cleaning, makeup removal, or hair treatments. Items returned stained or damaged will be charged to the reservation. Do not hang towels, clothing, or other items to dry in areas visible from outside the property; an $80 USD fine applies if this results in a community violation.

SMOKING
This is a non-smoking property indoors and within 10 feet of any door or window. Smoking is permitted only in designated exterior areas, with proper disposal of all materials. A $350 USD remediation fee will be charged if indoor smoking is detected after checkout, without exception.

PETS
Pets are not permitted at this property under any circumstance. Unauthorized animals will result in a $250 USD fee and may result in immediate cancellation without refund.

PARKING
A private enclosed garage plus additional outdoor parking is included at no extra charge. Please keep all vehicles within the designated on-site areas and do not block neighboring driveways or street access.

AIR CONDITIONING & UTILITIES
Please keep all doors and windows closed while the AC is running; operating the AC with open doors or windows causes damage to the system and will result in a repair charge. This property is equipped with a 72-panel solar system and Level 2 EV charger and operates largely independently of local utility conditions. In the event of a utility interruption exceeding 3 consecutive hours outside Housmigo Rentals` control, guests may request a prorated refund for directly affected unused nights only; nights already used are non-refundable. Housmigo Rentals is not responsible for hotel accommodations, transportation, or alternate lodging costs resulting from utility interruptions.

SECURITY & CAMERAS
This property has exterior security cameras at entry points only, for the safety of guests and the property. There are no cameras inside the home, in any bedroom, or in any bathroom. Guests may not cover, damage, reposition, or interfere with any security camera; violation may result in immediate cancellation without refund and additional charges.

CONTENT CREATION
Commercial photography, video production, live streaming, and social media content creation on the property require prior written approval from Housmigo Rentals. Personal photos and videos for private use are always welcome. Unauthorized commercial use of the property`s image or content may result in immediate cancellation.

SUBLETTING
Subletting, re-renting, or transferring this reservation to another party is not permitted and will result in immediate cancellation without refund.

COMMUNITY GUIDELINES
Guests must respect and comply with all community guidelines and regulations posted within the home or on the property.

SAFETY
The property is equipped with a fire extinguisher, smoke alarm, and carbon monoxide alarm. Guests must not tamper with, cover, or disable any of this equipment.

RULE VIOLATIONS
Violation of any house rule may result in immediate removal from the property without refund. Housmigo Rentals reserves the right to enforce these rules at its discretion.

GOOD FAITH
By booking this property you confirm your reservation is made in good faith and accept any decisions made by Housmigo Rentals or the platform related to enforcement of these rules. If your actions as a guest result in refunds or compensation issued to future guests, you accept responsibility for those costs.
