As noted in other reviews, this is an older building (orange peaked roof bring back memories!?), so even though my room was non-smoking, decades of smoke won't leave the walls. Other than that, the Home Office Room would have been perfect. There were tables with plenty of room to work, free wifi, TV, microwave, and refrigerator. Operated by a sweet young family who was very accommodating when they could be. I am too sensitive to the smoke to be able to stay here, but if that's not an issue, it's a great deal.

I'm a very seasoned budget traveler and this was about what I'd expect when paying $35 a night- VERY minimal amenities (especially after the continental breakfast was "all done" by 8 am both mornings I stayed.) The sheets were clean it seemed, but the blanket and comforter had obvious stains/hairs that would have washed out had they been laundered which was pretty gross. Also, the towels reminded me of gym towels- very thin, holy, discolored and dingy. I had to avoid smelling them while drying off because they smelled like an ashtray and it was nauseating. I would recommend bringing your own towels. Finally even though the room was non-smoking, it was obvious that no one pays attention to that as the room smelled of stale smoke. Also, people in the rooms around us and the hallway were smoking which in turn filled our room with cigarette smoke. The last thing to note is that the walls are very, very thin, so bring your ear plugs. I would recommend someone on a very, very tight budget with very low standards to stay here. If you have another $30 or $35 a night to spend though, I'd recommend you stay somewhere a tad nicer.

Upon arriving, I thought it was an abandoned building. I have learned not to judge a book by its cover so I checked in. Upon entering the hotel, the lock was busted and looked as if someone had broken in. Entering the hallway, I felt like I had entered the twilight zone and was about to be in a horror movie. I had to leave and my sister stayed behind. While I was leaving I notices a group of men who looked like they were up to no good. While driving out of the parking lot, I called my sister to warn her to stay in her room by this time the men were in the hallway outside our room. The room didn't have a phone, there was hair in the sheets and the bedspread looked as if it hadn't been washed in months. To make a long story short, we left and never looked back. I wouldn't have stayed there if my stay had been free. Beware!!!!!

You get what you pay for - it's cheap and on the main road out of Lynchburg. Basic accommodations - that's all. Thin towels, scratchy sheets, worn furnishings. It needs a thorough cleaning and renovation.

Although the price was fantastic, several bugs and non-fitted sheets changed all that.

Coming from CT where our cheapest hotels are about $65 a night I figured I was in for low expectations; turns out I should've left them at home. Now I'm not a high maintenance person but my girlfriend is, so I basically was reminded the whole time how things could've been MUCH better somewhere else -_-. I however couldn't help but notice the structural flaws i.e. broken doors, holes in walls, burnt out circuits, dry wall patches, etc. Overall you can tell that the house cleaning only maintains bare essentials due to every other part still being dirty, dusty, broken (we even got a pair of replacement sheets that were torn up and woke up to finding a fortune cookie paper in CLEAN bedding -_-). I give the staff some credit because the few problems I inquired about they at least attempted to fix, but at the same time when i asked for supplies to take care of it myself (I'm a DIY kind of guy) they didn't hesitate to let me take on their responsibilities for them. I'm glad I got away with paying $45 a night especially finding out the standard was $55 but unless you're absolutely IN NEED of somewhere to stay for a while, I would not recommend this hotel unless you don't mind how low budget the place is kept. If it wasn't for the fact that I rarely encountered bugs and the location was convenient, this site would have gotten much lower description ratings.

Next time, I'll pay $20 more for a more reliable chain hotel. The room was dusty, and the coffee machine wasn't changed. It looked like the television hadn't been dusted or cleaned in months.

Security locks were broken on all exterior doors and guests and apparently nonguests were coming and going. There was NO sense of security at this hotel at all. We left.

Hotel was dingy, dirty, smelly, overall disgusting. Will not stay again!

I spent one night at the hotel. The hallway smelt weird, hair dryer did not work, fridge was making loud noises, house keepers never came to clean the room, and etc. Overall it's good for a quick overnight stay for single travelers. I wouldn't recommend it for a couple or a family.

Needs some improvements with the sliding doors to the patio, but overall I was comfortable and enjoyed my stay.Only complaint I have, I asked for a handicap room and did not get it.

The room was clean. The hallway smelled a little and I wish the fitted sheets were actually fitted to the bed, they kept coming off during the night. Other than that I really enjoyed my stay

Ok, for one or two night for this money, but sorry I can't add something more. Any way better then sleep outside.

Please don't consider going here sight unseen. We were disgusted.I have never seen a filthier room.Stains everywhere.I had to leave, and would have slept in my car rather than stay.

It was what I expected. Nothing great and not a total dump. I have stayed at worse, but also at better. The breakfast will leave you hungry or atleast it did me and my son.

This hotel was terrible. Our room was disqusting. The patio was filthy, there were beer bottles all over it,you couldn't even see out the patio windows because they were so dirty. The refigerater was filthy with mold. The curtains were falling down, the blankets were very dirty, and we couldn't even use the pool because they let everyone from the area come in and use it and charge them a 4 dollar fee and it was so full of kids we couldn't even use it.We did switch our room and the second one was a little bit better.I think [...] should do something about this matter since your the ones who recommended this disqusting hotel.

I didn't mind location of hotel but it looked old and rundown. Dirty and some things broken.

This is the best of the 'worst' hotels to stay in when in this area. The staff was great, the wireless connection is a good feature, and it is close to Lynchburg/Sweet Briar areas. I have used it twice and will do so again. My major complaint is the mattresses. They are like sleeping on granite. You get what you pay for, and being on a tight budget when I take my daughter back to college, this is an 'ok' place to stay.
